Short answer

In August 2026 TRREB recorded 57 condo apartment sales in Markham at an average of $638,332 and a median of $563,800, with units selling at 97 percent of list price after an average of 40 days. There were 356 active listings, about 6.2 months of supply at that pace, and a sales-to-new-listings ratio of about 31 percent, so buyers have choice. Markham’s median was the highest of York Region’s three big condo markets and $13,800 above the City of Toronto’s. The $74,532 gap between average and median means a few large or premium units lifted the average; price a typical unit from the median and from recent sales of its layout. Markham has no municipal land transfer tax, which saves your buyer $7,751 at the median compared with Toronto.

How Markham compares

On price, Markham led York Region in August. Its $563,800 median was $25,300 above York Region’s, $38,800 above Vaughan’s, $63,800 above Richmond Hill’s and even $13,800 above the City of Toronto’s (all arithmetic on TRREB’s figures). On speed and pricing accuracy it also did well: 97 percent of list price, matching York Region and ahead of Vaughan at 96 and Richmond Hill at 95, and 40 days on market, the quickest of the three and close to Toronto’s 39.

Where Markham looked weaker was supply. Its sales-to-new-listings ratio of about 31 percent was the lowest of the group (York Region about 34, Vaughan about 33, Richmond Hill about 35, Toronto about 38), meaning a lot of new listings came on relative to sales. At about 6.2 months of inventory, Markham had a little less supply than Vaughan at 6.8 and York Region at 6.5, but more than Toronto at 5.6. The overall picture: units that are priced right sell quickly and close to asking, but there are enough listings that an overpriced unit simply gets skipped.

Average or median: which one is your unit?

Markham’s average was $74,532 above its median. With 57 sales, a handful of large or penthouse units pulls the average up, so the median is the better start for a typical one-bedroom or one-bedroom-plus-den. Either way, price from sales of your own layout.

What the numbers mean for your list price

A 97 percent sale-to-list ratio measures only the units that sold, against their final list price, some already reduced. The more telling numbers are 356 active listings and a 31 percent sales-to-new-listings ratio: buyers can tour several similar units in a weekend, often in neighbouring towers. Price from the last three months of sold data for your layout and get it right in the first two weeks, when a listing gets the most attention.

Where in Markham your condo is

Markham’s condo stock is spread across several distinct areas, and buyers shop them differently:

  • Markham Centre and the Highway 7 corridor. The newer towers around Warden Avenue and Highway 7, near Unionville GO station, the Viva rapid transit line and York University’s Markham campus. Lots of recent completions, lots of similar units, strong investor and commuter demand.
  • Unionville. Buildings near historic Main Street Unionville and Toogood Pond draw buyers who want the village setting, including downsizers from nearby houses.
  • Thornhill and the Yonge and Steeles side. The Markham portion of Thornhill, east of Yonge, has older condo buildings with larger units, which suit buyers who value space over amenities.
  • Milliken, Cornell and the east. Smaller condo pockets near Steeles and Kennedy and in Cornell, typically with lower price points.

For commuters, a short walk to a GO station or Viva stop widens the buyer pool.

What moves your unit above or below the median

  • Size and layout. Newer towers have many compact one-bedroom-plus-den units; true two-bedroom, two-bathroom layouts are scarcer and trade well above the median. A den with a door, or big enough to be a room, helps.
  • Floor, view and exposure. Higher floors with open views sell for more; units facing Highway 7, the 404 or a construction site sell for less. See choosing a condo exposure.
  • Parking and locker. Most Markham buyers drive at least some of the time. A unit without parking has a much smaller buyer pool.
  • Building age and fees. Older buildings tend to have larger units and higher fees; newer towers have smaller units and more amenities. Lenders count half the condo fee against the buyer’s borrowing, so fees affect what a buyer can offer.
  • Competition from new buildings. Recently completed towers and assignment sales compete for the same buyers. Urbanation counted 4,295 completed, unsold new condos across the Greater Toronto and Hamilton Area in the first quarter of 2026, a record.
  • The corporation. The status certificate shows the reserve fund, any special assessment and any litigation; a healthy reserve fund makes an older building an easy sale.
  • Tenancy and condition. A vacant, well-kept unit sells to everyone; a tenanted one to fewer buyers. See how much less a tenanted condo is worth.

The land transfer tax point

Markham has no municipal land transfer tax; Toronto does. At Markham’s $563,800 median, a buyer pays $7,751 in Ontario land transfer tax. The same purchase in Toronto costs another $7,751 in municipal tax, $15,502 in total (arithmetic, before any first-time buyer rebates).
