The transit picture, measured rather than repeated: no building here is walkable to any subway — the nearest is 92 to 112 minutes on foot, and Kipling station is about three hours. But the bus is genuinely at the door: Rowntree Mill measured 75 metres to its stop.
I tested five subway stations, not one
It would have been easy to route these to Kipling station, report three hours, and move on. That would have been misleading, because Line 1 bends north-west through Pioneer Village and Highway 407, and for the northern buildings those are much closer than anything on Line 2.
So I measured all five. Routed 24 August 2026 on the OpenStreetMap pedestrian network with the OSRM walking profile, from each building’s own footprint.

Kipling station measures 13.0 to 14.6 km — 173 to 194 minutes — from every building here. Etobicoke North GO measures 82 to 94 minutes. The Highway 407 and Pioneer Village figures were routed to entrance proxies rather than station footprints, so treat those to within a couple of hundred metres. Nothing was estimated; every route returned a result.
- 5 Rowntree Road — described as a three-minute walk to the Kipling at Panorama Court stop. That stop is not among the six nearest to the building. The closest Kipling-corridor stop measured 6.2 minutes.
- 40 Panorama Court — the same three-minute claim for that same stop. Measured 5.0 minutes.
- 3 Rowntree Road — “the closest transit stop is a three minute walk away”. Measured 7.1 minutes.
- Cascades One — “only steps away” from the nearest stop. Measured 426 metres, 5.7 minutes.
Two claims held up honestly, and they deserve saying: Consulate I and Rowntree Mill really are at the door, at 85 and 75 metres. When a source is right, it is worth confirming as loudly as when it is wrong.

Look at the suite sizes. The three Platinum towers start at roughly 1,200 square feet and run past 1,650. That is a different product from almost anything being built today, and it is the single strongest argument for this cluster: space per dollar that the waterfront cannot approach.
Amenities follow the same pattern. Platinum I lists indoor and outdoor pools, a squash court, a tennis court, sauna, jacuzzi, gym, games room and 24-hour security. Cascades One lists a concierge. Rowntree Mill lists guest suites, the only building here that does. Platinum I also carries a strict pet restriction — one dog or cat not exceeding 25 pounds — which is the sort of thing that matters enormously to the person it applies to.
Two sources give Consulate II, MTCC 922, a registration date of October 1992. That is impossible.
Ontario condominium corporation numbers are issued sequentially by registration. On the same sources: MTCC 919 registered 4 October 1990, MTCC 928 registered 6 November 1990, MTCC 953 registered 18 February 1991. A corporation numbered 922 sits between 919 and 928, so it must have registered in October or early November 1990 — not two years later.
Both sources repeat the identical error, which is useful information in itself: it tells you they share provenance rather than independently confirming each other. I am publishing no registration date or year built for Consulate II. Verify it against the land registry.
What the fee data does and does not tell you
No source I could reach publishes a maintenance fee rate per square foot for any of these eight buildings. strata.ca, which usually does, returned a security checkpoint on every attempt. I did not divide a listing fee by a suite size to manufacture one — that would be an estimate wearing a fact’s clothing.
On what the fee covers, five of the eight contradict themselves:
- 1 Rowntree Road is the consequential one. The narrative text includes hydro; the structured list on the same page omits it. On a 1,400 square foot suite that is a large monthly difference.
- 5 Rowntree Road contradicts itself three ways on one page — two narrative lists and a structured list, disagreeing about air conditioning and building insurance.
- 3 Rowntree, 61 Markbrook and 41 Markbrook each show a narrower narrative list against a longer structured one.
Three buildings are internally consistent: Consulate II, Rowntree Mill and, for what it is worth, the Kipling and Silverstone towers I cover separately. Consistency is not proof, but it is better than the alternative.
Values here have fallen, and the samples are thin
Every building in this group with a published twelve-month figure shows a decline: 40 Panorama Court −12.8%, Platinum III −12.1%, Cascades Two and Rowntree Mill −11.6%, Consulate I −11.0%, Cascades One −10.5%, Platinum I −8.2%, Consulate II −4.4%.
