As at October 2026, I can confirm private garages at nine condo townhouse complexes in and next to Etobicoke: Birmingham and Parkside Townhomes in New Toronto, Windermere by the Lake Townhomes and 20 Budgell Terrace in Swansea, 30 Michael Power Place in Islington Village, and The Classics, Tamarack Circle, 26 Peach Tree and 3 Kendleton Drive in central and north Etobicoke. Many other townhouse complexes, including Dwell City Towns, Royal Towns and 83 Irwin Road, use a shared underground garage. A “parking garage” tag on a listing does not mean the home has its own garage.

Which Etobicoke condo townhouses actually have a private garage?
Fewer than the listing filters suggest. Search for “townhouse with garage” in Etobicoke and you get two very different products mixed together: condo townhouses where each home has its own garage door, and townhouse complexes where everyone parks in one shared underground garage. Both get tagged “parking garage” on the big condo portals, and that tag is where most of the confusion starts.
For this list I only counted a complex if a source I could read said, in words, that homes there have their own garage: an attached garage, a built-in garage, a double garage, or interior access to a garage that belongs to the home. A database amenity tag on its own did not count. Where only some homes in a complex have one, I say so.
What I ended up with is nine complexes in three parts of Etobicoke, plus a second list of well-known townhouse complexes that buyers often assume have garages but do not, or where I could not confirm it.
Condo townhouse, freehold or POTL: what are you actually buying?
Before the list, get the ownership right, because it decides who pays for the roof, the windows and the garage door.
- Standard condominium townhouse. You own your unit. The condominium corporation owns and looks after the land, roofs, exterior walls and shared areas, and you pay a monthly fee. Every complex on my list below is this type.
- Freehold townhouse. You own the house and the lot outright. No fee, no corporation, no board. Your garage, roof and driveway are entirely yours to maintain.
- Parcel of tied land (POTL). You own your house and lot freehold, but your lot is tied to a common elements condominium corporation that owns shared things like a private road or visitor parking. The fee is usually smaller, and you usually fund your own roof, windows and garage door.
Two homes that look identical from the street can be held three different ways. I go through the money side in my guide to condo townhouses in Etobicoke,.
Stacked or row: why it matters for the garage
A row (or “traditional”) townhouse runs from the ground to the roof. This is the format where a private garage is common: the garage sits at grade, usually at the front or off a rear lane, with a door into the lower level.
A stacked townhouse puts one home on top of another, each with its own front door. Because two households share one footprint, there is no room for a garage per home, and parking is almost always a space in an underground garage under the block. If the listing says “stacked” and “garage”, read it as “a spot in the shared garage” until proven otherwise.
The one complex on my list that confuses this is Windermere by the Lake Townhomes. One portal describes it as stacked, but the layouts in the listings are full three-storey homes with a lower-level garage. Look at the floor plan of the specific home.
The list: south Etobicoke and the Lakeshore
These are the lakeshore complexes where a source confirms private garages. Both are in New Toronto, beside the 501 streetcar on Lake Shore Boulevard West.
| Complex | Address | Area | Built | Units | Garage evidence | My guide |
|---|---|---|---|---|---|---|
| Birmingham (TSCC 1627) | 3058–3076 Lake Shore Blvd W and 161–221 Twelfth St | New Toronto | 2004 (Daniels) | 82 per condos.ca* | 2026 listings describe a “double car garage” and a “double built-in garage” | New Toronto condos |
| Parkside Townhomes (TSCC 1561) | 3000–3032 Lake Shore Blvd W and 130–201 Tenth St | New Toronto | 2003 | 82 per condos.ca* | A 2014 Globe and Mail sale report on a Tenth St unit describes “an attached double garage exiting to a lane” | Same guide |
*One database gives Birmingham and Parkside exactly the same specification (82 units, the same size range). Two separate corporations are unlikely to match perfectly, so treat the unit count as unconfirmed for at least one of them and get it from the status certificate.
