Rexdale Holds Ontario’s First Condominium Corporations: YCC 1 to YCC 27

Ontario’s condominium legislation came into force in 1967. The corporations registered immediately afterwards carry the lowest numbers in the province — and a remarkable concentration of them sit in a few square kilometres of north Etobicoke, in the triangle formed by Albion Road, Silverstone Drive and Martin Grove Road.

Not one of them is a tower. They are one-, two- and three-storey townhouse rows. The first generation of condominium housing in this province was ground-related family housing on the edge of the city.

Method: corporation numbers and registration dates below come from condos.ca; where a second independent source confirmed a number, I have said so. Walking distances are measured on the pedestrian network using the OSRM foot profile, not straight lines. Where a source publishes a figure I could not stand behind, I have said what it was and why I did not use it.

The first-generation corporations

  • YCC 1 — registered 1 August 1968. 2068–2088 Martin Grove Rd, 7–33 Tealham Dr, 6 Lexington Ave. 86 units. Developer Rockport Group. Self-managed by the corporation.
  • YCC 2 — registered 7 November 1968. 1701 Albion Rd and 431–437 Silverstone Dr. 67 units. Developer Whitehorn Investments; managed by Zoran Properties. Fees include common elements, building insurance, parking and water.
  • YCC 3 — registered 28 January 1969. 415 Silverstone Dr, 59–69 Lexington Ave, 1720–1730 Albion Rd. 46 units. Developer Rockport Group; managed by Management Professionals.
  • YCC 8 — registered 12 November 1969. 296 units across four streets. Developer Bramalea; managed by Proactive Management.
  • YCC 10 — registered 8 January 1970. 39–47 Lexington Ave. 61 units. Managed by Mission Property Management.
  • YCC 19 — registered 31 August 1970. 436–464 Silverstone Dr, 1667–1671 Albion Rd, 2–22 Litchfield Crt. 142 units. Managed by Maple Ridge Community Management.
  • YCC 25 — registered 27 November 1970. 242–262 John Garland Blvd. 252 units — the largest of the group. Managed by Maple Ridge Community Management.

Two later corporations sit on the same stretch of Martin Grove Road: YCC 239 (2002–2018 Martin Grove Rd, 71 units, registered 4 December 1975) and YCC 280 (2028–2058 Martin Grove Rd, 16 units, registered 4 October 1976).

The sequence holds

Across all nine corporations the numbers and dates run in strict order: 1, 2, 3, 8, 10, 19, 25, 239, 280. Ontario corporation numbers are issued sequentially, so a lower number cannot register after a higher one — a check that has caught impossible registration dates elsewhere in Etobicoke. There is no contradiction anywhere in this set, and there are no January-first placeholder dates either.

What this rests on, stated plainly

These corporation numbers and dates come from a single listing-industry source. YCC 8 has independent corroboration from a business directory record for the corporation. YCC 1, YCC 2, YCC 3, YCC 10, YCC 19, YCC 25, YCC 239 and YCC 280 are single-sourced. Given that a claim about the first condominium corporation in York County is a historically significant one, I am flagging that rather than dressing it up: the internal consistency is strong evidence, but a title search is the confirmation. If you own in one of these corporations and have documentation, I would like to see it.

One corporation, four streets

This is the single biggest source of confusion in Rexdale, and it follows directly from what these buildings are. They are not towers with one address. They are ground-related complexes whose legal description spans several civic streets.

YCC 8 covers four different streets — Kendleton Drive, Martin Grove Road, Albion Road and Finch Avenue West — and its management office sits at a fifth address that appears nowhere in the building’s marketing name. YCC 19 covers three streets. YCC 3 covers three. YCC 1 covers three.

The practical consequence: a listing at 1605 Albion Road and a listing at 6466 Finch Avenue West are the same condominium corporation. Any search built on street addresses will split one corporation into many, or merge two into one. Work from the corporation number.

Fees, where they exist

Only YCC 2 publishes an inclusion list — common elements, building insurance, parking and water — and it has no active listings, so no dollar figure. Where listings exist, the observed monthly fees were: YCC 25 between $514 and $656 across eight active listings; YCC 8 between $620 and $694 across five; YCC 19 $666; YCC 3 $650. What those fees include is not published for any of them.

No twelve-month value change is available for any corporation in this group. The source that publishes that field was unreachable throughout the research. Rather than substitute something else, that field is simply blank here.

Two self-managed corporations

YCC 1 (86 units) and YCC 280 (16 units) are self-managed. Self-management is not a defect — plenty of small corporations run well on volunteer boards and save real money doing it. But a sixteen-unit self-managed corporation carries concentrated risk: one major capital item, divided sixteen ways, with no professional manager between the board and the contractor. Read the reserve fund study and the last three years of minutes before you buy into one.

21 Lexington Avenue is not a building

A listing portal serves a page for “21 Lexington Avenue Townhomes” with no corporation number, no registration date, no unit count, no year built, no developer and no manager. An empty record like this is the honest version of the January-first tell — the database has nothing. Lexington Avenue already carries two corporations (6 Lexington belongs to YCC 1; 59–69 Lexington belongs to YCC 3), and 21 Lexington appears elsewhere as a single home record. Do not treat it as a condominium.

Storeys: not published

Every one of these corporations is recorded as “1 floor” by the same portal — a default it applies to every townhouse corporation in north Etobicoke. Independent building data tags several of the same terrace rows as two or three storeys. No storey count is published on this page.
