Living here
Renters, Airbnb and elevators at Whitehaus Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Whitehaus Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Whitehaus Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Whitehaus is the bright white tower on the west side of Yonge just north of Eglinton, and it is one of the easiest buildings in midtown to recommend to a first-time buyer, as long as they understand how small the suites are. It is a 2021 building with good design behind it and a lobby on a quiet side street. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Whitehaus Condos is a high-rise condominium at 2360 Yonge Street, with its residential entrance at 33 Helendale Avenue, in the Yonge and Eglinton neighbourhood of midtown Toronto. It was developed by Lifetime Developments and Knightstone Capital Management, designed by Diamond Schmitt Architects with Turner Fleischer Architects as architect of record, and completed in 2021. Condos.ca lists 29 storeys and 362 suites. The condominium corporation is TSCC-2851, registered on 31 May 2021, and condos.ca lists Icon Property Management as the manager. The fee includes common elements, building insurance and water.
Whitehaus Condos at a glance
The white tower, and why the lobby is on Helendale
Diamond Schmitt designed Whitehaus around one idea: a white tower that stands out in a skyline of blue and grey glass. The base is a three-storey podium with double-height shops facing Yonge Street, and the tower rises above it. Turner Fleischer Architects served as architect of record, which is a common split on Toronto towers, with one firm leading the design and the other taking it through permits and construction.
The residential entrance is around the corner at 33 Helendale Avenue. That is a small decision with a big daily payoff. You come home off a side street that leads into a low-rise neighbourhood rather than through the crowd on Yonge, and deliveries and ride pickups are easier.
The tower replaced a half-block plaza of partly sunken storefronts that had opened in 1984 and was demolished at the end of 2016. Construction ran through the Crosstown years at Yonge and Eglinton, and the building was finished in 2021.
Inside, the lobby was designed with a library theme, with granite and glass, upholstered seating and banker’s lamps, and a concierge on duty around the clock. It is a more residential first impression than the hotel-style lobbies in many midtown towers, and it suits the quieter side-street entrance.
Small suites, nine-foot ceilings
At launch, the developers marketed suites from about 377 to 1,073 sq ft, plus a small number of townhomes. Condos.ca now records a range of about 432 to 1,481 sq ft, which likely reflects the townhomes and larger combined or corner plans. Either way, this is a building dominated by compact one-bedrooms and small two-bedrooms.
The listings on the market when I checked tell the story. Most of the two-bedroom suites were between 600 and 700 sq ft. That is workable for a couple, or for a single buyer who wants a home office, but it is tight for room-mates and very tight for a family.
What helps is the height and the glass. Suites were designed with nine-foot ceilings and floor-to-ceiling windows, and Cecconi Simone did the interiors in a black-and-white palette that matches the exterior. When you view, look for wasted hallway space and how the bedroom gets its light, because in a 620 sq ft two-bedroom every square foot matters.

How many storeys? The sources disagree
Condos.ca lists 29 storeys and 362 suites, and UrbanToronto’s 2016 coverage described a 29-storey tower with 366 suites. UrbanToronto’s 2021 look back at the project referred to it as 31 storeys. The difference probably comes down to how the mechanical penthouse and podium levels are counted, but I could not confirm which figure is right.
The suite count has a similar small gap: 366 at launch and 362 now. A handful of suites being combined during sales or construction is normal. If you are buying near the top, ask the listing agent for the floor plan with the official floor number so you know exactly what you are getting.
Living at Yonge and Helendale
This is the busiest stretch of midtown. You are on Yonge Street a short walk north of Eglinton, with shops, restaurants and services all around. The data panel on this page has the transit, school and Walk Score details.
Yonge and Eglinton has become one of the city’s largest high-rise clusters, and it is still growing. That brings convenience, but it also means construction on nearby sites for years to come. If your suite’s view matters to you, check the City of Toronto development applications map for the blocks around Helendale and Yonge.
The trade-off of being on Yonge itself is street noise for suites that face it. If you are sensitive to noise, view at different times of day and compare a Yonge-facing suite with one looking west over the houses.
The retail at the base matters too. The double-height shops on Yonge were still being leased when the building opened, and the mix of tenants that settles in, whether a grocer, a café or a restaurant with late hours, will shape what living above them feels like. Ask who occupies the units under the suite you are considering.
Pricing: entry-level midtown at about $876 a square foot
Condos.ca puts the building average at about $876 per square foot. That is slightly below Distinction Condos on Lillian Street, another 2021 midtown tower, at about $925, and it makes Whitehaus one of the more accessible ways into a new building at Yonge and Eglinton.
When I checked, there were nine suites for sale and six for rent. Asking prices across eight of those listings ran from about $469,000 to about $619,000, with most of the two-bedrooms between $529,000 and $580,000.
Fees on those listings ranged from about $466 to $723 a month and averaged about $1.01 per square foot. That is not cheap for a building with only water bundled in, so compare the full monthly cost with a similar suite elsewhere. My building sold report shows what has actually traded here.

Amenities at Whitehaus Condos
The amenities sit on top of the podium, with an event kitchen, a gym and a ping pong lounge opening onto a large terrace over Yonge Street. For owners in 500 to 600 sq ft suites, that terrace and the event kitchen are what make hosting possible at all.
Jatin’s honest take on Whitehaus Condos
Who this building suits
First-time buyers and young professionals who want a newer building at Yonge and Eglinton at an entry price. It also suits investors looking for a one-bedroom or compact two-bedroom with strong tenant demand, and buyers who like the design and want a lobby off a side street rather than off Yonge.
What I’d want you to check
Look closely at the suite size against the bedroom count; a 600 sq ft two-bedroom may not work the way you picture it. Ask how fees have moved since 2021, and read the reserve fund study and status certificate, since a five-year-old building is still dealing with the first round of warranty items. With a white exterior, I would also ask what the cleaning and maintenance plan is for the façade.
The value question
At about $876 per square foot, Whitehaus is reasonable value for a new midtown building, and the asking prices put it within reach for many first-time buyers. The catch is the fee at about $1.01 per square foot with little included. For an owner-occupier who is happy with a compact suite, I think it is a fair buy; just do the full monthly math first.
