Location and getting around

This is the best-connected surface transit address in this batch. Wikipedia describes Long Branch Loop as the western terminus of the TTC’s Lake Shore Boulevard streetcar service, with the 507 Long Branch running 7.9 kilometres east to Humber Loop, the 501 Queen extending west after 10pm, the 508 Lake Shore overlapping in rush hours, and the 301 Queen Blue Night route covering the corridor overnight. Sources differ on which route number is the primary terminus service — the Long Branch article names the 501 and 508 — but the practical answer is that streetcar service runs the corridor at essentially any hour.

Long Branch GO Station opened in 1967 and sits next to the loop, connecting east to downtown Toronto and west to Oakville. Wikipedia also notes bus connections to Mississauga via MiWay at the loop, which matters if your work is in Peel rather than downtown.

By car you are close to Browns Line, the QEW and Highway 427, which is a materially easier highway position than the Park Lawn and Royal York approaches further east. The trade-off worth weighing is distance: you are at the far end of the city, and the streetcar ride east is long. Whether that reads as peaceful or as remote is a personal judgement, and one I would want you to test rather than take on faith.

What day-to-day life offers

Condos.ca lists a gym, a common rooftop deck, a concierge and a party room, plus an elevator, a meeting room, a parking garage, a games room, a security guard and an entry phone system. Strata.ca corroborates the building details but does not itemise amenities, so the Condos.ca list is what I would take to the property manager for confirmation rather than treat as settled.

For a 72-suite building, a concierge and a rooftop deck are a fuller package than you might expect. That is worth noticing in both directions: it is a genuine lifestyle benefit, and staffing and rooftop maintenance are ongoing operating costs shared among a small number of owners. Neither point should decide anything on its own — they are simply the questions I would ask.

Outside, Lake Shore Boulevard West through Long Branch is described as a business strip in transition, with low-rise commercial alongside residential. The waterfront anchor is Marie Curtis Park at the mouth of Etobicoke Creek, created after Hurricane Hazel in 1954 and named in 1959 for Reeve Marie Curtis. It is a substantial piece of public waterfront and, for most people who choose this part of Etobicoke, the reason.

Watermark suits people who want a small building on a streetcar line with GO and QEW access, and who value lakefront parkland over proximity to the core. It is a harder fit for anyone who needs a short trip downtown, a pool, or the anonymity and amenity depth of a large tower.

  • Do the commute for real. The streetcar ride east is the thing people underestimate.
  • Reserve fund, twice over. Small corporation, concentrated cost. This is the document that matters most.
  • Which exposure? Lake Shore frontage and rear exposures are different experiences; visit both if you can.
  • Parking and locker. Confirm they are deeded to the specific suite.
