By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — How to choose a Unionville, Markham agent for 2027: real price data, heritage-district rules, interview questions and how commission works in Ontario.

Short answer

The best realtor in Unionville for 2027 prices your home from nearby sales, knows the Unionville Heritage Conservation District permit rules, and markets across the GTA. Markham’s detached median was $1,420,000 from January to October 2026, down 6.5%. Commission in Ontario is negotiable, so interview at least three agents and compare written proposals.

This guide is for Unionville homeowners planning a 2027 sale and for buyers hoping to move into this part of Markham. It covers the Markham price numbers that matter, what is unusual about Unionville’s housing, and a practical checklist for interviewing agents, including how Ontario commission and listing agreements really work.

What makes Unionville real estate different from the rest of Markham?

Unionville is a former village inside the City of Markham, centred near Highway 7 and Kennedy Road. Its edges are not sharply defined, and nearby neighbourhoods often describe themselves as Unionville. That matters for pricing: two homes both called “Unionville” in a listing can sit in very different settings and draw different buyers.

The heart of the area is Main Street Unionville, a historic strip that was once part of the course of Kennedy Road, with the Rouge River and Toogood Pond nearby. The village took its name from Union Mills, a mill built in 1839 and named after the union of Upper and Lower Canada.

The heritage district and what it means for owners

Much of old Unionville is inside the Unionville Heritage Conservation District, one of four heritage districts in Markham. The Ontario Heritage Trust lists it with about 210 properties under a 1997 Markham by-law. The City of Markham says that alterations to any property in a heritage district need a Minor or Major Heritage Permit. Those alterations include exterior changes, additions, garages and other accessory buildings, new construction, and full or partial demolition.

For a seller, that shapes the buyer pool and the price a builder will pay. For a buyer, it affects what you can change later. Either way, a good agent confirms heritage status early using Markham’s district maps and Heritage Property Register.

What are home prices in Markham going into 2027?

TRREB does not publish Unionville as its own area, so I rely on City of Markham numbers. These are medians for the whole city. Your home’s value depends on its street, lot, condition and heritage status.

Here is the pattern. Prices are lower than a year ago for every home type, yet more detached homes and condo townhouses changed hands. Lower prices brought some buyers back. Homes also take longer to sell: Markham detached homes averaged 29 days on market in 2026, compared with 19 days in the same months of 2024.

Borrowing costs moved the other way late in 2026. The Bank of Canada raised its policy rate to 2.50% on 28 October 2026, and big-bank prime rose to 4.70%. For more on pricing your own place, see how much a house is worth in Markham.

What should you expect from the best realtor in Unionville?

The right agent for Unionville can do a few specific things well:

  • Price within the right comparable set. A heritage home near Main Street, a 1980s detached house and a newer infill home are different products. They should not share one price per square foot.
  • Handle heritage questions. Know how to check the district map and when to involve the city’s heritage staff before listing or making an offer.
  • Explain who is buying. Move-up families, downsizers and buyers relocating from Toronto have different priorities. The marketing should speak to the real buyer.
  • Market across the GTA. Buyers may compare Unionville with Richmond Hill, North York and Scarborough. Your listing needs to reach them.
  • Negotiate in a balanced market. With more time on market, skill with conditions, closing dates and counter-offers matters more than speed.

For buyers focused on the higher end, my guide to Markham luxury areas including Unionville has more context.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

What questions should you ask a Unionville real estate agent?

RECO, the provincial regulator, suggests you interview at least three agents, ask about their experience in your neighbourhood and with your property type, and follow up with past clients. Here is a Unionville version of that interview:

  1. “Which sold homes would you compare mine to, and what adjustments did you make?”
  2. “Is my home in the heritage district, and how would that affect the buyer pool?”
  3. “How will you market the home beyond Markham?”
  4. “Which services are included in writing: photography, floor plans, staging advice, open houses?”
  5. “What is your total fee, what share goes to the buyer’s brokerage, and what changes if you act for both sides?”
  6. “What term and holdover period are you proposing, and why?”
  7. “If I want one named agent, will you use designated representation?”

How does commission work when you sell in Markham?

In Ontario, commission is negotiable. RECO says it is agreed between you and the brokerage and is not set by RECO, government or any real estate board. It can be a flat fee, a percentage or a combination. Under TRESA it cannot be based on the gap between asking and selling price.

Sellers should see three numbers in the agreement: the total fee, the amount offered to a buyer’s brokerage, and any change if the brokerage represents both sides. Buyers sign their own agreement showing what they owe their brokerage and how that changes if the seller pays part or all of it. Read more in my guide to real estate commission in Ontario.

One cost Unionville buyers do not face is the City of Toronto’s municipal land transfer tax. Ontario says that extra tax applies to property bought in Toronto. In Markham, buyers pay the provincial land transfer tax only.

What should a listing or buyer agreement include in Ontario?

Representation agreements must be in writing. RECO lists what they should cover: duties, services, fees, length and cancellation terms, and, for designated representation, the agent’s name. Points to check:

  • The expiry date must be prominent on the first page. There is no standard length.
  • The holdover clause may make a fee payable for a sale after expiry. Its length is not standard, so negotiate it.
  • Every service you expect should be written in. RECO warns that services not listed may not be provided.
  • Termination terms and any costs should be spelled out.

