Living here
Renters, Airbnb and elevators at The 88 on Broadway
Do mostly owners or renters live here?
Renter-heavy building. Of 52 deals here in the last 24 months, 37 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The 88 on Broadway?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The 88 on Broadway
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The 88 on Broadway is a 2009 tower that now sits in the middle of the busiest street in midtown for new condos. It replaced three older rental buildings, and the streets around it are now lined with towers that are newer, taller and pricier per foot. That makes this building a useful middle option, and it is worth understanding what you get and what you give up. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The 88 on Broadway is a high-rise condominium at 88 Broadway Avenue, one block north of Eglinton Avenue between Yonge Street and Mount Pleasant Road in midtown Toronto (Mount Pleasant West, in the Yonge-Eglinton area). Condos.ca lists 21 floors and 200 suites and a 2009 completion; REW lists 20 storeys and 2008. It was developed by Cityzen and The Myriad Group, with Westdale Properties building it. The condominium corporation is TSCC-1997, registered on 4 February 2009, and condos.ca lists Crossbridge Condominium Services as manager. Suites run from about 508 to 1,489 sq ft. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.
The 88 on Broadway at a glance
Built with a rental building next door
The site’s history explains the building’s shape. Three older rental apartment buildings stood here, and the City required the lost rental homes to be replaced. The developers built a separate rental building on the north side of the site with its own entrance on Redpath Avenue.
According to residents in the Urban Toronto discussion from the construction period, the two buildings share only the underground parking. The condo’s amenities belong to the condo, and the rental building is a separate operation. The facade was designed to read as one composition across the tower and the rental annex, which is why it looks like a single larger project from the street.
Cityzen and The Myriad Group are named as co-developers, with Westdale Properties as the builder; a 2008 advertisement even listed Westdale as the developer. If you ever need the definitive name, the condo declaration will have it.
High ceilings and a manageable size
REW’s building listing describes 9- and 10-foot ceilings, floor-to-ceiling windows, balconies or terraces, and seven named one- and two-bedroom floor plans. Ten-foot ceilings are still uncommon in midtown towers, so ask whether the suite you are viewing has 9 or 10 feet.
With 200 suites over about 20 floors, the building is compact by Yonge-Eglinton standards. Elevator traffic is lighter than in the 500-plus-suite towers on Yonge, and the amenity spaces do not feel like a hotel lobby. Suites run from about 508 to 1,489 sq ft, so there is a real range from compact one-bedrooms to large two-bedrooms.
Floor-to-ceiling glass is the other half of that feel. It brings in a lot of light, and it also means the orientation of your suite matters for summer heat and winter drafts. South and west suites get the most sun; ask owners or the manager how the cooling keeps up on the hottest days.
Seven named one- and two-bedroom plans also means repeat layouts up the tower. That makes comparables easy: if a suite on a lower floor with the same plan sold recently, it is a good starting point for a higher one, adjusted for view and floor.

What the fee covers, and who runs the building
The fee here includes heat, air conditioning and water, plus common elements, building insurance and parking. Hydro is not in the inclusion list, so budget for your own electricity bill. That is still a fuller package than many newer towers on Broadway, where heating and cooling are often metered to each suite.
The one current sale listing was a two-bedroom of 700 to 799 sq ft. With a single listing I will not quote its fee, but the building average per foot is in the data panel, and you should compare it against the full monthly cost at a newer neighbour, not just the fee line.
Management is reported two ways. Condos.ca lists Crossbridge Condominium Services and REW lists Brookfield Condominium Services; Crossbridge is the name the former Brookfield condo management business now operates under. Ask who manages the building today when you request the status certificate.
Living on Broadway Avenue
Broadway is a short residential street one block north of Eglinton, so you are a few minutes on foot from the Yonge-Eglinton shops and restaurants without living on the main road. The subway, grocery and parks are in the data panel on this page.
The street has changed more than almost any in the city. Newer towers such as CityLights on Broadway and Line 5 Condos have gone up nearby, and the block toward Erskine Avenue includes 101 Erskine and its linear park. More is coming, including a proposed 35-storey building at Redpath and Erskine. Ask what is planned on the lots your suite faces before you choose a view.
The density also brings services. Broadway sits within a short walk of the Yonge-Eglinton shops, gyms and restaurants, and the new towers have added more street life to blocks that used to be quiet rental streets. Whether that is a plus depends on what you want from the street outside your door.
Pricing: priced like its peers, not like the new towers
The 88 on Broadway averages about $826 per square foot on condos.ca. That is almost identical to its 2008 and 2009 midtown peers: Quantum North Tower at about $827, 900 Mount Pleasant at about $828 and Panache at about $818.
When I checked, one suite was for sale and one for rent. That is very thin supply for a 200-suite building, which suggests owners are not rushing out, but it also leaves a buyer with few live comparables. Lean on the sold medians in the data panel and on recent sales of the same floor plan.
Compare that with CityLights on Broadway, completed in 2022 around the corner, at about $858 per square foot, where condos.ca lists only common elements, building insurance and water in the fee. The newer tower costs more per foot and leaves heating, cooling and parking off the fee list. For an end user who wants space, high ceilings and a predictable bill, this building’s pricing is the reason to look.

Amenities at The 88 on Broadway

Jatin’s honest take on The 88 on Broadway
Who this building suits
Owner-occupiers who want a midtown condo on a residential street, with high ceilings and a mid-size building rather than a 500-suite tower. It also suits buyers who want heating and cooling in the fee and would rather not pay new-tower prices per foot.
What I’d want you to check
At around 17 years old, look at the reserve fund study for windows, balconies, the rooftop deck, the garage and mechanical systems. Because the underground garage is shared with the rental building next door, ask how garage costs and repairs are split between the two. Confirm the parking space and locker for your suite, and confirm the current manager. If you are buying a two-bedroom, make sure both bedrooms have proper windows rather than borrowed light through the living room.
The value question
At about $826 per square foot, it sits with its midtown peers and below the new towers on the same street. You give up a brand-new building and some amenity flash. For a buyer staying five years or more, I think a well-chosen high-ceiling suite here is a sensible way to own on Broadway.