What I could not confirm on the waterfront: the Grand Harbour Townhomes at 2289 Lake Shore Blvd W and The Townhomes at Mystic Pointe on Manitoba Street both carry a “parking garage” tag, and one Mystic Pointe listing mentions annual garage cleaning, but no source I read says each home has its own garage. They are in the “not confirmed” table further down.
The list: Swansea, The Queensway and Islington Village
Strictly, Swansea sits just east of the Humber in the old City of Toronto, but buyers searching Etobicoke ask me about these constantly, so I include them.
| Complex | Address | Area | Built | Units | Garage evidence | My guide |
|---|---|---|---|---|---|---|
| Windermere by the Lake Townhomes (TSCC 1892) | 99–118 The Queensway and 8 Windermere Ave | Swansea / The Queensway | 2007 | 120 | condos.ca: every plan has a lower level with “an attached home garage” | Windermere Townhomes |
| 20 Budgell Terrace Townhouses (YCC 462) | 20 Budgell Terrace | Swansea | 1979 | 15 | Listings say some homes have direct access to a private garage | 20 Budgell Terrace |
| 30 Michael Power Place | 30 Michael Power Pl | Islington Village | Not published | Not published | 2026 listing: finished basement “with convenient direct access to the garage” | No guide yet |
Windermere by the Lake has a sister corporation, Windermere by the Lake Terrace at 9 Windermere Ave, which is the stacked one. That block parks in a shared garage, which is why it is in the second table and not this one.
30 Michael Power Place is the thinnest entry here. A condo townhouse listing confirms the garage, but I could not find a published year, unit count or corporation number for the complex, so get all three from the status certificate.
The list: central and north Etobicoke
This is where most of Etobicoke’s garage townhouses are. They are older corporations, mainly from the 1960s to the 1990s, in Humber Heights, Kingsview Village and the Martin Grove and Finch area.
| Complex | Address | Area | Built | Units | Garage evidence | My guide |
|---|---|---|---|---|---|---|
| The Classics (MTCC 1181) | 177 and 199 La Rose Ave (a 2026 listing at 175 La Rose uses the name) | Humber Heights–Westmount / Richview | 1998 (Royal Rose Building) | 44 | 2026 listing for “The Classics of Royal York”: “a large tandem garage for two vehicles” | Scarlett Rd and La Rose |
| Tamarack Circle Townhouses (MTCC 771) | 1–80 Tamarack Circle | Kingsview Village | 1988 | 80 | 2026 listing: “the garage is designed for large vehicles”; describes Monarch as the builder | Kingsview Village towns |
| 26 Peach Tree Townhouses (MTCC 575) | Maple Branch Path and Peach Tree Path | Kingsview Village | 1982 | 78 | 2026 listing: lower level with “access to the garage” and an entrance through the garage | Same guide |
| 3 Kendleton Drive Townhouses | 1797 Martin Grove Rd, 3 Kendleton Dr, 1555–1605 Albion Rd, 6415–6466 Finch Ave W | Mount Olive–Silverstone–Jamestown | 1969 (Bramalea) | 296 | 2026 listing on Finch Ave W: “private driveway, and an attached garage with direct interior access” | No guide yet |
Two notes. First, Kendleton is a very large, older complex, and I have only one listing confirming a garage there. Do not assume every home in 296 units has the same parking. Second, in Kingsview Village two corporations publish overlapping address ranges on Maple Branch Path. Confirm which corporation the home is in before you read anyone’s fee figures. I cover that mix-up in the Kingsview Village guide.
Which townhouse complexes do not have private garages?
This table matters as much as the first three. These are complexes buyers ask me about where the parking is a shared underground garage or a surface space, or where I could not confirm a private garage either way.
