By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — How to choose the right real estate agent in Churchill Meadows, Mississauga for 2027: real numbers, key questions and red flags.

Short answer

The best realtor in Churchill Meadows for 2027 can price your home against the look-alike listings nearby, present it better, and prove recent local sales. Mississauga semi medians fell 7.3% to $885,000 and freehold townhouses 7.4% to $880,000 (Jan–Oct 2026), so ask for written pricing evidence and negotiate commission.

This guide is for Churchill Meadows homeowners planning to sell in 2027 and for families hoping to buy there. You will get verified Mississauga market numbers, what is different about Churchill Meadows housing, the questions to ask any agent, the red flags, and how commission and agreements work under Ontario rules.

What makes Churchill Meadows different from older Mississauga neighbourhoods?

Churchill Meadows is one of Mississauga’s newer suburbs, on the city’s west side. It is bounded by Highway 407 to the west, Britannia Road to the north, Winston Churchill Boulevard to the east and Highway 403 to the south, next to Erin Mills. The area was farmland that became part of Mississauga in 1974. Planning work ran from the late 1980s to 1997, and most homes were built between about 1997 and 2001, with some infill since.

That timing shapes the market:

  • Many similar homes. Because so much was built over a few years, buyers often see several homes with near-identical floor plans for sale at the same time. Presentation and price decide which one sells first.
  • A wide mix of types. The area has detached homes, semis, freehold and condo townhouses, and condos. The southern part has more medium-density townhomes, low-rise condos and live-work units.
  • Family-focused amenities. The Churchill Meadows Community Centre and Mattamy Sports Park opened in October 2021 at 5320 Ninth Line. The City describes a 75,000-square-foot centre on a 57-acre park, with a 25-metre pool, a therapeutic pool, a triple gym, lit artificial turf fields (one with a seasonal dome), a skate park and trails.
  • Schools close by. Stephen Lewis Secondary School (public) and St. Joan of Arc Catholic Secondary School both serve the area.

In short, Churchill Meadows is a market of young families, newer homes and lots of direct competition between similar listings.

What are home prices doing in Churchill Meadows for 2027?

There is no reliable public median for Churchill Meadows alone, and I will not make one up. Below are the verified numbers for Mississauga as a whole. They show the direction of the market for every housing type you will find in Churchill Meadows.

What stands out for 2027:

  • Semis and townhouses fell more than detached homes. Semi medians were down 7.3% and freehold townhouses down 7.4%, compared with 5.8% for detached. These are the home types first-time and move-up buyers use most, and they are the most sensitive to borrowing costs.
  • Homes take longer to sell. Freehold townhouses averaged 29 days on market, up from 23 in 2025 and 20 in 2024.
  • Rates rose. The Bank of Canada lifted its policy rate to 2.50% on 28 October 2026, and big-bank prime went to 4.70%. That reduces what some buyers can afford. Rate forecasts for 2027 vary, so treat them as forecasts only.

What should a Churchill Meadows realtor understand?

How to win against identical listings

When three similar semis are listed on nearby streets, the one with the best photos, floor plan, pricing and showing access usually sells first. Your agent should know exactly what is listed near you today and price and present your home against it.

Homes that are now 25 years old

Many Churchill Meadows homes are now around 25 years old. That is when roofs, furnaces, air conditioners and windows often need attention. A good agent asks what has been replaced and when, and explains how buyers will react.

Basement units and rental income

Some buyers want a home with a basement suite to help carry the mortgage. If your home has one, a good agent will ask whether it has the City’s approvals and permits, and will not market rental income in a way that promises more than the paperwork supports. Buyers should have their lawyer and a home inspector review any basement unit before firming up.

Condo townhouse documents

Condo townhouses come with monthly fees and a condominium corporation’s records. Sellers should collect those records early, and buyers should have a lawyer review them as a condition of the offer.

Commute details

Churchill Meadows is close to Highways 403 and 407. For GO trains, the nearest Milton line stations include Lisgar, near Argentia Road and Tenth Line north of the area, and Meadowvale. The Milton line mainly runs in the peak direction, so commuters should check current schedules.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What questions should you ask a Churchill Meadows realtor?

  1. How many homes have you sold, or helped buyers buy, in Churchill Meadows in the last two years? Can I see them on MLS?
  2. Which homes like mine are for sale right now, and how will you make mine stand out?
  3. Which recent sales are most similar to mine, and how did their condition compare?
  4. If I have a basement unit, how will you present it accurately?
  5. What happens if there are no offers in the first two weeks?
  6. Will you be my designated representative, or will the whole brokerage represent me?
  7. What is your fee, what services are included, and what is the holdover period?

Check every agent on RECO’s public register. It shows registration status and enforcement activity, such as discipline decisions, from the last five years. For more ideas, see my 21 questions to ask a realtor in Ontario.

My take

In a neighbourhood with many look-alike homes, your first week on the market matters most. Buyers compare listings side by side online. If your home is priced a little sharper and looks a little better than the one down the street, you get the showings. Ask each agent to show you, with real current listings, where your home would rank.

How does commission work when you sell in Churchill Meadows?

Commission in Ontario is negotiable. RECO says you and the brokerage set the fee, and it is not fixed or approved by RECO, the government or real estate boards. It can be a flat fee, a percentage of the sale price, or both. It cannot be based on the difference between the list price and the sale price.

