Two things measurement changed here. Malton GO is closer than Etobicoke North for five of the six — the opposite of what I expected. And no building is walkable to a subway: Kipling station is 149 to 184 minutes on foot.
The GO station everyone gets wrong
I went in assuming Etobicoke North was the relevant station for this cluster. It mostly is not.

Cloud9 at 80 Esther Lorrie is the only building where Etobicoke North wins, and it has the shortest GO walk in the group at 41.9 minutes. Everywhere else, Malton is nearer — but Malton sits in Peel rather than Toronto, and I have not verified what that means for fares or transfers. Check it before it becomes part of your decision.
None of these is a walk-to-GO building. Forty to seventy minutes on foot is a drive-and-park or a bus connection. What the bus numbers show is that four of the six have a stop within about ninety seconds of the door, which is the real transit story.
At King’s Terrace, 6 Humberline Drive, the nearest bus stop as the crow flies is 146 metres away. The actual walking route to it is 940 metres. The pedestrian network there does not follow the geometry.
I have quoted the honest figure instead: 628 metres, 8.4 minutes, to the Humber College Boulevard stop. This is exactly why straight-line distances mislead, and why I route these rather than measure them on a map.
Airport proximity is real, and I am not going to characterise the noise
Every building here is between 7.1 and 9.8 kilometres from Pearson Terminal 1 — a short drive. For someone who works at the airport, flies constantly, or works in the logistics economy around it, that is a genuine and underrated advantage.
It is also the obvious question about noise, and here is my answer: I do not have data, so I am not giving you a view. No source I read publishes a noise measurement, a flight path statement or an air quality reading for any of these addresses. Aircraft noise varies enormously by runway configuration, altitude, time of day and which way the wind is blowing that week.
What I would do, and what I would tell any client to do, is stand outside the building on two different days at two different times before making a decision. That is worth more than anything I could write here.

The two Tridel towers are the substantial ones — 29 storeys and 920 units between them, built two years apart. Riverpark Residences is the outlier: 92 units, an outdoor pool rather than an indoor one, a tennis court and a car wash. A 92-unit building with that amenity set means the per-unit cost of maintaining it is spread thin, which is worth thinking about.
Cloud9 has the smallest suites here, 452 to 921 square feet — a different product from everything else in north Etobicoke, and the only building in this group aimed squarely at one-bedroom buyers.
700 Humberwood Boulevard. One source gives the corporation as TSCC 1905. An independent corporation record gives TSCC 1761 — the same number it assigns to 710 Humberwood next door, along with the same title and the same amenity list. That pattern reads like a copy error on the second source, but reading like one is not proving it. I am publishing no corporation number for this building.
The Lexington, 840 Queen’s Plate Drive. One page contradicts itself three separate times: built 2017 or 2018, 170 or 171 units, developer Royal Developments or Royal Grand Developments. The structured fields say one thing and the narrative on the same page says another, on all three.
None of this makes either a bad building. It makes them buildings where the status certificate is the only source worth trusting on the basics.
The fee and value data, with its limits
Only one building here has a published fee rate: Riverpark Residences at $0.77 per square foot. And that comes with a warning — the same source publishes that rate beside its unpopulated default inclusion template, the string that claims nothing is included. That is an empty field, not data. So you have a rate and no reliable statement of what it covers. Do not pair them.
The other five publish no fee rate at all. The dollar-per-square-foot figures you will see — $634, $647, $737, $608, $536 — are sale price levels, not fees.
On value, read every figure with its denominator:
- Mansions of Humberwood: −7% on 14 sales. The most substantial sample in the group and the only one I would treat as informative.
- Cloud9: +1% on 7 sales. Thin, but a real figure with a real base.
- The Lexington: −2% on 5 sales. Thin.
- King’s Terrace: −23% on 3 sales. Three transactions cannot support a 23% claim. Do not use this number.
- Riverpark: 0% on zero sales. That is a null, not a finding. It does not mean the building held its value; it means nothing traded.
- 700 Humberwood: no figure published at all.
Separately, several pages report how far units sell below or above list — 5% below at 710 Humberwood, 1% above at King’s Terrace, at list price at Cloud9 and Riverpark. Those are sale-to-list ratios, not value changes, and they answer a completely different question.
Who this area suits
Someone whose work is at or near the airport, or in the industrial and logistics belt around it, and who drives. For that household this is well-located, well-served by bus, and considerably cheaper per square foot than anywhere south of Eglinton.
It suits you badly if you need rapid transit, or if aircraft noise is something you have not tested for yourself.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
Frequently asked questions
Which GO station is closest to the Humberwood condos?
Malton GO, not Etobicoke North — and this surprised me. I routed both for every building on the OpenStreetMap pedestrian network with the OSRM walking profile on 24 August 2026. Malton is nearer for five of the six: 710 and 700 Humberwood, 840 Queen’s Plate, 6 Humberline and 600 Rexdale. Etobicoke North is nearest only for Cloud9 at 80 Esther Lorrie. Malton is in Peel rather than Toronto, and I have not verified what that means for fares — worth checking before you rely on it.
Can you walk to the subway from these buildings?
No, and it is not close. Kipling station measured between 11.2 and 13.8 kilometres — 149 to 184 minutes on foot. King’s Terrace at 6 Humberline is the furthest from a subway of any building I have measured in Etobicoke. Any copy describing these as steps to the TTC subway is false on measurement.
How close are these condos to Pearson Airport?
Between 7.1 and 9.8 kilometres to Terminal 1 on foot, so a short drive. Riverpark Residences at 600 Rexdale is closest. That is a genuine advantage if you work at or travel through the airport. It is also a genuine noise consideration — but no source I found publishes a noise measurement or a flight path statement for any of these addresses, so I am giving you the distance and not an opinion dressed as data.
Is there a problem with the corporation number for 700 Humberwood?
Yes, and it matters. One source gives Mansions of Humberwood II the corporation number TSCC 1905. An independent corporation record gives it TSCC 1761 — which is the same number it gives the neighbouring building at 710 Humberwood. That looks like a copy error on the second source, but I cannot prove which is right, so I am publishing neither as settled. A status certificate resolves it in ten days.
