On the Etobicoke shoreline, “waterfront” covers everything from 24 metres to 332 metres from the lake — and one building marketed on the waterfront has no water within 600 metres at all. Only the Grand Harbour complex actually sits between Lake Shore Boulevard and the lake. Every other building has at least one road, and usually a public park, in between.

These are measured distances from each building’s mapped footprint to open water — not marketing copy, and not straight lines drawn on a listing photo.
Every distance, size and corporation number below was taken from the listing record or building record that publishes it, on 26 August 2026, with the source listed at the bottom. Sizes on listing records are published in bands and I have reproduced the bands rather than picking a number inside them. Before any offer, confirm the actual area of the actual suite from the registered declaration and the status certificate — portal data is where you start, not where you finish.
Measured distance from the building footprint to open water
- Grand Harbour, 2285–2289 Lake Shore Blvd W — the Humber Bay Promenade is 24 m away, and Lake Shore Boulevard West is 66 m to the north. This is the only complex in the study that sits between Lake Shore Boulevard and the lake.
- The Explorer at Waterview, 58 Marine Parade Dr — 71 m to open water, with Palace Pier Park at 30 m.
- The Waterford Towers, 2083–2095 Lake Shore Blvd W — 103 m to open water, Jean Augustine Park at 32 m.
- Newport Beach, 2111 Lake Shore Blvd W — 148 m to open water. But Lake Shore Boulevard West runs 3 metres from the building footprint. The building fronts the boulevard; the water is on the far side of a park.
- Palace Place, 1 Palace Pier Court — 176 m to open water, 110 m to the Humber River, with Palace Pier Park at 64 m.
- Palace Pier, 2045 Lake Shore Blvd W — 256 m to open water, 197 m to the Humber River, with the park at 78 m and Waterfront Drive at 111 m.
- Riva Del Lago, 110 Marine Parade Dr — 332 m to open water, behind Marine Parade Drive, Annie Craig Drive and the Humber Bay Shores parkland.
- Watermark Long Branch, 3563 Lake Shore Blvd W — no water feature within a 600 metre search of the footprint. It fronts Lake Shore Boulevard in Long Branch; the lake is several blocks south.

What the numbers actually change
The park between you and the lake is a feature, not a defect
It is tempting to read this list as a ranking, with 24 metres good and 332 metres bad. That is too simple, and I would rather give you the real trade-off.
Almost every building here is separated from the water by public parkland — Humber Bay Promenade, Palace Pier Park, Jean Augustine Park, Mimico Waterfront Park. That parkland is the reason the views cannot be built out. A building 100 metres back behind a permanent public park has a more durable sightline than a building 30 metres back with a developable parcel in front of it. What matters is not only how far you are from the water, but what occupies the space in between and whether it can ever change.
Where it does matter: sound, wind and the walk
The distances translate into three things you will actually notice.
- Which way the noise comes from. At Newport Beach, with Lake Shore Boulevard three metres from the building, the traffic side and the lake side are genuinely different suites in the same tower. Ask which way the unit faces before you fall for the floor plan.
- Wind. An exposed lakefront balcony on a high floor is usable on fewer days a year than the brochure photograph implies. Visit on a windy afternoon, not a calm morning.
- The walk. 24 metres is a doorstep. 332 metres across two roads is a decision you make, not something you drift into. If the reason you are buying here is that you will be on the water path every morning, that difference is the whole purchase.
The transit trade-off runs the opposite way
Measured on the pedestrian network, the building closest to the water is also the best connected — and the rest are not close to anything.
- Grand Harbour — Mimico GO 1,587 m, about 21 minutes. The best transit walk on this shoreline.
- Riva Del Lago — Mimico GO 2,551 m, about 34 minutes.
- Newport Beach — Mimico GO 2,800 m, about 37 minutes.
- The Waterford Towers — Mimico GO 3,016 m, about 40 minutes.
- Palace Place — Jane station 2,814 m, about 38 minutes.
- Palace Pier — Jane station 3,040 m, about 41 minutes; Mimico GO 3,167 m, about 42 minutes.
No building on this waterfront is a walk to the subway. Jane and Old Mill stations are 38 to 62 minutes on foot from every address measured. Palace Pier and Palace Place answer this with a private downtown shuttle, which is a genuine amenity and a real part of their value — and one of the few honest reasons to prefer them over a newer building.
The question to ask instead
“Is it waterfront?” will get you a yes at every building on this list, including the one with no water within 600 metres.
Ask these instead, and you will get answers that differ building to building: How many metres to the water’s edge? What is in between? Is that space public parkland or a developable parcel? Which side of the building is the suite on? And how long is the walk to a train?
Every one of those has a checkable answer. None of them is in a listing description.

Which Humber Bay condo is closest to the lake?
The Grand Harbour complex at 2285-2289 Lake Shore Blvd W. The Humber Bay Promenade is 24 metres away and Lake Shore Boulevard runs 66 metres to the north, making it the only complex measured that sits between the boulevard and the lake.
Is Palace Pier on the water?
Not directly. Measured from the building footprint, open water is 256 metres away and the Humber River 197 metres, with Palace Pier Park at 78 metres and Waterfront Drive at 111 metres in between. It is a commanding river-mouth position with unobstructed water views, which is a different claim from direct frontage.
Is Watermark Long Branch a waterfront condo?
No. A 600-metre search around the building footprint found no water feature. It fronts Lake Shore Boulevard West in Long Branch and the lake is several blocks south. Its genuine strength is Long Branch GO, an 888-metre walk of about 12 minutes.
Does being further from the water make a condo worse?
Not necessarily. Most of these buildings are separated from the lake by permanent public parkland, and that parkland is what protects the view from being built out. A building set further back behind a public park can have a more durable sightline than one closer to the water with a developable parcel in front of it.
Can you walk to the subway from Humber Bay Shores?
No. Jane and Old Mill stations are between 38 and 62 minutes on foot from every building measured. Mimico GO is the practical rail connection, ranging from about 21 minutes at Grand Harbour to about 42 minutes at Palace Pier. Palace Pier and Palace Place run a private downtown shuttle.
