Living here
Renters, Airbnb and elevators at 1 Lawlor Avenue
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 1 Lawlor Avenue?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 1 Lawlor Avenue
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1 Lawlor Avenue is the smallest kind of condo building there is: five storeys, 20 suites, and an elevator you will mostly share with people you know by name. It sits on Kingston Road at the edge of the Beach, and when a suite comes up, it tends not to last. If you want a boutique building in this part of the east end, this is one of the few. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
1 Lawlor Avenue is a five-storey, 20-suite condominium at 1 Lawlor Avenue, on the north side of Kingston Road in the East End-Danforth (Upper Beaches) neighbourhood, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built by The Beeches Developments and completed in 2006. The condominium corporation is TSCC-1748, registered on 27 February 2006. Condos.ca lists common elements, heat, building insurance, parking and water as included in the fee.
1 Lawlor Avenue at a glance
Twenty suites, and what that means for owners
A 20-suite building is a very different thing from a 200-suite tower. There is no concierge desk, the board is drawn from a handful of owners, and every decision about the building is made by people who live in it. For many buyers, that is exactly the appeal.
It also means the economics are concentrated. When a large repair comes up, such as a roof, windows or the garage, it is split 20 ways instead of 200. A strong reserve fund matters more here than almost anywhere, and one special assessment can be a much bigger share per suite than in a tower.
Small buildings also have small sales records. With so few suites, resales are rare, and in any given year there may be one sale or none. That makes pricing harder, which I come back to below.
Governance is the other thing to look at. In a building this size, a few engaged owners can keep things running very well, and a few disengaged ones can let maintenance slide. Ask for the last two years of board minutes and the annual general meeting notices, and see how often the board turns over and whether the corporation has a current reserve fund study.
Stone, polished concrete and generous suites
Condos.ca describes the building’s finishes in terms of marble, granite and polished concrete used throughout, and credits that with the fact that suites here rarely come up for sale. Stone and polished concrete wear well, but they are also expensive to repair or match, so ask what has been replaced in the suite you are viewing.
Suites run about 767 to 1,329 square feet, according to condos.ca. There are no tiny investor units here. Even the smallest suite is larger than a typical downtown one-bedroom, and the top end is a proper two-bedroom-plus layout that can replace a small house.
I could not find the architect, ceiling heights or the original suite mix in any source I checked. If you are comparing suites, ask for the floor plans and confirm which suites have terraces or balconies, since outdoor space varies a lot in a building like this.

Kingston Road at the edge of the Beach
Kingston Road was once the toll road to Kingston, with a toll gate at Woodbine, and today it forms the boundary between the Upper Beaches to the north and the Beach to the south. 1 Lawlor sits on the north side, at the corner of Lawlor Avenue, a short distance from Glen Stewart Park and the ravine.
That location is the main reason people buy here. Queen Street and the lake are to the south, the Glen Stewart ravine is close by, and Kingston Road gives you a direct route west by car. It is a main road, though, so road noise matters, and suites facing Kingston Road will hear more of it than those facing Lawlor.
The panel on this page shows the transit options, nearby parks and restaurants. Use it alongside a walk around the block at different times of day.
A road in transition
Kingston Road has been adding new mid-rise condos for more than a decade; Kingston & Co., covered by blogTO at its 2014 launch, is one example. That trend is likely to continue, and it changes the streetscape around older boutique buildings like this one.
For an owner, that is a mixed picture. New buildings bring more shops and services to the road, but also construction and, in some cases, buildings that block views. If a specific outlook matters to you, check what is proposed on the lots near the building before you buy.
Pricing a building with almost no comparables
Condos.ca puts the building average at about $665 per square foot. For a Beach-area address with stone finishes and large suites, that is a reasonable number, and it reflects the building’s age as much as anything.
The fee is one of the more complete in the area. Condos.ca lists common elements, heat, building insurance, parking and water as included, so hydro is the main utility on your own account. When you compare it with a newer building that meters heat by suite and charges parking separately, add those costs back in before deciding which is cheaper.
There were no active listings when I checked, which is normal here. Even one listing at a time would be a good sign of choice in a building this small. To price a suite, I would look at the building’s own sales over several years, which you can find in the data panel, and at sales in other small boutique buildings along Kingston Road and Queen Street East.

Amenities at 1 Lawlor Avenue
There is no gym, party room or concierge, which is what keeps a 20-suite building affordable to run. What you get is an elevator, underground parking, a security system and permission to barbecue, which is the right list for a building where the neighbourhood is the amenity.
Jatin’s honest take on 1 Lawlor Avenue
Who this building suits
Downsizers from Beach and Upper Beach houses who want to stay in the area with no stairs and no yard work, and buyers who want a small, quiet building with larger suites and better-than-average finishes. It also suits people who like knowing their neighbours and are willing to take a turn on the board, because in a building of 20 suites, participation is part of ownership. If you want a gym, a concierge or a lot of activity in the lobby, this is not your building.
What I’d want you to check
Read the reserve fund study and the last few years of budgets closely, because with 20 owners every major repair is shared among very few people. At about 20 years old, the roof, windows, elevator and garage membrane are the items to watch. Confirm the parking and locker units attached to the suite on the status certificate, and read the rules on pets and rentals yourself, since I could not find them published.
The value question
At about $665 per square foot with heat and parking in the fee, 1 Lawlor is fair value for a boutique Beach-area building. You give up amenities and gain a quiet building with large suites. The main risk is the small-building economics, so the reserve fund decides whether this is a good buy. If it is healthy, I would not wait long when a suite you like comes up; in a 20-suite building, the next one might be a year away.
