Do mostly owners or renters live here?

Leases 59%Sales 41%

Mix of owners and renters. Of 17 deals here in the last 24 months, 10 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Channel Club?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Channel Club

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Channel Club is one of the strangest and most interesting buildings in the west end: 89 condo suites stacked on top of a working church, with the church’s 1880s bell tower still holding the corner of College and Bathurst. The address puts you between Little Italy, Kensington and the University of Toronto. The fee, though, is high for what it covers, and that is the number I want you to understand before you fall for the tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Channel Club is an eight-storey, 89-suite condominium at 456 College Street, at the corner of College and Bathurst in the Palmerston-Little Italy pocket of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area of Toronto. It was built in 1990 by JSC Investments, and the condominium corporation, MTCC-935, was registered on 7 December 1990. The building shares its structure with College Street United Church and incorporates the church’s heritage bell tower. Suites run roughly 450 to 1,162 sq ft, and the property is managed by AA Property Management. The fee includes common elements, building insurance and water.

A condo built on top of a church

The church at this corner opened in 1885 as College Street Presbyterian, designed by the architects James Smith and John Gemmell in a Gothic Revival style. It joined the United Church in 1925 and, that same June, hosted the final General Assembly of the original Presbyterian Church in Canada. By the 1980s the congregation was smaller and the building was in poor repair.

The answer was a redevelopment rather than a sale. Most of the old church came down, the bell tower was restored, and a new eight-storey building went up with the church on the lower level and 89 condo suites above. According to Wikipedia, the designers copied many of the old church’s architectural details so the new building would read as a continuation of it. The Architectural Conservancy’s TOBuilt database lists the current building as completed in 1989 and names Carson Woods Architects among the architects, though it does not say which firm did which part.

The church remnants are designated under Part IV of the Ontario Heritage Act. For an owner, that means the tower is protected and the corner will keep its character. It can also mean that work on the heritage parts of the exterior needs approval and costs more, which is worth asking the board about.

Suites, and why the tower is not the point

Condos.ca puts suites at roughly 450 to 1,162 square feet, from compact one-bedrooms up to two-bedroom plans. Several of the current listings are one-bedroom-plus-den suites in the 700 to 899 square foot range, which is a generous size for that type compared with new construction.

The building is a 1990 concrete mid-rise, not a hard loft. You will not find exposed brick and timber inside most suites, and the church’s Gothic details are on the outside. What you do get is a smaller, quieter building of eight storeys with fewer neighbours per elevator than a modern tower.

Which way a suite faces matters a great deal here. College and Bathurst are both streetcar routes and busy at night, so suites on those sides hear more. Ask about the exposure and visit in the evening before you commit.

The fee problem

This is the part buyers skip. Condos.ca lists the fee as covering only common elements, building insurance and water. Heat and hydro are not in that list, and parking is not either. Yet the active listings work out to roughly $1.49 per square foot per month, which is high for a building that bundles so little.

I cannot tell you from public sources why the fee is this high. A small building spreads its fixed costs, such as staff, the elevator and roof work, across only 89 suites, and an older building with a heritage component can carry higher repair costs. But the real answer is in the budget, the reserve fund study and the board minutes, and you should read all three before you make an offer.

Before you compare this with another building, add your own hydro and heating costs to the fee. Then ask whether parking and a locker come with the suite you are looking at, and whether they are included in the quoted fee or charged separately.

Living at College and Bathurst

The location is the strongest argument for this building. Little Italy’s restaurants and bars run west along College, Kensington Market is a short walk south-east, and the University of Toronto campus and the Toronto Western Hospital area are close. Bathurst gives you a straight line north to Bloor. Transit, schools and Walk Score are shown in the data panel on this page.

This corner works best for people who want to live where they eat out and who are comfortable with noise and activity. Hospital staff, graduate students and university faculty make up a natural rental pool, which is useful if you are buying to rent out later.

What it trades for, per square foot

Condos.ca puts the average price around $742 per square foot. For a central west-end location, that is below what newer buildings nearby ask, and the gap reflects the building’s age and its fee.

When I checked, four suites were for sale, from a two-bedroom to several one-bedroom-plus-dens, asking from about $460,000 to $689,000. Their fees ranged from about $869 to $1,306 a month, and two more suites were listed for rent.

The asking range is wide for suites of similar size, which tells me condition and exposure are doing a lot of the pricing. For the actual sale and lease record, use the data panel on this page or ask me for a building sold report.

Amenities at The Channel Club

Rooftop deckParty roomMeeting roomSaunaSecurity guardVisitor parkingParking garage

The amenity list is modest: a rooftop deck, a sauna, party and meeting rooms and a security guard. In a building this size that is reasonable, and the rooftop is the one I would use, because the views over Little Italy and the church tower are the reason people remember this address.

Jatin’s honest take on The Channel Club

Who this building suits

Buyers who want to live in Little Italy rather than visit it, people who work at the university or the nearby hospitals, and anyone who prefers a small, eight-storey building to a large tower. It also suits buyers who like a building with a story, because there is nothing else quite like it in the city.

What I’d want you to check

Start with the fee: get the budget and ask what drives a cost of about $1.49 per square foot when heat and hydro are not included. Read the reserve fund study for the roof, windows, garage and the heritage elements, and ask how costs are shared with the church in the same structure. Ask, too, how the board handles approvals for work on the heritage parts of the exterior, since those projects can take longer and cost more than ordinary repairs. Condos.ca flags a pet restriction, so read the rules in the status certificate. Confirm whether parking and a locker come with the suite.

The value question

At around $742 per square foot in one of the best locations in the west end, the purchase price is attractive. The fee is what decides whether it is a good deal. If the reserve fund is healthy and the budget explains the fee, an owner-occupier gets a unique building at a fair price. If the numbers do not add up, I would walk away and look at a newer building nearby.

The Channel Club — frequently asked questions

Why is The Channel Club built around a church?

College Street United Church redeveloped its site around 1990. Most of the old church was replaced, the bell tower was restored, and the new building houses the church below and 89 condo suites above.

Is the bell tower original?

Yes. The tower dates from the 1884 to 1885 church by James Smith and John Gemmell and was renovated during the redevelopment. The remnants are designated under Part IV of the Ontario Heritage Act.

Is the church still active?

Yes. College Street United Church still operates in the building and shares the structure with the condominium.

What do the maintenance fees include?

Condos.ca lists common elements, building insurance and water. Heat and hydro are not listed, so budget for them separately and confirm in the status certificate.

Why are the fees high?

Active listings work out to about $1.49 per square foot a month. Public sources do not explain why, so review the budget, reserve fund study and board minutes before buying.

Who developed and manages the building?

Condos.ca lists JSC Investments as developer and AA Property Management as manager.

How big are the suites?

Roughly 450 to 1,162 square feet, from one-bedrooms to two-bedroom plans, with many one-bedroom-plus-dens in the 700 to 899 square foot range.

Is it a loft building?

No. It is a 1990 concrete mid-rise. The church’s Gothic details are on the exterior rather than inside the suites.

What amenities are there?

A rooftop deck, sauna, party room, meeting room, security guard, visitor parking and a parking garage.

Who is The Channel Club best for?

Owner-occupiers who want a small building in Little Italy, close to the University of Toronto and nearby hospitals.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
