Living here
Renters, Airbnb and elevators at 786 Ossington Avenue Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 786 Ossington Avenue Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 786 Ossington Avenue Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

786 Ossington is the kind of building you walk past without noticing, which is part of its appeal. It is a four-unit low-rise condominium, registered in 2021, on the residential stretch of Ossington just north of Bloor, close to Christie Pits and the Bloorcourt shops. You get a home that lives like a townhouse, and you share a corporation with three neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
786 Ossington Avenue Condos is a four-unit low-rise condominium at 786 Ossington Avenue, Toronto, near Bloor Street West and Ossington Avenue. Condos.ca places it in Dovercourt Village; I include it with the Queen West, Trinity-Bellwoods, Kensington and Little Italy group of buildings. It was developed in 2021, and the condominium corporation is TSCC-2873, registered on 24 September 2021. No developer, property manager, amenities or fee inclusions are recorded publicly.
786 Ossington Avenue Condos at a glance
Four homes on a street of houses
Condos.ca lists four units here in a low-rise building, with the corporation registered in September 2021. The units are addressed with letter suffixes rather than suite numbers, which is how small house-scale condominiums in Toronto are usually numbered.
North of Bloor, Ossington is lined on both sides with two-storey detached and semi-detached houses, and a four-unit building fits that pattern. Projects like this typically replace or rework a single house lot and register the result as a condominium so that each home can be sold on its own.
No developer or architect is recorded publicly, and I could not find a planning or press record for the project. With a 2021 registration, the building is young, which helps: original systems should have most of their life left, and some of the new-home warranty coverage may still apply, depending on when each unit took possession.
What owning in a four-unit corporation means
A condominium corporation has the same legal duties whether it has four units or four hundred. It has to carry insurance, keep records, hold meetings, pass a budget, contribute to a reserve fund and update its reserve fund study on schedule.
With four owners, the board is usually made up of most of them. That keeps fees modest and decisions personal, but it also means a lot rests on a few people. If one owner is behind on contributions or two disagree about a repair, there is very little room to absorb it.
No property manager is recorded. Ask whether the corporation uses one, who keeps the books and holds the insurance, and whether the first reserve fund study has been prepared. In a corporation registered in 2021, you should also ask whether a performance audit was completed and whether any warranty claims were made on the common elements.
Then read the declaration. It defines what is your unit, what is common and what is exclusive-use, such as a yard, a roof deck or a parking space. In a house-scale building that split decides who pays for the roof, the exterior and the basement, and it varies a lot from one corporation to the next.

How the purchase differs from a freehold
Because this is a condominium, make your offer conditional on a review of the status certificate. The corporation has to provide it on request, and it shows the monthly common expense, the reserve fund balance, the budget, any special levies and any known issues.
Insurance is shared in a specific way. The corporation insures the building, and you need a condominium unit policy for your contents, improvements and liability. Ask about the corporation’s deductible and whether the documents charge it back to the owner responsible for a claim. With only four units, one water leak can take a large bite out of a small budget.
Changes to the exterior, roof, structure or common elements generally need the board’s approval. In a building this size, that is a conversation with your three neighbours. If you are thinking about a deck, a new window or reworking a basement, read what the declaration and rules allow before you firm up, not after.
Use a lawyer who reads condominium documents regularly, and leave enough time in your conditions for that review to be done properly.
Ossington north of Bloor, day to day
This stretch of Ossington is quieter than the famous Ossington strip south of Dundas. It is residential, rising gently toward Dupont and Davenport, and it puts you close to Bloor Street West, Christie Pits, Koreatown and the Bloorcourt and Dovercourt Village shops.
Ossington is still an arterial road with a bus route, so traffic noise is part of living on it. Visit at rush hour, stand in the front rooms and the outdoor space of the unit you are considering, and judge it for yourself.
The pull of this location is that you are close to two main streets at once. Bloor gives you the subway line, groceries and restaurants a short walk south, while the side streets around Christie Pits stay residential. Being on Ossington itself rather than a side street is the trade-off for that convenience, and it is reflected in how buyers compare homes here.
Parking on house lots along Ossington is usually limited to a rear pad or the lane, if there is any at all, so confirm whether the unit has a legal space. Transit, schools and nearby parks are shown in the data panel on this page.
Pricing a four-unit building
There were no active listings recorded when I checked, and with four units there is no meaningful building average per square foot. Each sale here says more about one home than about the building.
The right comparables are freehold semis and row houses in Dovercourt Village, Bloorcourt and around Christie Pits, along with other small, recent condominium townhomes in the west end. Adjust for size, finished basement space, outdoor space, parking and the shared corporation, which handles insurance and the common elements.
No fee inclusions are recorded publicly. Ask for the budget, your unit’s monthly common expense and the utility bills, since in a building this size utilities are often separately metered. My building sold report can pull aggregate trades for the area.

Jatin’s honest take on 786 Ossington Avenue Condos
Who this building suits
Couples and small families who want a house-style home near Bloor and Ossington without the price or upkeep of a full freehold, and buyers moving out of a condo apartment who want their own entrance and some outdoor space. It suits people who are comfortable taking a turn on a small board.
What I’d want you to check
Get the status certificate, the declaration, the reserve fund study, the insurance certificate and the minutes since registration. Ask about the performance audit, any warranty claims and the remaining warranty coverage for your unit. Confirm what is common and what is yours, whether there is parking, and how the roof and exterior are shared. Get a full home inspection, including the basement if the unit has one.
The value question
A recent four-unit condominium on this street is a sensible middle ground between a freehold semi and a condo apartment, and the age of the building works in your favour. The value depends on how well the corporation is set up in its first years, so make sure the reserve fund and the paperwork are in order before you fall for the finishes.
