Alderwood Condos: B-Line at 408 Brown’s Line, 276 Lanor, and What Is Not a Condominium

Alderwood is a low-rise pocket in south Etobicoke bounded roughly by the Etobicoke Creek, Evans Avenue, Brown’s Line and the Queen Elizabeth Way. Search it on any listing portal and you will get a list of “condos.” Most of what comes back is not condominium housing. This page sorts the addresses into what is verified, what is disputed, and what is something else entirely.

B-Line Condos, 408 Brown’s Line — a real condominium

This one checks out. B-Line Condos is registered as Toronto Standard Condominium Corporation 2897, registered on 14 March 2022. It is a six-storey building developed by Royalpark Homes and managed by Melbourne Property Management.

The maintenance fee is recorded at $0.65 per square foot per month. Hydro is not included, so budget a separate utility account.

Two details are contradicted across sources and I am not going to pick a side without a document:

  • Year built is given as 2020 on one record and 2022 on another. The 2022 corporation registration date is verified; the construction completion date is not.
  • Unit count is given as 81 on one record and 83 on another. The status certificate will settle it.

There is no usable price trend. The twelve-month figure on record is a 0 per cent change across zero sales — a placeholder, not a market signal.

The transit claim to watch on this building

Long Branch GO Station is 1.46 km, about 18 minutes’ walk from 408 Brown’s Line. That is a genuine selling point. Kipling subway station is about 71 minutes on foot. If you see marketing copy for this building that implies subway proximity, it does not survive contact with a map. Alderwood is GO-and-bus territory.

276 Lanor Avenue — condominium townhouses, corporation not confirmed

276 Lanor Avenue is a small, recently completed townhouse development by Tera Vie Developments, with a monthly fee of $408 on record. Listing records describe the units as condominium townhouses, which is plausible, but I could not confirm a registered condominium corporation number for the address. Newly completed projects are sometimes sold before registration is finalised, which is a legitimate reason for the gap — but it is a gap, and a buyer’s lawyer should close it before the deposit goes firm.

On transit this is the one Alderwood address that sits almost exactly on the dividing line: Long Branch GO is 3.59 km away and Mimico GO is 3.62 km — a difference of about 30 metres. Neither is a walk most people would make daily.

619 Evans Avenue — do not assume it is a condominium

619 Evans Avenue is sold through condominium portals, but the tenure is not established on the records I can see. The way the monthly fee is described is more consistent with a freehold townhouse on a parcel of tied land — a POTL, where you own the home outright and pay a common-elements fee for shared driveways or landscaping — than with a standard condominium. That is a meaningful difference for financing, for insurance, and for what the fee actually buys. Ask for the tenure in writing before you offer.

Addresses that are not condominium buildings at all

A cluster of walk-up addresses in Alderwood surfaces in condo searches. Having checked each one, none of them is a condominium:

  • 496–498 Horner Avenue — a nine-unit rental multiplex.
  • 201 Alderbrae Avenue — a detached house.
  • 200 Hallmark Avenue — an empty record with no building data behind it.

And three confirmed purpose-built rentals, which cannot be bought unit by unit at any price:

  • 765 Brown’s Line — five storeys, 50 units, built 1964, operated by InterRent REIT.
  • Evans Apartments, 625 Evans Avenue — operated by CAPREIT.
  • Sheldon Towers, 270 Sheldon Avenue.

One further address deserves its own page: 785 Brown’s Line, Alderwood Towers, appears to be a co-operative rather than a condominium. It sits immediately beside the 765 Brown’s Line rental, so the two are easily confused. I have written that building up separately — the link is below.

What this means if you are buying in Alderwood

The practical takeaway is narrow and useful: in this neighbourhood, the word “condo” on a listing portal is a category the portal chose, not a legal status. Before a deposit becomes firm, get one line in writing from your lawyer — the corporation number and registration date, or a statement that there is none. In Alderwood specifically, that line changes the answer more often than it does almost anywhere else in Etobicoke.
