Alderwood Towers at 785 Brown’s Line is an eight-storey, 75-unit building from 1963, standing on the west side of Brown’s Line just north of Horner Avenue. It comes up in condominium searches. On the evidence I can verify, it is not a condominium — it is a co-operative, and that single fact changes how it is bought, how it is financed, and how its monthly fee should be read.

What the records actually say
Three separate listing records on condos.ca give the property type for 785 Brown’s Line as Co-Op Apt. The building’s legal name appears as Alderwood Towers Apt Ltd — a corporate name, not a condominium corporation designation such as MTCC, TSCC or YCC.
I could not locate any Ontario condominium corporation record for this address in the Condominium Authority of Ontario’s Condo Registry Search. Every genuine condominium in Ontario has a registered corporation with a number and a registration date. Alderwood Towers has neither on any source I checked.
The conflict: strata.ca classifies 785 Brown’s Line as a condominium. I am flagging that openly rather than hiding it. Where two portals disagree, I weight the one that agrees with the absence of a corporation record — but a buyer should not rely on either portal. The answer comes from the status certificate or the share certificate and the corporate documents, obtained through your lawyer before the deposit is at risk.
Why the distinction matters before you write an offer
In a condominium you take title to a unit, registered in the land registry. In a co-operative you buy shares in a corporation, and those shares carry a right to occupy a specific suite. The consequences are practical:
- Financing. Not every lender writes mortgages against co-operative shares, and those that do often apply different down-payment and appraisal rules than they would for a condominium. Get a lender’s written position on the specific building before you make a firm offer, not after.
- Board approval. Co-operative corporations commonly require the board to approve an incoming purchaser. Whether that applies here is a question for the corporation’s documents.
- Resale pool. A smaller pool of qualified buyers on the way out is the flip side of a lower entry price on the way in.

The monthly fee is not comparable to a condo fee
Recorded monthly fees at 785 Brown’s Line run from $424.69 through $555.48 to $720.00 depending on the suite. Those figures look high next to a small condominium unit until you read what is in them: the fee at this building includes property taxes. Hydro is not included.
Comparing a tax-inclusive co-op fee to a tax-exclusive condominium fee will make this building look expensive when it may not be. Add the annual property tax bill to the condo fee before you put the two side by side.
Two unit-numbering systems in the same building
Historical listings for 785 Brown’s Line use two incompatible numbering series — some suites are identified by low numbers such as 7 and 10, others by three-digit numbers such as 802 and 805. A unit number here does not reliably tell you which floor a suite is on. If you are comparing two past sales, confirm the actual floor rather than inferring it from the number.
765 and 785 Brown’s Line are different buildings
Directly beside Alderwood Towers stands 765 Brown’s Line — a five-storey, 50-unit building from 1964, operated as a purpose-built rental by InterRent REIT and registered in the City of Toronto’s apartment building programme. Neither address is a condominium: one is a rental, the other is a co-operative. Because the numbers are one apart on the same block, they are easy to confuse in a search. If a listing, a sign or a lender document refers to “Brown’s Line,” check the number.
Getting to a train
A bus stop sits essentially at the door — roughly 20 metres, under a minute on foot. Long Branch GO Station is 2.31 km away, about 29 minutes at an ordinary walking pace, measured on the pedestrian network rather than in a straight line. Kipling subway station is not walkable from here in any useful sense; it is close to an hour on foot. Treat Alderwood as a bus-and-GO location, not a subway location.
What I could not verify
I found no usable price trend for 785 Brown’s Line: the twelve-month figure on record is a 0 per cent change across zero sales, which is a placeholder rather than data. I also found no reserve fund information, no management company on record, and no registration date. I am not going to estimate any of them.
