Notting Hill Condominiums, 4000 and 4010 Eglinton Avenue West

Notting Hill Condominiums is a Lanterra Developments project on the north side of Eglinton Avenue West at Royal York Road, carrying two civic addresses — 4000 and 4010 Eglinton Avenue West. It is the largest new residential development in this part of Etobicoke, and it is at a stage where several important things about it are not yet publicly settled.

Method: corporation numbers and registration dates below come from condos.ca; where a second independent source confirmed a number, I have said so. Walking distances are measured on the pedestrian network using the OSRM foot profile, not straight lines. Where a source publishes a figure I could not stand behind, I have said what it was and why I did not use it.

No condominium corporation number is published

I searched four sources including the developer’s own site. None of them publishes a condominium corporation number or a registration date for Notting Hill.

That is not automatically a problem — a project can be occupied before its corporation is registered, which is what interim occupancy is. But it does mean nobody buying here should assume registration has happened. Ask for the corporation number in writing. If the answer is that it has not registered yet, that is a legitimate answer with real consequences, described below.

The unit count depends on who you ask

  • Two listing portals record 25 storeys and 1,320 units.
  • A development database records four towers of 25, 25, 25 and 21 storeys, and 1,275 residences across two phases of 708 and 567.

The likeliest reconciliation is that the portals are describing a single phase while the database describes the whole project — but that is my inference, not a fact, so I am publishing both numbers rather than picking one. The architect is likewise recorded under two different practice names by two sources.

The occupancy pattern worth understanding

The 4010 Eglinton tower is occupied, and at the time of research it showed roughly 84 to 85 units listed for rent and zero listed for sale.

That combination — a full building, an active rental market, no resale market — is what interim occupancy typically looks like. During interim occupancy you have moved in but the corporation has not registered, so title has not transferred. You pay the builder an occupancy fee each month rather than a mortgage payment, and you generally cannot sell, because there is nothing to transfer yet.

I could not verify that this is what is happening here. The alternative explanation is that a tower or a phase is purpose-built rental. Both fit the observed pattern. This is a question for the sales office and your lawyer, and it is a question with a large practical answer: interim occupancy fees are not building your equity, and the length of the interim occupancy period is the single most expensive unknown in a pre-registration purchase.

What is verified

  • Developer: Lanterra Developments.
  • Status: under construction, with at least one tower occupied.
  • Suite sizes at launch: 321 to 1,243 square feet, ceilings 8 feet 6 inches to 9 feet.
  • Launch pricing recorded at an average of $1,188 per square foot. That is a launch figure from a listing portal, not a current market value, and it should not be read as one.
  • Amenities: indoor pool, jacuzzi, firepit, gym, dining room, indoor child play area, outdoor patio.

The indoor pool and jacuzzi are by a wide margin the most expensive amenity package of any building in this part of Etobicoke. In a new building that cost sits in the first-year budget, which is prepared by the declarant. First-year budgets are estimates; the second-year budget is the one that tells you what the building actually costs to run.

A postal code oddity

4000 Eglinton Avenue West is given as M9A, while units at 4010 Eglinton Avenue West carry M9P. Same site, same coordinates, two different forward sortation areas. It is a records artefact rather than a substantive issue, but it will split search results and confuse mail and insurance quotes, so it is worth knowing about.

Maintenance fees

Not verified. The one portal that carries a fee field for this building shows its default unpopulated string, which means no data. No fee rate should be quoted for Notting Hill from any public source at this stage.

Transit

Royal York subway station is 4.61 km on foot, about 61 minutes. Weston GO and UP Express is 3.32 km, about 44 minutes. Neither is walkable. Eglinton Avenue West bus service is the practical connection.

A proposed redevelopment of the Richview Square site at 250 Wincott Drive, with B+H Architects named on the project. No condominium corporation exists, and I found no storey count, unit count or developer that I could verify across sources — pre-construction marketing pages are not a source I will publish numbers from. It is worth a watch-list entry and nothing more until something is registered.