But none of those figures states how many sales it rests on. The sales counts that appear beside them on the page belong to a different statistic — the price-per-square-foot tile — and where I could isolate a genuine twelve-month transaction count it was frequently one, two or four sales.
So I am reporting the direction, which is consistent enough across eight buildings to be meaningful, and declining to treat any individual percentage as a valuation. If someone quotes you a precise decline for your unit in one of these buildings, ask what it is built on.
Also excluded as unusable: several “$0 per square foot” and “−100% area comparison” readings that are plainly broken fields, and a page that simultaneously reports a $540,375 average two-bedroom sale and a $0.00 price per square foot. Where two sources both publish a price level, they frequently disagree — Rowntree Mill shows $448 on one and $523 on the other, a 17% gap. Those are sale price levels, not fees and not changes.
Who this cluster suits
Someone who needs space and does not need a subway. A 1,600 square foot suite with a pool, a squash court and a one-minute walk to the bus is a genuinely good deal for a household that drives or whose commute works on surface transit.
It suits you badly if you are buying on the expectation of rapid transit, or if you are treating the low price level as a discount on an equivalent product. It is not a discount; it is a different location with different access, priced accordingly.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
Frequently asked questions
Can you walk to the subway from the Markbrook or Rowntree buildings?
No. I routed all eight on the OpenStreetMap pedestrian network with the OSRM walking profile on 24 August 2026, testing five different subway stations rather than assuming one. The nearest — Highway 407 or Finch West depending on the building — measured between 92 and 112 minutes on foot. Kipling station, which people often assume is the relevant one, is 13 to 15 kilometres away, roughly three hours walking. No building in this group is walkable to any subway.
So what is the transit situation there?
Bus, and for several buildings it is excellent. Rowntree Mill measured 75 metres — about one minute — to the Kipling at Markbrook Lane stop. Consulate I measured 85 metres. Consulate II is 138 metres. Those are genuinely at-the-door distances. The honest framing for this cluster is that it is a bus-first area with fast local access and no rapid transit.
Which listing claims did your measurements contradict?
Four. condos.ca describes a three-minute walk to the Kipling at Panorama Court stop from 5 Rowntree Road — that stop is not even among the six nearest to that building, and the closest Kipling-corridor stop measured 6.2 minutes. It makes the same three-minute claim for 40 Panorama Court, which measured 5.0 minutes. It says the nearest stop to 3 Rowntree Road is a three-minute walk; measured, 7.1. And it calls Cascades One “only steps away” from a stop that measured 426 metres.
Do these buildings have real amenities?
Unusually good ones for the price level. Platinum on the Humber I lists indoor and outdoor pools, a squash court, a tennis court, sauna, jacuzzi, gym and 24-hour security. Cascades One lists a concierge, which is rare in this part of Etobicoke. Rowntree Mill lists guest suites — the only building in the group that does. These are large 1989–1994 buildings with amenity benches that newer, smaller condos do not attempt.
Are the maintenance fees good value here?
I cannot tell you, because no reachable source publishes a fee rate per square foot for any of these eight buildings. strata.ca, which normally does, was blocked throughout. What I can tell you is that on five of the eight, condos.ca contradicts itself about what the fee covers — and on 1 Rowntree Road the contradiction is about hydro, which is the single most expensive item in dispute. Get the status certificate.
Why is the registration date for Consulate II unreliable?
Because it is internally impossible. Two sources give Consulate II, MTCC 922, a registration date of October 1992. But Ontario condominium corporation numbers are issued sequentially, and MTCC 928 — a higher number, at 41 Markbrook Lane — registered in November 1990. A corporation numbered 922 cannot register two years after 928. The real date is almost certainly October 1990. Both sources repeat the identical error, which tells you they share a source rather than confirming each other.
