Four separate condominium corporations sit along 1.3 kilometres of Scarlett Road between Eglinton Avenue West and Lawrence Avenue West. Together they hold thirty-nine units. Each is its own corporation with its own budget, its own reserve fund and its own board, and they were registered roughly every two years across a seven-year run of infill development.

The four corporations, in order of registration
- 665 Scarlett Road Townhouses — MTCC 1252, registered 2 June 1999. Eleven units. Suites 1,299–1,754 sq ft. Addresses 665A–667F.
- 540 Scarlett Road Townhouses — MTCC 1341, registered 27 September 2000. Eleven units. Suites 1,800–2,400 sq ft. Addresses 540A–544C. Managed by Maple Ridge Community Management.
- Scarlett Gables — TSCC 1578, registered 20 January 2004. Ten units. Addresses 546A–548E. Managed by Maple Ridge Community Management.
- Silverbrook Homes — TSCC 1766, registered 31 May 2006. Seven units. Suites 2,000–2,368 sq ft. Developed by Silverbrook Homes; managed by Atrens Management Group.
The numbers and dates are internally consistent in both series — MTCC 1252 before MTCC 1341, TSCC 1578 before TSCC 1766 — which is a check worth running, because sequence contradictions are how I have caught bad registration dates elsewhere in Etobicoke. There are none here.
Why I have published no storey counts
condos.ca records “1 floor” for every one of these four corporations, and for every other townhouse corporation I checked in north Etobicoke without exception. Where a second source has a real figure it contradicts it. A 2,400 square foot single-storey townhouse on these footprints is not plausible. That field is a default, not a measurement, so there is no storey count on this page. Walk one, or ask for the floor plan.
The fee data barely exists
This is the honest answer and it is not a satisfying one. No monthly fee figure is published for any of the four corporations. For Silverbrook Homes, condos.ca states only that fees cover common elements, building insurance and parking — with no dollar amount. Three of the four show strata.ca’s default unpopulated string, which means no data rather than an exclusion list.
In corporations this small the fee is also unusually sensitive to circumstance: a seven-unit corporation replacing a roof has seven owners to share it. Ask for the current budget and the most recent reserve fund study before you form a view, and treat a very low fee in a very small corporation as a question rather than a bargain.

The twelve-month numbers are null results
665 Scarlett, Scarlett Gables and 540 Scarlett all record a 0 per cent change across zero sales. Silverbrook Homes records 0 per cent across one sale. None of those is a market finding. A statistic built on no transactions is not a small sample — it is an empty one, and publishing it as a trend would be misleading.
The transit story here is UP Express, not the subway
Measured on the pedestrian network:
- 665 Scarlett Road — 1.30 km, about 17 minutes to Weston GO and UP Express. This is the shortest transit walk of any condominium in north Etobicoke.
- 581 Scarlett Road — 1.67 km, about 22 minutes.
- 546–548 Scarlett Road — 1.99 km, about 27 minutes.
- 540 Scarlett Road — 2.04 km, about 27 minutes.
Royal York subway station, by contrast, is between 5.4 and 6.1 km — 72 to 82 minutes on foot from these addresses. There is no version of this corridor that is walkable to Line 2.
A published distance that is wrong by 63 per cent
One widely used walkability site reports 665 Scarlett Road as 0.8 km from Weston GO. That is a straight-line measurement. The actual pedestrian route is 1.30 km — you cannot walk through the rail corridor. The real walk is still good; the published figure is still wrong, and it is exactly the sort of number that ends up in listing copy unchecked.
Three streets, three property managers
Maple Ridge Community Management holds both the 540 and 546–548 corporations; Atrens holds 581; the manager for 665 is not published anywhere I could find. Across the wider area the same pattern repeats — a single manager tends to hold every small corporation on one street. It is worth knowing whose name will be on your status certificate before you order it.
Eleven addresses, one corporation
Each of these corporations spans a run of lettered civic addresses: 540A through 544C, 546A through 548E, 665A through 667F. A listing at 667B and a listing at 665A are the same corporation. You cannot map address to corporation by street number on Scarlett Road, and any search that treats each letter as a separate building will split one corporation into eleven.
