Why condos are priced wrong more often than houses
Two units in the same building, same square footage, can be worth meaningfully different amounts. Most listings ignore the reasons:
New listings across the GTA are down 14.1% year over year while sales have held up better than supply. Your competition is thinner than it was a year ago. But buyers are patient and financing-sensitive: at a 97% sale-to-list ratio and 35 days on market, a correctly priced unit still moves and an optimistically priced one sits — and a unit that sits gets treated as damaged goods.
What I do before your unit goes live
- Pull your building’s real comparables — including the units that did not sell, which is the half most agents skip.
- Read your status certificate before a buyer’s lawyer does, so nothing in it surprises us mid-deal.
- Price against your tier, not the building average — floor, exposure, parking, layout.
- Photography and a floor plan, because condo buyers shortlist on a phone in under ten seconds.
- Time the launch against what else is listed in your building.