Buyers should read my explainer on the buyer representation agreement before signing one.

Watch out

Do not assume a Unionville home can be expanded or replaced the way a non-heritage home can. Markham requires heritage permits for many exterior changes in the district. If your plans depend on an addition or rebuild, make the offer conditional on checking with the city first.

What should Unionville buyers check before making an offer?

Buyers need the same discipline as sellers. Start with the comparable sales for the exact type of home you want, not the Markham median. A heritage house near Main Street and a newer detached home a few blocks away can have very different values, even with similar square footage.

Then plan your conditions. If you hope to add a garage, finish a renovation or build an addition, you may want time to confirm what the heritage district allows. A home inspection is worth it on older village homes, where systems and foundations may be original. Confirm school boundaries directly with the school board, since boundaries can change.

Finally, check your financing early. Insured mortgages are only available on homes under $1.5 million, and Markham’s detached median sits just under that line, so some buyers will need 20% down. Get a pre-approval that reflects the late-2026 rate increase before you start bidding.

What red flags should Unionville sellers and buyers watch for?

  • A valuation built on city-wide averages rather than nearby sold homes.
  • No mention of the heritage district when your home is close to Main Street.
  • Pressure to sign immediately, or a long holdover you did not discuss.
  • Steering: RECO has said that steering buyers toward listings because they pay a higher commission breaches TRESA.
  • An agent with a record they did not disclose. RECO’s public register shows enforcement activity from the past five years. My guide to RECO complaints and discipline explains what those entries mean.

Why do Unionville sellers benefit from an agent who knows the whole GTA?

Local knowledge prices the home. GTA-wide knowledge finds the buyer. People shopping in Unionville may also be weighing other parts of York Region or Toronto. An agent who sells across those markets can explain why your home is the better value and present it to buyers before they choose elsewhere.

My take

In my view, 2027 in Unionville will favour sellers who launch at a realistic price and buyers who do their heritage homework. Rates rose in October 2026, and more increases are possible, so I would not build a plan around a quick rebound. Pick the agent who shows you real comparables and puts every promise in the agreement. This is my opinion, not a forecast.

What to do next

  1. Run your address through the estimator above, then ask agents for nearby sold comparables.
  2. Check Markham’s heritage district map and Heritage Property Register for your property.
  3. Look up every agent on RECO’s public register before meeting them.
  4. Interview three agents with the same questions and compare written proposals.
  5. Negotiate the term, holdover and services before you sign.

Frequently asked questions

Who is the best realtor in Unionville for 2027?

The best realtor in Unionville for 2027 is one who prices from nearby sold homes, understands the Unionville Heritage Conservation District, and can market to buyers across the GTA. RECO recommends interviewing at least three agents and checking its public register. Choose the agent whose written plan and fees are clearest.

How much is a house in Unionville, Markham?

TRREB does not report Unionville separately. Across Markham, the detached median was $1,420,000 from January to October 2026, down 6.5% from 2025, per TRREB MLS data via REALM. Semis had a median of $1,025,000 and freehold townhouses $999,990. Unionville homes can be priced above or below these city-wide medians.

Is Unionville a heritage conservation district?

Yes, old Unionville is one of four heritage conservation districts in Markham, with about 210 properties under a 1997 by-law. The City of Markham requires a Minor or Major Heritage Permit for alterations in the district, including exterior changes, additions, garages, new construction and demolition. Check the city’s district map for your address.

Is real estate commission negotiable in Markham?

Yes. RECO says commission across Ontario, including Markham, is agreed between you and the brokerage and is not set by RECO, government or real estate boards. It can be a flat fee, a percentage or both. Ask for the total fee, the buyer-brokerage share and any multiple-representation change in writing.

Do you pay Toronto land transfer tax when buying in Unionville?

No. The City of Toronto’s municipal land transfer tax applies to property bought in Toronto, and Unionville is in Markham. Buyers there pay only Ontario’s provincial land transfer tax. First-time buyers may qualify for a provincial refund of up to $4,000, as of November 2026.

How long are homes taking to sell in Markham in 2026?

Markham detached homes averaged 29 days on market from January to October 2026, up from 19 days in the same period of 2024, per TRREB MLS data via REALM. Condo apartments averaged 39 days. Longer marketing times mean Unionville sellers need sharp pricing and a clear launch plan.

What should I ask a real estate agent in Unionville before hiring?

Ask which sold homes they compared yours to, whether your home is in the heritage district, how they will market beyond Markham, what services are written in, their full fee, and the term and holdover they propose. RECO also suggests calling past clients. Compare the answers from at least three agents.

How long is a listing agreement in Ontario?

There is no standard length; it is whatever you and the brokerage agree. RECO says it can be a day, a few weeks or several months, and the expiry date must appear prominently on the first page. Unionville sellers can ask for a shorter term with an option to extend.

How do I check if a Markham realtor has been disciplined?

Search the agent on RECO’s public register. It shows registration status, registration number and expiry, brokerage details, and enforcement activity from the past five years, such as discipline decisions, charges and conditions on registration. All agents trading in real estate in Ontario must be registered with RECO.