| Complex | Area | What the sources say | Status |
|---|---|---|---|
| Dwell City Towns, Applewood Lane | Etobicoke West Mall | Secure underground parking; not private driveways and garages (see my Dwell City Towns guide) | No private garage |
| Windermere by the Lake Terrace, 9 Windermere Ave | Swansea | Stacked townhomes over a shared parking garage | No private garage |
| 83 Irwin Road Townhouses | Elms–Old Rexdale | A 2026 listing says “direct garage access to a private underground parking space”: a door from the basement into a shared garage, not your own (see my Elms–Old Rexdale guide) | Shared underground |
| Royal Towns, 250–256 Royal York Rd | Mimico | 2026 listings record underground parking (see my Royal Towns guide) | Shared underground |
| Richgrove Village, 5–35 Richgrove Dr | Willowridge–Martingrove–Richview | 2026 listings record underground parking | Shared underground |
| Minto Longbranch 2 Urban Towns | Long Branch | 2026 listings record underground parking | Shared underground |
| The Townhomes at Mystic Pointe, Manitoba St | Mimico | “Parking garage” tag; one listing mentions garage cleaning, another records underground parking | Not confirmed |
| Grand Harbour Townhomes, 2289 Lake Shore Blvd W | Humber Bay Shores | “Parking garage” tag only | Not confirmed |
| Scarlett Gables and Silverbrook Homes, Scarlett Rd | Humber Heights–Westmount | “Parking garage” tag only | Not confirmed |
| Markland Wood and Eringate 1970s corporations | Markland Wood / Eringate | “Parking garage” and “indoor parking” tags; no source confirms private attached garages (see my north Etobicoke corporations post) | Not confirmed |
Watch out
“Parking garage” on a condo portal is an amenity tag, not a description of your home. It goes on 1970s townhouse complexes with shared underground garages, on towers, and on complexes with real private garages, all alike. “Direct access to garage” can mean a door into a shared underground garage, as it does at 83 Irwin Road. If you need a garage of your own, ask the listing brokerage in writing whether the home has its own garage, whether that garage is part of the unit or an exclusive-use common element, and how many cars it actually fits.
What do townhouse condo fees typically cover?
It depends on the declaration, and it varies more between townhouse corporations than most buyers expect. In a standard condominium the corporation usually maintains the exterior, but each declaration can move specific items onto owners. Here is what recent listings in these complexes say the fees cover:
- 26 Peach Tree Townhouses: a 2026 listing says the fees cover “the roof, windows, driveway snow removal”, plus internet and cable.
- The Townhomes at Mystic Pointe: a 2026 listing says exterior maintenance is covered, “including snow removal, landscaping, gardening, and annual garage and window cleaning.”
- Windermere by the Lake Townhomes: condos.ca lists common elements, building insurance, parking and water. Heat and hydro are separate.
- Birmingham: condos.ca lists common element maintenance and building insurance.
Listings are a starting point. The status certificate and the declaration are what count. For a garage townhouse, these are the items I want answered in writing:
| Item | Who usually handles it in a standard condo townhouse | Where to confirm |
|---|---|---|
| Roof replacement | Usually the corporation, from the reserve fund | Declaration; reserve fund study |
| Windows and doors | Varies: some corporations replace them, some make owners pay | Declaration; status certificate |
| Garage door and opener | Varies widely; often the owner’s cost | Declaration; rules |
| Driveway paving and snow clearing | Often the corporation, if the driveway is a common element | Declaration; budget |
| Garage floor, slab and waterproofing | Usually the corporation, if structural | Reserve fund study |
| Heat, hydro, water | Heat and hydro are usually yours in a townhouse; water varies | Status certificate; budget |
My status certificate guide walks through the document page by page, and what Etobicoke maintenance fees pay for explains why a low townhouse fee is not always the cheaper option.
What are the rules on using a condo townhouse garage?
A private garage in a condo is still part of a condominium, so the declaration, by-laws and rules apply to it. Rules vary by corporation, but these are the questions I ask every time:
- Is the garage part of your unit, or an exclusive-use common element? That decides what you can change and who repairs it. My post on owned, exclusive-use and rented parking explains the difference.
- Can it be used for anything other than a car? Some rules require the garage to stay available for parking, or limit storage, workshops or turning it into living space. Ask before you plan a home gym in there.
- Can you install an EV charger? In a townhouse with its own panel this is usually simpler than in a tower, but it normally still needs board approval. See my EV charger post.
- Can you change the garage door? Exterior appearance is usually controlled by the corporation, so colour, style and even the opener may need approval.
