Short answer

In August 2026 TRREB recorded 109 condo apartment sales in Mississauga at an average of $495,052 and a median of $500,000, with units selling for 97 percent of list price after an average of 45 days on the market. There were 849 active listings, about 7.8 months of supply at that pace, and a sales-to-new-listings ratio of 31 percent: a buyer’s market. Your unit’s value will sit above or below that median depending on size, floor and view, parking, the building’s age and fees, and which part of the city it is in. One advantage to point out: Mississauga has no municipal land transfer tax, so your buyer pays about $6,475 less in tax than on a $500,000 purchase in Toronto.

Source: TRREB Market Watch, August 2026. Mississauga’s average and median are unusually close, which means there were few very expensive sales pulling the average up that month. That makes the median a fair anchor for a typical unit.

What the numbers mean for your list price

Three signals point the same way. The sales-to-new-listings ratio was about 31 percent, below the level usually read as balanced. Active inventory was about 7.8 months of sales. And the average unit took 45 days to sell. In that market, buyers compare several units and wait for the right price. Sellers who price from the last three months of sold data for their layout, not last year’s peak or the most optimistic online estimate, sell in weeks; sellers who test the market from above tend to sit. Mississauga’s 97 percent sale-to-list ratio shows that well-priced units still sell close to asking.

What moves your unit above or below the median

  • Size and layout. A two-bedroom, two-bathroom unit trades well above a one-bedroom; a split layout with bedrooms on opposite sides is easier to sell to families and roommates.
  • Floor, view and exposure. Higher floors with open views, including towards the lake in the south end, command more.
  • Parking and locker. Especially important in Mississauga, where many buyers drive.
  • Building age and fees. Older buildings often have larger units and higher fees; newer towers in the city centre have smaller units and lower fees. Lenders count half the fee against the buyer.
  • Location. The city centre around Square One, the Port Credit waterfront, and the Erin Mills and Meadowvale areas attract different buyers at different prices.
  • Condition and the corporation. Renovations, the reserve fund and any special assessment all show up in what buyers offer.

The land transfer tax point

Mississauga does not charge a municipal land transfer tax; Toronto does. A buyer of a $500,000 condo pays $6,475 in Ontario land transfer tax in either city, but in Toronto pays another $6,475 to the City, $12,950 in total. For a buyer deciding between a unit in Etobicoke and one across the border in Mississauga, that difference is real cash at closing. It is worth mentioning in your listing when your buyers are likely to be comparing with Toronto.

How to value your particular unit

The municipal median is a starting line, not your price. Find the three most recent sales of your layout in your building, or in the two or three most similar buildings nearby, adjust them for floor, view, parking and condition, and check what is currently for sale.
