Short answer

In August 2026 TRREB recorded 74 detached house sales in Richmond Hill at a median of $1,482,500 and an average of $1,667,913. They sold at 97 percent of list price after an average of 35 days on market. Freehold townhouses had a median of $1,026,350 on 38 sales; semi-detached houses had a median of $1,025,000, but on only 6 sales. TRREB’s MLS® Home Price Index benchmark for a typical Richmond Hill detached house was $1,524,300, down 6.81 percent from August 2025. Detached supply was heavy: 518 houses for sale against 74 sales is about 7.0 months of inventory (my arithmetic), against 5.2 months across York Region. Buyers have choice, so a Richmond Hill detached house needs to be priced from its closest recent comparables to sell.

Richmond Hill had only 6 semi-detached sales; the 102 percent sale-to-list and 9 days on market describe those six houses, not a trend, and should not be used to price a semi on their own.

Richmond Hill’s detached median was $157,500 above York Region’s (my arithmetic) and almost level with Markham’s $1,488,000 on 137 sales. Vaughan’s detached median was $1,425,000 on 122 sales. The three big southern York Region municipalities traded in a similar band in August, but Richmond Hill had far fewer sales for its size of inventory.

Are Richmond Hill house prices going down? The benchmark

A one-month median moves with whichever houses happened to sell. The MLS® Home Price Index is steadier: the benchmark is TRREB’s model price for a “typical” home with set features, not an actual sale.

Yes, prices are lower than a year ago. The typical Richmond Hill detached house was benchmarked 6.81 percent below August 2025, a bigger drop than York Region (5.95 percent) and the TRREB average (4.50 percent). Attached houses fell 5.22 percent. The benchmark ($1,524,300) sits above the August detached median ($1,482,500) because they measure different things: the benchmark is a modelled typical house, the median is the middle of 74 real sales. What the numbers mean for your list price

  • Months of inventory. 518 detached houses for sale against 74 sales is about 7.0 months of supply (my arithmetic: active listings divided by sales). York Region was at about 5.2 months, Markham about 3.3 and all TRREB areas about 4.7. Richmond Hill detached was the softest of the four.
  • Sales to new listings. 74 detached sales against 246 new listings is about 30 percent (my arithmetic), against about 41 percent across York Region. Fewer than one in three new detached listings found a buyer in the month.
  • Freehold townhouses were firmer. 38 sales against 56 new listings is about 68 percent, with about 3.0 months of supply (my arithmetic). Towns under the detached price point were moving.
  • Sale to list and days on market. Detached houses that sold went for 97 percent of list after 35 days on average; towns at 98 percent after 37 days.

What that means for a detached seller: with seven months of inventory, buyers compare, and houses priced off last year’s sales or off the $1,667,913 average tend to sit. The sale-to-list figure only counts houses that sold, against their final list price, so it hides the listings that were reduced or expired. Richmond Hill’s detached average was $185,413 above the median (my arithmetic), because a smaller number of large and luxury houses pull it up. How TRREB reports Richmond Hill

TRREB reports Richmond Hill as one municipality in York Region, with no lettered districts like Toronto’s. That single row covers several distinct markets:

  • The Yonge Street corridor and the old village. Older houses on bigger lots near the historic core and Mill Pond, plus newer infill.
  • South Richvale and the Langstaff area. Established neighbourhoods near Highway 7 and Highway 407, with a mix of original houses and large custom rebuilds.
  • Bayview Hill and the east side. Larger lots and luxury houses east of Yonge, which sit well above the median.
  • Newer subdivisions in the north. Jefferson, Westbrook, Rouge Woods, Oak Ridges and Elgin Mills, with newer detached houses and freehold towns. Oak Ridges sits on the Oak Ridges Moraine, and some lots there carry extra environmental rules.

What moves your house above or below the median

  • Lot frontage and depth. In South Richvale, Bayview Hill and around the old village, much of the price is the land. A wide, deep lot can be worth more to a builder or custom-home buyer than the house on it. See how lot size and frontage change value.
  • Detached, semi or townhouse. August medians were $1,482,500 detached and $1,026,350 for freehold towns; the semi median rests on 6 sales and is not a reliable guide.
  • Basement. A finished basement helps; a separate entrance helps more; a second unit that has been permitted and inspected by the City of Richmond Hill is worth more to more buyers than an unapproved one.
  • Garage and parking. A double garage and a wide driveway are what most detached buyers in Richmond Hill expect.
  • Renovation level. With seven months of supply, buyers can pick a finished house. Dated kitchens and bathrooms get priced in hard.
  • Street and sub-area. A quiet crescent or a ravine backing is not the same as backing onto Yonge Street, Bayview Avenue or Major Mackenzie Drive.
  • Schools. Many buyers start with the school boundary. Check the current boundary for your address with the school board.
  • Transit and highways. Easy access to a Richmond Hill GO line station, the Viva rapid transit on Yonge Street and Highway 7, and quick access to Highways 404 and 407 widen your buyer pool.
  • Age and big-ticket systems. Roof, windows, furnace and air conditioning, electrical panel and plumbing. On a 1970s or 1980s house, replaced systems with receipts support your price.

The land transfer tax point

Richmond Hill buyers pay only the Ontario land transfer tax; York Region has no municipal tax. At the $1,482,500 detached median, the Ontario tax is $26,125. The same purchase in the City of Toronto would add a matching $26,125 municipal tax, $52,250 in total (my arithmetic from the published brackets, before first-time buyer refunds of up to $4,000 provincially and up to $4,475 in Toronto).
