In August 2026 TRREB recorded 137 detached house sales in Markham at a median of $1,488,000 and an average of $1,611,773. Detached houses sold at 98 percent of list price after an average of 28 days on market. Semi-detached houses had a median of $945,000 on 15 sales, and freehold townhouses a median of $995,000 on 39 sales. TRREB’s MLS® Home Price Index benchmark for a typical Markham detached house was $1,447,800, down 6.26 percent from August 2025, so Markham prices are lower than a year ago. At August’s pace there were about 3.3 months of detached supply (my arithmetic), tighter than the 5.2 months across York Region. Your own house can sit well above or below the median depending on lot, basement, condition and street, so price it from recent comparable sales, not the town number.

Source: TRREB Market Watch, August 2026, detached, semi-detached and att/row/townhouse (freehold) tables. This is one month of sales, so treat it as a snapshot. Markham’s 15 semi-detached sales sit right at the edge of a reliable sample; one or two unusual sales can move that median a lot.
Markham is one of the higher-priced municipalities in York Region. Its detached median was $163,000 above York Region’s and $388,000 above the median for all TRREB areas (my arithmetic). Vaughan ($1,425,000) and Richmond Hill ($1,482,500) traded in a similar band.
Are Markham house prices going down? The benchmark
The median tells you what the houses that happened to sell in August went for. To see the trend, TRREB publishes the MLS® Home Price Index. The benchmark is TRREB’s model price for a “typical” home with set features, not an actual sale, which is why it is steadier than a one-month median.

So yes: a typical Markham detached house was benchmarked about 6 percent below a year earlier, more than York Region or the TRREB average. Attached houses (semis and row houses) fell less, 4.80 percent. That does not mean your house lost exactly 6.26 percent. What the numbers mean for your list price
Three signals matter more than the headline median:
- Months of inventory. Markham had 449 detached houses for sale against 137 sales, about 3.3 months of supply (my arithmetic: active listings divided by sales). York Region was at about 5.2 months and all TRREB areas at about 4.7. Markham detached supply was tighter than its region.
- Sales to new listings. 137 detached sales against 251 new listings is about 55 percent (my arithmetic), against about 41 percent across York Region. Freehold townhouses were similar, at about 56 percent. Semis were about 47 percent on a small sample.
- Sale to list and days on market. Detached houses sold at 98 percent of list price after 28 days on average, faster than York Region’s 34 days. Freehold townhouses sold at 100 percent of list after 36 days.
Read together: a well-priced Markham detached house found a buyer in about a month, close to asking. The 98 percent only counts houses that sold, against their final, often reduced, list price.
Also watch the gap between average and median. Markham’s detached average was $123,773 above the median (my arithmetic), because a smaller number of large, newer or estate homes pull the average up. How TRREB reports Markham
TRREB splits the City of Toronto into lettered districts such as C14 or E07, but it reports Markham as one municipality inside York Region, with no districts. That single row blends very different markets:
- Unionville. The historic Main Street core and the established streets around it, plus newer subdivisions to the north.
- Markham Village and the older east side. Around Main Street Markham and Markham GO, a mix of older houses on bigger lots and newer infill.
- Thornhill east of Yonge and the south end. Established neighbourhoods near Steeles Avenue, where renovation level varies a lot from house to house.
- Newer planned communities. Cornell, Berczy, Wismer, Greensborough, Cathedraltown and Box Grove, with newer detached houses, semis and freehold towns on smaller lots.
- Estate pockets. Angus Glen and similar areas with larger lots and custom homes, which sit well above the median and have few true comparables.

What moves your house above or below the median
- Lot frontage and depth. In Markham, as across the GTA, land is a large share of the value. A wider or deeper lot, or a pie-shaped lot with a big yard, puts you above houses of the same size on a standard lot. See how lot size and frontage change value.
- Detached, semi or townhouse. The August medians were $1,488,000, $945,000 and $995,000. In August, Markham’s freehold towns sold for more than its semis at the median.
- Basement. A finished basement helps. A separate entrance helps more. A second unit that has been permitted and inspected by the City of Markham is worth more to more buyers than one that was never approved, because a buyer’s lender and insurer treat them differently.
- Garage and parking. A double garage and a driveway that fits two or more cars is the norm in much of Markham; houses with a single garage or a laneway garage compete with that.
- Renovation level. An updated kitchen and bathrooms, newer flooring and a clean, neutral finish sell faster. Dated houses sell too, but to buyers who price in the work.
- Street and sub-area. A quiet crescent backing onto green space is not the same as a lot backing onto a major road such as Highway 7 or Kennedy Road.
- Schools. Many Markham buyers start with the school boundary. Check the current boundary for your address with the school board; boundaries change.
- Transit and highways. Walking distance to a Stouffville GO line station (Unionville, Centennial, Markham or Mount Joy), the Viva rapid transit corridor on Highway 7, and quick access to Highways 404 and 407 all widen your buyer pool.
- Age and big-ticket systems. Buyers and their inspectors look hard at the roof, windows, furnace and air conditioning, electrical panel and plumbing. On older houses, replaced systems with receipts support your price.
No published source puts a reliable dollar figure on each of these for Markham; comparable sales measure them. Test any pre-listing work in the renovation ROI calculator.
The land transfer tax point
Markham buyers pay only the Ontario land transfer tax. York Region has no municipal land transfer tax; the City of Toronto does. At Markham’s $1,488,000 detached median, the Ontario tax is $26,235. The same purchase just south of Steeles Avenue in Toronto would add a matching $26,235 Toronto municipal tax, $52,470 in total (my arithmetic from the published brackets, before first-time buyer refunds of up to $4,000 provincially and up to $4,475 in Toronto).

The median is a starting line, not your price. Your property tax assessment is not your price either: MPAC assessments for 2026 taxes are still based on 1 January 2016 values.
