Grand Harbour is an early-1990s waterfront community at 2285 and 2287 Lake Shore Boulevard West, with townhomes at 2289 — built by Rylar Developments in 1991, the 2285 tower rising 27 storeys, and the whole complex among the original condo communities on this stretch of Humber Bay.
Its signature draws are a rare towers-plus-townhomes mix and maintenance fees that condos.ca notes as all-inclusive — covering hydro, cable and internet — an arrangement newer buildings rarely offer. Here is what I would weigh.
The building
Grand Harbour went up in 1991, when this shoreline held marinas, motels and a handful of pioneering condo projects rather than today’s skyline. Rylar Developments built it as a community rather than a single tower: high-rise addresses at 2285 and 2287 Lake Shore Boulevard West and a run of townhomes at 2289, sharing the waterfront setting by the Humber Bay parks.
The record, per the sources at the end of this page:
| Detail | On record |
|---|---|
| Address | 2285 & 2287 Lake Shore Blvd W (towers); 2289 (townhomes) |
| Developer | Rylar Developments |
| Completed | 1991 |
| Storeys | 27 at the 2285 tower |
| Tenure | Condominium (towers and townhomes) |
I have left the suite count out of the table on purpose: the databases conflict — condos.ca shows figures of 276 and 408 in different places for this community — so rather than pick one, I flag it and suggest you confirm the count for the specific corporation you are buying into.
Amenities on record run deep for the era: a pool, a gym, concierge, a party room, a squash court, guest suites, a hot tub, a sauna and a car wash. And the fee structure is the conversation piece: condos.ca notes all-inclusive maintenance fees covering hydro, cable and internet — a genuinely uncommon inclusion list, and one that makes monthly budgeting unusually predictable. As always, verify the current inclusions on the exact unit; I quote no dollar figures because they change and date.

Location and getting around
Grand Harbour sits on the lake side of Lake Shore Boulevard West, with the waterfront trail system, the yacht clubs and Humber Bay Park’s beaches and butterfly habitat all in walking range. Cyclists pick up the Martin Goodman Trail here and ride the shoreline over the Humber Bay Arch Bridge into downtown.
Transit follows the neighbourhood pattern: the streetcar along Lake Shore at the door, Mimico GO on the Lakeshore West line a short trip away with its one-stop ride to Union, and Gardiner access at Park Lawn Road for drivers. Sitting on Lake Shore proper, rather than inside the Marine Parade loop, makes car exits marginally easier — but nobody escapes Park Lawn at 8 a.m., so drive your commute once before you decide.
The Lake Shore strip supplies groceries, pharmacy, coffee and restaurants on foot; larger errands mean the Queensway or Sherway Gardens by car.
What day-to-day life offers
Life at Grand Harbour has the texture of the pocket’s first generation: established grounds, a resident community that skews long-tenured, and amenity space — pool, hot tub, sauna, squash, gym, guest suites, even a car wash — sized in an era when developers were generous with it. The townhome row adds something almost nothing else in Humber Bay Shores offers: ground-oriented, multi-level living with the same waterfront address.
The all-inclusive-style fees shape the experience more than people expect. When hydro, cable and internet ride inside the maintenance fee, the monthly cost of living is one number, not five — simpler for budgeters, and particularly attractive to downsizers arranging a fixed-income life. The corollary: headline fees look higher than at buildings that bill utilities separately, so compare like with like when you shortlist.
What to weigh: this is a 1991 asset, and like its neighbour Marina Del Rey it will be somewhere in its cycle of renewals — windows, mechanicals, amenity refurbishment. That is normal, and a well-funded reserve handles it; the status certificate tells you whether this one is well-funded. Suites will range from lovingly updated to fully original.
Who this building suits (and who it may not)
Grand Harbour tends to suit:
- Downsizers who want one predictable monthly number and a full amenity floor.
- Buyers who want a townhome by the lake — the 2289 row is one of the few ways to get ground-oriented waterfront living in this pocket.
- Space-first buyers drawn to early-90s suite proportions over new-build efficiency.
Who should weigh it more carefully: anyone set on contemporary as-built finishes and tower glass; and buyers who compare maintenance fees across buildings without adjusting for what is included, who will misread this one badly. These are characteristics to price in, not problems — and they are exactly why Grand Harbour can be the value play on a shortlist of newer towers.
Buying or renting here
Buying here means choosing between three quite different products — the 2285 tower, the 2287 tower and the 2289 townhomes — each with its own corporation and its own paperwork. Renovation state drives value tower-side; the townhomes trade on scarcity. I keep prices off this page because they stale in weeks; ask me for the current read.
For renters and landlords: first occupancy in 1991 puts the community squarely inside Ontario’s rent-increase guideline regime for most tenancies — the fine print is in my rent-control guide. Tenants should confirm which utilities the lease folds in, since the building’s all-inclusive fee structure often flows through to simpler rental arrangements; landlords get a fee structure that makes carrying costs predictable and a suite mix that attracts long-staying tenants.
The takeaway
Grand Harbour is one of Humber Bay’s founding communities: Rylar-built towers and townhomes from 1991, a deep amenity list, and all-inclusive-style fees covering hydro, cable and internet. It rewards buyers who value space, predictability and an established address over new-build shine — and its townhomes are a genuine rarity on this shoreline.

Yes — a row of condominium townhomes at 2289 Lake Shore Boulevard West forms part of the community, one of the few ground-oriented options in Humber Bay Shores.
What amenities does Grand Harbour have?
On record: a pool, gym, concierge, party room, squash court, guest suites, hot tub, sauna and car wash. Confirm the current amenity list with the corporation.
