
La Rose Avenue runs through Humber Heights–Westmount, and it carries an unusual mixture: condominium apartment towers, two small townhouse corporations, and four purpose-built rental towers, all interleaved along the same street. Getting the tenure right here matters more than it does almost anywhere else in Etobicoke, because the addresses do not sort themselves into tidy blocks.

The two townhouse corporations
208 La Rose Avenue — TSCC 1701
- Toronto Standard Condominium Corporation 1701, registered 30 August 2005.
- 17 units, completed 2005. Two sources agree on both figures.
- Suites 2,000 to 2,400 square feet — large by any Toronto standard.
- Managed by Canlight Management.
- The one listed unit — a three-bedroom of roughly 2,250 to 2,499 square feet — carried a fee of $970 a month. What that fee includes is not published, and I will not guess. No building-wide rate exists.
18 to 24 La Rose Avenue — YCC 438
- York Condominium Corporation 438, registered 1 December 1978.
- 16 units, completed 1978. Suites 2,250 to 2,500 square feet.
- Fee $0.44 per square foot per month. Water is included; hydro, heat and air conditioning are not. This is one of the few fee records in north Etobicoke that is genuinely populated rather than a placeholder, so it can be relied on.
- Also managed by Canlight Management — both La Rose townhouse corporations share a manager.
- Unusual amenity: a car wash. A dedicated wash bay in a sixteen-unit townhouse corporation is genuinely rare. It is also a real water and maintenance line item spread across sixteen owners, so it belongs in the reserve fund conversation, not just the feature list.
The value figure I am not publishing as a trend
YCC 438 records a twelve-month change of −6 per cent based on a single sale. One transaction in a sixteen-unit corporation tells you what one house sold for. It does not tell you what the building did. For 208 La Rose, no twelve-month figure is published at all.

Storey counts: none published, deliberately
condos.ca records “1 floor” for both corporations, while a second source records two storeys at 208 La Rose and three at 18–24 La Rose. The “1 floor” value appears on every townhouse corporation in north Etobicoke without exception, which makes it a default rather than a measurement. Since the sources that do carry real figures disagree with it and with each other by building, I have published no storey count.
Four towers on La Rose Avenue are rentals
These are registered purpose-built rental apartment buildings with the City of Toronto. Units in them cannot be bought:
- 45 La Rose Avenue — 1973, 156 units, 16 storeys.
- 105 La Rose Avenue — 1971, 180 units, 12 storeys.
- 123 La Rose Avenue — 1982, 259 units, 15 storeys.
- 165 La Rose Avenue — 1979, 211 units, 12 storeys.
They sit interleaved with the condominium addresses at 15, 95, 177 and 199 La Rose, and with the co-operative at 151. On a single street you can pass a condominium tower, a rental tower, a co-operative and a townhouse corporation in a few hundred metres, in no particular order. Street number tells you nothing about tenure on La Rose Avenue.
And one of them is a co-operative
151 La Rose Avenue, the Syrena, is a co-operative rather than a condominium — you buy shares carrying a right to occupy, not registered title to a unit, and financing works differently. It has its own page on this site, linked below. It is one of seven co-operatives found in Etobicoke that listing portals file as condominiums.
Getting to a train
Measured on the pedestrian network, Royal York subway station is 4.67 km (about 62 minutes) from 208 La Rose and 5.50 km (about 73 minutes) from 18–24 La Rose. Weston GO and UP Express is much closer: 2.96 km, about 40 minutes from 208, and 2.36 km, about 31 minutes from 18–24. As with the rest of north Etobicoke, the honest transit pitch here is a short bus ride to UP Express, not the subway.
