The Wave carries the highest maintenance fee rate I have found in south Etobicoke — $1.21 per square foot — and three different sources disagree about whether that includes your hydro. That question is the most consequential thing on this page.
Mimico GO, not Long Branch GO

The geographic split across these two neighbourhoods is completely clean, with no exceptions: every New Toronto building is nearer to Mimico GO; every Long Branch building is nearer to Long Branch GO. Useful to know if you are choosing between the two areas on commute grounds.
Nothing here is walkable to the subway — 67 to 75 minutes to Kipling. The real transit is the 501 streetcar, and Parkside Townhomes is 34 metres from a stop, the shortest walk to transit of any building across both neighbourhoods.
The rate is $1.21 per square foot, against a stated neighbourhood average of about $0.67. On a 900 square foot suite that is roughly $1,090 a month.
A rate that high is not automatically bad — if it covers all utilities in a thirteen-storey building with an amenity bench, it may be entirely reasonable. But three versions of the inclusion list exist:
- One database’s structured list: air conditioning, common element, heat, building insurance, parking, water. No hydro.
- That same page’s narrative: the same list minus parking.
- A second database’s narrative: the fees “include all utilities” — while its own structured block on the same page prints the unpopulated default saying hydro, heat, air conditioning and water are all not included.
Never accept “all utilities included” for this building on the strength of that page. One source contradicts itself within a single screen. At $1.21 per square foot the answer is worth several hundred dollars a month, and the status certificate — ten days from a written request, capped at $100 including HST — is the only place it exists.

TSCC 1560 and 1561 registered on the same day — 19 November 2003 — which is entirely normal for consecutive numbers and a useful sanity check that the dates are real.
3069 Lake Shore is the unusual one: ten units over three storeys, and self-managed rather than employing a management company. In a ten-unit corporation that is common and can work well, but it means the board is a handful of your neighbours and the quality of the records depends entirely on them. Ask to see minutes as well as the certificate.
One database gives both corporations the same key facts: 1,275–1,739 square feet, “1 floor”, 82 units — byte for byte.
Two different corporations, registered ten months apart, cannot plausibly share an identical spec sheet. At least one is wrong and I cannot tell which, so I am publishing the unit count with that warning and no storey count at all.
The “1 floor” figure is a database artifact in any case — both are townhome corporations with suites over 1,200 square feet, which no single-storey unit at that price would be. The same artifact appears on Saint Agnes Square and Minto Longbranch East nearby.

Lake & Town: three unresolved figures and no corporation number
200 units by Menkes Developments, managed by Menres Property Management. Beyond that the record does not hold together:
- No condominium corporation number is published by any source.
- The registration date shown is 1 January 2023 — a January-first value with no corporation attached, which is a placeholder shape rather than a date.
- Storeys: three per one source, two per another.
- Unit sizes: one source gives “1,091 to 1,091 square feet”, which is a degenerate range rather than data; the other gives 649 to 1,699.
Three sales are recorded over twelve months at an average of $753 per square foot, and one page reports units selling 3.18% below list. That second figure is a sale-to-list ratio, not a value change, and no twelve-month value change is published for this building at all.
The value figures worth quoting, and the ones that are not
- The Wave: −7% over twelve months, on 4 sales. Four is thin. Publish it with the number attached or not at all — which is what I have done.
- 3069 Lake Shore: +2%, on 1 sale. One transaction. Not a market signal.
- Birmingham, Parkside and Lake & Town: no value change published.
The price-per-square-foot figures circulating for these buildings — $656 and $597 for The Wave, $700 for 3069, $603 for Parkside — are sale price levels, not fees and not changes. Note that on The Wave two sources disagree with each other by roughly 10% on the same building on the same day, which is the ordinary condition of this data rather than an exception.
No source states co-operative status for any of these five, and four of them carry registered corporation numbers — two of those confirmed independently. There are, however, three co-operatives within a short walk on this stretch of Lake Shore, two of which are non-profit housing co-ops whose units cannot be bought or sold at all. If you are shopping New Toronto by address, that distinction is the one to get right.

Which GO station serves New Toronto?
Mimico GO, not Long Branch — and the split is clean. Every New Toronto building I measured is nearer to Mimico GO, between 33 and 39 minutes on foot, while every Long Branch building is nearer to Long Branch GO. Kipling subway is 67 to 75 minutes on foot from everything here, so no building in New Toronto is walkable to the subway.
Why is the maintenance fee at The Wave so high?
At $1.21 per square foot it is the highest rate I have found anywhere in south Etobicoke, against a stated neighbourhood average of about $0.67. What it buys is genuinely unclear, because three different versions of the inclusion list exist — one database says hydro is not included, another’s narrative says the fees “include all utilities”, and that same page’s structured block says nothing is included. Do not accept “all utilities included” without seeing the status certificate.
Which building has the best transit access in New Toronto?
Parkside Townhomes at 3000 Lake Shore Boulevard West, measured 34 metres — about half a minute — to the Tenth Street streetcar stop. That is the shortest walk to transit of any building in New Toronto or Long Branch. Its GO and subway distances are ordinary; the streetcar is the advantage.
Does 3069 Lake Shore include hydro in the fee?
Unresolved, and the contradiction is on a single page. The structured inclusion list says common element, building insurance, parking and water — no hydro, no heat, no air conditioning. The narrative text on that same page says the fees cover air conditioning, common element, heat, hydro, building insurance and water — but no parking. Those are irreconcilable and hydro is the item at stake. The status certificate settles it.
Are Birmingham and Parkside Townhomes the same development?
They are two separate corporations — TSCC 1627 registered in September 2004 and TSCC 1561 registered in November 2003. But treat their published specifications with caution: one database publishes byte-identical key facts for both, right down to the same suite size range and the same 82 units. Two different corporations cannot plausibly share an identical spec sheet, so at least one is wrong.
How many storeys is Lake & Town?
Disputed. One source says three floors, another says two. Its published unit size is also contradicted — one gives a range of 1,091 to 1,091 square feet, which is not a range at all, while the other gives 649 to 1,699. There is no corporation number published for it anywhere, and its stated registration date of 1 January 2023 is a placeholder shape rather than a date.