- Can you park in the driveway? In some complexes the driveway in front of the garage is a second space. In others, rules restrict driveway or visitor parking.
- Are there vehicle limits? Some rules restrict commercial vehicles, trailers or boats.
What should you check before buying a garage townhouse?
- Confirm the garage in writing. Get the brokerage to say whether it is a private garage, and get the floor plan or survey of the unit.
- Measure it. Older complexes were built for smaller cars. The Classics listing’s “tandem” garage means two cars nose to tail, not side by side.
- Read the reserve fund study. Roofs, windows and paving come in cycles. Townhouse corporations own a lot of roof per unit. My reserve fund and special assessment guide shows what to look for.
- Check the corporation size. A 15-unit corporation like 20 Budgell Terrace splits every repair 15 ways, while one with 296 units spreads it much thinner.
- Check where the garage door opens. Front-loaded garages take up your street frontage. Rear-lane garages like Parkside’s keep the front of the home clear.
My take
If a private garage is a must-have, start with north and central Etobicoke. The Classics, Tamarack Circle and 26 Peach Tree give you the most house-like setup, with your own garage and usually your own yard, and they sit near the Humber ravine. If you want the lake and the streetcar, Birmingham and Parkside in New Toronto are the short list, and garage homes there come up rarely. Whichever you choose, the garage is only half of it. The other half is what the fee covers, and two complexes with identical garages can have very different answers on roofs and windows.
How I built this list, and how to use it
I started from the townhouse corporations I have already written up on this site, read the building pages and every recent listing I could find for each one, and kept a complex only where the text said in plain words that homes there have their own garage. Where the evidence was a single listing, I have said so. Unit counts and years come from the condo portals’ building records; where those records conflict, I have flagged it.
The list will change. Pre-construction townhome projects in Etobicoke are not on it, because I could not confirm their parking design from a published source. If you know a complex I have missed, or you want me to check a specific listing, use the form below. I help buyers and sellers across Etobicoke and the rest of the GTA, and checking parking and fees before an offer is a big part of what I do.
Condo Valuation
What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Frequently asked questions
Which Etobicoke condo townhouses have private garages?
Sources confirm private garages at Birmingham and Parkside Townhomes in New Toronto, The Classics on La Rose Avenue, Tamarack Circle and 26 Peach Tree in Kingsview Village, 3 Kendleton Drive near Martin Grove and Finch, and 30 Michael Power Place in Islington Village. Just over the Humber in Swansea, Windermere by the Lake Townhomes and some homes at 20 Budgell Terrace have them too.
Does “parking garage” on a condo listing mean the townhouse has its own garage?
No. On the big condo portals, “parking garage” is an amenity tag that covers shared underground garages as well as private ones. Ask the listing brokerage in writing whether the home has its own garage and whether it is part of the unit or an exclusive-use common element.
Do stacked townhouses in Etobicoke have garages?
Almost never. Stacked townhouses put one home over another, so parking is usually a space in a shared underground garage. Windermere by the Lake Terrace and Dwell City Towns are examples where parking is shared, not private.
What is the difference between a condo townhouse and a POTL?
In a standard condo townhouse you own the unit and the corporation owns and maintains the land, roof and exterior for a monthly fee. In a POTL (parcel of tied land) you own the house and lot freehold, tied to a common elements corporation that owns shared things like a private road, and you usually pay for your own roof and windows. See my condo townhouse guide.
Do townhouse condo fees cover the roof and windows?
Often, but not always, and the declaration decides. A 2026 listing at 26 Peach Tree Townhouses says its fees cover the roof, windows and driveway snow removal, but other corporations leave windows or garage doors to owners. Confirm it on the status certificate before you offer.
Can I put an EV charger in my condo townhouse garage?
Usually yes, but it normally needs approval from the condominium board even when the garage is private. Ask about the corporation’s process and any agreement it requires before you buy. My EV charger post covers the steps.
Can I turn my condo townhouse garage into living space?
Not without approval, and many corporations will not allow it. The garage may be an exclusive-use common element rather than part of your unit, and rules often require it to stay available for parking. Read the declaration and rules first.
