Get My Free Estimate →Two mid-rise buildings on Bloor Street West, both trading on Kingsway associations, and neither of them in Kingsway South. Checked against the City of Toronto’s own neighbourhood boundary file, 2855 Bloor St W and 3085 Bloor St W are both in Stonegate–Queensway.
They also differ in ways that matter. The Montgomery is 6.2 minutes from Royal York station; Kingsway Condominiums is 14.0. And on hydro, one of them gives a clear answer and the other contradicts itself outright.
The neighbourhood correction
Bloor Street West is a boundary line along this stretch. Kingsway South sits on the north side of it. Both of these buildings sit on the south side, which puts them in Stonegate–Queensway.
For 3085 Bloor I did not take one source’s word for it, because a widely used geocoder returns Kingsway South for that address. So I tested the building footprint centroid, the address point, and the north and south edges of the footprint separately against the City’s boundary polygons. All four land in Stonegate–Queensway.
Why this matters practically. Kingsway South and Stonegate–Queensway are different markets with different price levels, different housing stock and different school catchments. If you are comparing a purchase here against Kingsway South sales, you are comparing against a different neighbourhood — and if a listing tells you the building is in the Kingsway, that is branding rather than geography. The buildings are genuinely adjacent to the Kingsway. They are not in it.
The measured walk

The Montgomery is a genuine six-minute walk to a subway platform, and within thirteen minutes of a second station. That is a strong position and it is not overstated anywhere I looked.
Kingsway Condominiums is the one where the common assumption misleads. People associate 2855 Bloor with Islington station; Islington measured 29 minutes on foot. The usable station is Royal York at 14 minutes. Fourteen minutes is a real walk — perfectly normal, and worth knowing accurately rather than discovering.

Both are genuinely mid-rise and both are small — 135 and 83 units. Small corporations are a double-edged thing: fewer owners to disagree with, and fewer owners to spread a major repair across. On an eight-storey and a six-storey building the mechanical plant is modest, but so is the base the reserve fund is built on.
Kingsway Condominiums runs to 2,451 square feet at the top of its range, which is close to house-sized and explains why it carries the highest price level in this part of Etobicoke. That figure, incidentally, is a sale price level and not a fee — a distinction the databases blur constantly and one worth holding onto.
Hydro: one clear answer, one contradiction
Kingsway Condominiums, 2855 Bloor. Both of the database’s fields agree: the fee covers air conditioning, common element, heat, building insurance, parking and water — and hydro is excluded. When a source’s structured data and its own prose agree, I take that seriously, because on most buildings they do not. Budget your own hydro here on top of the fee. It is the only building in this group where I will state an inclusion with confidence.
Same page, same building, two lists:
- Structured list: common element, building insurance, cable TV, air conditioning, heat, parking, water — no hydro.
- Its own narrative text: cable TV, air conditioning, common element, heat, hydro, building insurance, water — no parking.
They are in direct opposition on the two most financially material lines. Parking and hydro are exactly the items that decide whether a fee is high or ordinary, and a buyer comparing this building against 2855 Bloor on published fees alone is comparing against noise.
Order the status certificate — the corporation must provide it within 10 days of a written request for a fee capped at $100 including HST under Ontario’s Condominium Act — and read the fee schedule and the budget rather than any listing page, mine included.
For context on scale rather than as a quote: one listing at The Montgomery, unit 108 in the 700–799 square foot band, disclosed a monthly fee of $1,246. That is a single unit at a single date from an individual listing, not a published building rate, and it should not be used to derive a per-square-foot figure.
What I could not verify
- Any maintenance fee rate per square foot for either building. No source publishes one.
- Any twelve-month value change, for either building, with or without a sales count. The database section carrying those figures is generated by the page’s own scripts and is not present in the delivered page.
- The Montgomery’s developer — two names within one source.
- Whether either is a co-operative rather than a condominium. Both carry TSCC corporation numbers confirmed against an independent record, which is consistent with condominium, and no source says otherwise. I raise it only because several older Etobicoke buildings are co-ownerships, and that changes financing completely.

No. Checked against the City of Toronto’s own 158-neighbourhood boundary file, The Montgomery at 3085 Bloor St W falls in Stonegate–Queensway. Bloor Street West is the boundary along this stretch and the building sits on the south side of it. I stress-tested this: the building footprint centroid, the address point, and both the north and south edges of the footprint all land in Stonegate–Queensway. One popular geocoder returns Kingsway South, which is where the confusion comes from.
Is Kingsway Condominiums at 2855 Bloor in the Kingsway?
Not by the City’s boundaries. 2855 Bloor St W is also in Stonegate–Queensway, and both the City boundary file and condos.ca agree on that one. The building name is a name, not a municipal designation.
Does the maintenance fee at Kingsway Condominiums include hydro?
No — and this is the one fee fact in this pair I can state with confidence. Both of condos.ca’s fields for 2855 Bloor agree that hydro is excluded, which is unusual: on most buildings its structured list and its narrative text contradict each other. Budget for your own hydro on top of the monthly fee here.
What do the fees include at The Montgomery?
I cannot tell you. The same database contradicts itself on the same page, and on the two most expensive items: its structured list includes parking but excludes hydro, while its own narrative text includes hydro but excludes parking. Those are in direct opposition. Only the status certificate settles it.
How far is Royal York station from these buildings?
The Montgomery at 3085 Bloor measured 465 metres and 6.2 minutes on foot. Kingsway Condominiums at 2855 Bloor measured 1,052 metres and 14.0 minutes. Both routed on the OpenStreetMap pedestrian network with the OSRM walking profile on 24 August 2026 from the buildings’ own footprints. Royal York is the usable station for both — Islington is 29 minutes from 2855, despite being the station people associate with that address.
Who developed The Montgomery?
Disputed within a single source. The same page names Garden Park Homes in its builder header and its structured developer field, and Mantella in its narrative text. With no independent source to break the tie, I am publishing neither as fact.
