Layouts that hold value
Split bedrooms: in a two-bedroom, bedrooms on opposite sides of the living space are worth a real premium — roommates, guests and young families all pay for that separation. Squared-off living areas: rooms you can actually furnish beat long narrow ones every time. Windows in bedrooms: a legal window (not a sliding partition) makes a “den” an actual bedroom, and the price difference is significant.
Layouts that fight you
Long narrow “bowling alley” living rooms, dens with no window or door, kitchens that block the window light, and units where the entry hallway eats 60 square feet of usable space. Also watch for oddly angled walls — they look interesting in a floor plan and are brutal to furnish.
The efficiency test I use
Ask: how many walls can I actually place furniture against? A 600 sq ft unit with four usable walls lives bigger than a 700 sq ft unit with two. In compact Queensway and Humber Bay units, this ratio determines whether the space works.
Balconies, storage and ceiling height
A usable balcony (deep enough for a table) adds real living space; a 3-foot ledge doesn’t. In-unit storage and a locker matter enormously under 700 sq ft. And 9-foot ceilings versus 8-foot changes how a small unit feels more than most buyers expect.
Buying pre-construction from a floor plan
You’re judging layout without walking it — so measure against furniture you own, check where the door swings, and confirm window placement. This is exactly what I do with clients on the Pre-Construction Hub projects.
FAQ — Condo Layouts
What condo layout holds value best?
Split two-bedroom layouts with squared rooms, real windows in every bedroom, and a usable balcony. They appeal to the widest buyer pool and resell fastest.
Is a den worth paying for?
Only if it has a window and door — then it functions as a bedroom or private office and adds real value. A windowless nook adds little.
How small is too small?
Under about 500 sq ft, financing gets harder with some lenders and the resale pool narrows. Efficiency of layout matters even more at that size.
Do ceiling heights affect value?
Yes — 9-foot and 10-foot ceilings command premiums and make compact units feel considerably larger. Ask me to review any floor plan before you offer.
