Quick answer

No bank branch on The Queensway rates above 3.2 out of five, and the six branches on the corridor sit between 2.2 and 3.2. That is not a comment on this corridor — it is what retail banking reviews look like generally, because people review a bank when something goes wrong. Ratings retrieved 30 August 2026.

I set out to write a “best banks on The Queensway” list and could not, because there is no
such thing. Every single bank branch on this corridor rates between 2.2 and 3.2 out of
five.
Not one reaches 3.5. So here is the honest article instead.

The actual ratings

# Branch Rating Reviews Address
1 TD Branch and ATM 3.2 108 125 The Queensway
2 TD Branch and ATM 2.9 88 1315 The Queensway
3 RBC Royal Bank 2.7 210 1065 The Queensway
4 CIBC Branch with ATM 2.6 235 1582 The Queensway
5 BMO Bank of Montreal 2.3 84 1075 The Queensway
6 Scotiabank 2.2 131 1100 The Queensway

For comparison, on the same corridor the dentists average about 4.8, the groomers about 4.8,
and the restaurants about 4.6. This is not a bad-neighbourhood effect. It is a bank effect.

Why bank branches rate like this everywhere

Three things, and none of them are really about these branches:

  • Nobody reviews a good bank visit. You go in, you do the thing, you leave.
People review banks when something went wrong — a wait, a fee, a hold on a deposit, a closed
counter. The sample is self-selecting toward complaint.
  • Branch staff do not control what people are angry about. Most one-star bank
reviews are about policy, hold times or fees set nationally. The teller gets the star rating.
  • Branches are being cut everywhere. Shorter hours and fewer counters produce
exactly the waiting-room complaints these reviews are full of.

So do not read 2.2 as “this branch is bad.” Read it as “this is what retail banking reviews
look like in 2026.”

What actually matters if you are buying on this corridor

Here is the part with money attached. Your mortgage does not have to come from the
branch nearest your condo
, and for most buyers it should not.

  • Branch advisors sell one lender’s products. A mortgage broker shops several.
On a pre-construction purchase with a long closing, that difference matters more than usual.
  • Pre-construction closings need a lender who understands them. Interim
occupancy, development charge adjustments and appraisal gaps at final closing are not standard
resale mechanics. Plenty of branch staff have never handled one.
  • Get the rate hold in writing with the expiry date. On a 2028 occupancy, a
120-day hold taken today is worth nothing at closing.

If you want a branch anyway, TD at 125 The Queensway is the highest rated of a weak field at
3.2, and it sits at the Park Lawn end near Sobeys.

The one thing I would actually check

Whether the branch you plan to use still has the hours you think it has. Several branches on
this corridor have reduced hours, and a lot of the negative reviews above are specifically about
turning up to a closed or short-staffed counter. Confirm before you drive there.

Why this matters if you are buying here

Branch banking on this corridor is convenient and, judged by public ratings, universally disliked — which tells you more about how retail branches are rated than about The Queensway. What matters when you are buying is something else entirely: your mortgage will not be arranged at a branch counter, and where the branch is has no bearing on what you can borrow.

The Queensway condominium corridor is mostly mid-rise stock from roughly 2015 onward, sitting directly on the retail frontage rather than behind it. That produces a specific kind of daily life — most errands on foot, both the Gardiner Expressway and Highway 427 close by car, and an arterial road as the front yard.

The due diligence that actually applies

  • Which side of the street, and how high. Stand in the bedroom with the window open at a busy hour. Two units in one building can be very different products on this variable alone.
  • The reserve fund, against the age of the corporation. These buildings are young, so a low fee is arithmetic rather than evidence of good management. Ask whether the first reserve fund study update has happened and what it did to the required contribution.
  • What the fee includes. Utilities are usually separately metered here. Add your own estimated bills before comparing against an older all-inclusive Etobicoke building.
  • Parking and locker status. Owned unit, exclusive-use common element, or rented — only the first two convey.
  • What is proposed next door. The corridor is still developing, so the low-rise or parking lot beside a building may not stay that way. The City’s development application records are public.

Frequently asked questions

Why do bank branches rate so poorly online?

Branch reviews are dominated by people with a complaint to register, because satisfied routine transactions almost never generate a review. That produces uniformly low scores across banks and across neighbourhoods, which makes branch ratings a poor guide to anything. The pattern on The Queensway is the same pattern found on almost every retail strip.

Which banks are on The Queensway?

The major Canadian banks and several credit unions maintain branches and ATMs along the corridor, spread across its length rather than clustered. Branch networks are consolidating across the sector, so hours and locations change — confirm directly before making a trip for anything time-sensitive.

Does my bank branch matter for a mortgage?

Very little. Mortgage approval is an underwriting decision made against federal rules — for uninsured mortgages at federally regulated lenders, qualification uses the greater of your contract rate plus two percentage points or 5.25%. Where the branch is has no bearing on it, and a mortgage broker can submit one file to several lenders at once.

Should I use my own bank or a mortgage broker?

Both are worth comparing. A single bank offers you its own products; a broker submits one application to several lenders, which is usually gentler on your credit than applying separately to several banks over several months. What matters more than either is having a live underwritten file rather than a portal rate hold before you make an offer.

Are there credit unions on The Queensway?

Credit unions maintain a presence in south Etobicoke alongside the major banks. Membership requirements, products and locations vary and change, so confirm current details directly. For mortgage purposes, credit unions are provincially regulated and their qualification rules can differ from federally regulated lenders.

What should I actually check before buying on The Queensway?

Not the banks. Which side of the arterial the unit faces and what floor it is on; the reserve fund against the age of a young corporation; what the fee includes and what is separately metered; three years of fee history; whether the parking space is owned, exclusive use or rented; and what is proposed on the adjacent parcels.