Every representation agreement must be in writing. Before signing, check:

  • Expiry date on the first page. There is no standard length.
  • Holdover period. There is no standard length, so agree on it first. My holdover clause guide explains the risk.
  • Services, written in, not assumed.
  • Representation type, brokerage or designated, available since 1 December 2023.
  • How the fee changes if the other side pays part of it, or if multiple representation happens.

Buyers should know a seller may not pay their agent’s fee, which can affect how much they can offer. See my guide to real estate commission in Ontario.

Watch out

If one agent or brokerage represents both buyer and seller, or two buyers competing for the same home, that is multiple representation. It needs written disclosure and written consent from everyone, and you can refuse. If you agree, the agent cannot advise you on the price to offer or accept.

What are the red flags when hiring a realtor in Churchill Meadows?

  • A list price that ignores the competition on nearby streets.
  • Overstated rental income from a basement unit without paperwork to back it up.
  • No questions about your home’s age and updates before quoting a price.
  • Promises about school placement. A good agent tells you to confirm with the Peel District School Board or the Dufferin-Peel Catholic board for that address.
  • Pressure to sign a long agreement with a long holdover and no clear exit.
  • Not registered, or a recent discipline record on the RECO register.

Is a local Churchill Meadows agent better than a GTA-wide one?

The best agent has both kinds of experience. Local knowledge helps you understand which streets, models and lot types buyers prefer, and what is competing with you right now. GTA-wide experience matters because many Churchill Meadows buyers come from elsewhere: renters from Toronto, families moving up from smaller homes in Brampton or Mississauga, or people relocating for work. An agent who works across the GTA can explain your home’s value against what those buyers see in their current area.

For buyers, a wider view helps you compare Churchill Meadows with Erin Mills, Meadowvale or Milton before you commit. My freehold pre-construction comparison is useful if you are weighing new builds too.

What to do next

  1. Look at what similar homes near you are listed for today, not just what sold last year.
  2. List every major update to your home with dates, plus permits for any basement unit.
  3. Interview two or three agents with the same questions, and check each on RECO’s public register.
  4. Ask each agent for a written pricing plan, marketing plan and timeline for 2027.
  5. Before signing, confirm the expiry date, holdover period, services, fee and representation type in writing.

Frequently asked questions

Who is the best realtor in Churchill Meadows?

There is no official ranking of realtors in Churchill Meadows, so judge by evidence. Ask each candidate for recent Churchill Meadows sales on MLS, a list of similar homes for sale right now, and a written pricing and marketing plan. Check each agent on RECO’s public register. In 2027, hire the one with the strongest plan for your exact home.

What is the average house price in Churchill Meadows, Mississauga?

No reliable public median exists for Churchill Meadows alone. For Mississauga overall, TRREB MLS data via REALM shows medians of $1,225,000 for detached homes, $885,000 for semis and $880,000 for freehold townhouses from January to October 2026. Churchill Meadows prices vary by model and lot, so ask for local comparable sales before 2027.

Are house prices going down in Churchill Meadows?

City-wide, prices fell in 2026. Mississauga semi medians dropped 7.3% and freehold townhouse medians 7.4% from January to October 2026 compared with 2025, per TRREB MLS data via REALM. Detached homes fell 5.8%. Churchill Meadows sellers in 2027 should expect careful, price-sensitive buyers and price accordingly.

When was Churchill Meadows built?

Most of Churchill Meadows was built between about 1997 and 2001, after planning work in the late 1980s and 1990s, with some infill since. That means many homes are now around 25 years old in 2027, which is when roofs, furnaces, air conditioners and windows often need replacing.

How much commission do realtors charge in Churchill Meadows?

There is no set commission rate in Churchill Meadows or anywhere in Ontario. RECO says the fee is agreed between you and the brokerage and can be a flat amount, a percentage or both. It cannot be based on the gap between list price and sale price. Compare services as well as price in 2027.

Which high schools serve Churchill Meadows?

Stephen Lewis Secondary School (public) and St. Joan of Arc Catholic Secondary School both serve the Churchill Meadows area of Mississauga. School boundaries and programs can change, so in 2027 confirm the assigned schools for any specific address with the Peel District School Board or the Dufferin-Peel Catholic District School Board.

Is there a GO station near Churchill Meadows?

Yes, nearby. Lisgar GO Station, near Argentia Road and Tenth Line north of Churchill Meadows, and Meadowvale GO Station are on the Milton line. The Milton line runs mainly in the peak direction, toward Union Station in the morning, so check current GO schedules before relying on it in 2027.

Can the same agent represent the buyer and seller in Churchill Meadows?

Yes, but only with written disclosure and the written consent of every client, and you can refuse. Ontario calls this multiple representation. If you agree, the agent must stay impartial and cannot advise you on the price to offer or accept for a Churchill Meadows home.

Do I need a Churchill Meadows specialist or a GTA-wide realtor?

Ideally both. Local experience helps you understand which models, streets and lots buyers prefer in Churchill Meadows and what you are competing against. GTA-wide experience helps reach buyers moving from Toronto, Brampton or other areas, and helps buyers compare Churchill Meadows with Erin Mills, Meadowvale or Milton in 2027.
