Do mostly owners or renters live here?

Leases 56%Sales 44%

Mix of owners and renters. Of 9 deals here in the last 24 months, 5 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 77 Charles West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 77 Charles West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

77 Charles West is a building for people who want Yorkville-level suites without living on Bloor Street. It is a small 2014 tower of large suites on one of the quietest streets near Bay and Bloor, and it is a building where you should expect to pay for privacy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

77 Charles West is a boutique condominium at 77 Charles Street West, just west of Bay Street and south of Yorkville in downtown Toronto. It was developed by Aspen Ridge Homes and designed by Yann Weymouth, then of HOK. Condos.ca lists 13 storeys and 51 suites from about 1,101 to 3,821 sq ft, while other sources describe 16 storeys and 56 suites. The condominium corporation, TSCC-2414, was registered on 18 November 2014, and the listed manager is ICC Property Management. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance, parking and water.

A small building with a well-known architect

77 Charles West was designed by Yann Weymouth, who led the design team at HOK and is known for his earlier work as chief of design on the Grand Louvre project in Paris. UrbanToronto’s project listing credits Aspen Ridge Homes as the developer and HOK as the architect.

The building has a terraced glass façade, with upper floors stepping back to make room for large terraces. That stepping is what gives many suites their outdoor space and helps the building sit comfortably on a street of older low-rise buildings.

The storey and suite counts vary by source. Condos.ca lists 13 storeys and 51 suites, while the property manager’s building page and UrbanToronto describe 16 storeys and about 56 suites. Either way, this is a very small building, with only a few suites on each floor.

Suites that are closer to houses

Condos.ca lists suites from about 1,101 sq ft to about 3,821 sq ft. That is a different category from most downtown condominiums, and it puts this building in competition with Yorkville’s luxury towers and with houses in the Annex and Rosedale.

Building descriptions mention ten-foot ceilings, hardwood floors, large windows and large private balconies or terraces. A Post City feature on one two-bedroom described about 2,500 sq ft of combined indoor and outdoor space, with a terrace large enough for a cabana, a fireplace and a barbecue, and kitchens and bathrooms finished in marble.

Because there are so few suites, each one is different. Look at the specific floor plan, exposure and terrace before you compare it with anything else in the building.

Charles Street West, not Bloor

Charles Street West is a short, quiet stretch running west from Bay. Post City described it as one of the quietest streets in the downtown core, and that matches my experience. You are a short walk from the shops and restaurants of Yorkville and Bloor Street, but you do not live on top of them.

The University of Toronto’s campus and Queen’s Park are to the west, and the Bay and Bloor offices and shops are to the north. The panel on this page covers transit, schools and nearby services.

The area around Bay and Bloor keeps getting taller, with several new towers built or proposed nearby. Check the City of Toronto development map for anything that might affect your views.

Service and what the fee covers

The property manager’s building page mentions 24-hour concierge and valet service, and a lifestyle assistant who can help with catering and shopping. Condos.ca also lists a party room, a meeting room, an outdoor patio with barbecues and visitor parking.

Condos.ca lists heat, air conditioning, water, building insurance, parking and common elements in the fee. Hydro is not listed. In a building this small, the fixed costs of concierge and valet are shared by only about 50 suites, which is why fees here are high in dollar terms.

Ask for the current budget and reserve fund study, and find out what the fee pays for each month. In a boutique building, service levels are a big part of what you are buying, so make sure they are funded.

How it compares with Yorkville’s luxury towers

Your alternatives at this level are the luxury towers along Bloor and in Yorkville, and a handful of boutique buildings on the side streets. The bigger towers usually offer full amenity floors with pools and spas, and more neighbours. 77 Charles West offers fewer suites, larger floor plans and a quieter address.

For many downsizers, that trade is the right one. You get a suite closer to the size of a house, outdoor space you can actually use, and service at the door, without the crowds of Bloor Street.

What you give up is liquidity. With so few suites, there may be no comparable listing when you want to sell, and the right buyer can take time to find. Plan to hold for the long term, and price your purchase on recent sales of similar suites, not on asking prices.

What 77 Charles West costs

This is a low-turnover building, and Condos.ca does not show a building average price per square foot. With only about 50 suites and large floor plans, a handful of sales a year is normal, so averages move a lot from one sale to the next.

When I checked, there was one suite for sale and two for lease. With only one listing, I will not quote a price, but suites here are priced in the luxury range, well above typical downtown condominiums.

Fees in a building like this are high in dollar terms, so ask for the fee on each suite you are considering and work out the cost per square foot yourself. Then set it against the service you get: concierge, valet and a lifestyle assistant are costs that larger towers spread over many more owners.

For a building like this, the right comparison is recent sales of similar suites here and in nearby luxury towers, adjusted for terrace size and floor. I can prepare that for you through my building sold report.

This is a service building rather than an amenity building: concierge, valet and a lifestyle assistant matter more here than a gym or a pool. The outdoor patio and party room are useful for entertaining, but most owners rely on their own terraces.

Jatin’s honest take on 77 Charles West

Who this building suits

Downsizers from large houses, executives and buyers who want a big suite, a large terrace and a high level of service near Yorkville, but on a quiet street. It also suits people who value privacy, since there are only a few neighbours on each floor. If you want a full amenity floor or a lower price per square foot, look at the larger towers nearby.

What I’d want you to check

In a small building, each owner carries a bigger share of any repair, so read the reserve fund study carefully and ask about planned projects and fee increases. Confirm the parking spaces and lockers that come with the suite. Check the terrace waterproofing and maintenance rules, since terraces are a big part of the value here, and confirm what service levels the fee pays for.

The value question

At this level, value is about the specific suite: terrace, view, floor plan and finish. For buyers who want a house-sized suite with service and a quiet street near Yorkville, I think 77 Charles West is a strong choice. Make sure you are paying for the suite, not just the address, by comparing recent sales carefully.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
