Leases 17%Sales 83%

Mostly owner-occupied. Of 23 deals here in the last 24 months, 4 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Windfield Terrace II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Windfield Terrace II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Windfield Terrace II is the building I show people who are leaving a house in Don Mills but not the neighbourhood. It is a seven-storey, 196-suite building from 1990 with suites up to about 2,600 square feet, a concierge, an outdoor pool and squash, and a fee that covers almost every utility. The fee is large, and so are the suites. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Windfield Terrace II is a seven-storey, 196-suite condominium at 1200 Don Mills Road in Banbury-Don Mills, North York, Toronto. It was developed by Bramalea and built in 1990; the condominium corporation, MTCC-869, was registered on 30 January 1990. Crossbridge Condominium Services is listed as the manager. Suites range from roughly 751 to 2,626 square feet. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.

A low-rise built for people downsizing from houses

Windfield Terrace II is the second of two Bramalea buildings on Don Mills Road. Its sister, Windfield Terrace at 1210 Don Mills Road, is a five-storey, 161-suite building from 1989, and this one followed a year later at seven storeys and 196 suites. Together they form one of the larger low-rise condominium clusters in Don Mills.

The design brief is clear from the suite sizes. Plans run from about 751 to 2,626 square feet, so even the smallest suite is larger than a typical new one-bedroom, and the largest are bigger than many houses. This is a building for people who own furniture, entertain family and want a proper dining room.

Seven storeys also means the building spreads out rather than up. Hallways are longer and the footprint is wide, and you are never far from the ground, which many downsizers prefer to a 25th-floor view. If stairs or heights are a concern for you, a low floor in a seven-storey building is about as close to a house as a condominium gets.

Almost everything is in the fee

The fee covers common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water. One listing also describes internet as included; condos.ca lists cable but not internet, so confirm which services the bulk contract covers today.

Including hydro is uncommon and changes how you compare buildings. Your monthly fee here is close to your total cost of occupancy apart from property tax and contents insurance. A building with half the fee may cost almost as much once you add hydro, heating, cooling, parking and a cable bill.

The flip side is that a bundled fee rises with energy and service costs, and you cannot cut it by turning down the thermostat. Ask the manager how the fee has moved over the past five years and what the budget assumes for utilities.

Parking, lockers and the details that matter

Parking is in the fee and the garage is underground. One listing describes a suite with two side-by-side spaces near the elevator plus a locker, so at least some suites come with more than one space. That is worth a lot to a two-car household leaving a house; confirm exactly what is attached to the suite you are buying in the status certificate.

Listings describe a 24-hour concierge and front desk and call the building well managed. That matches the amenity list, which includes a security system and enter-phone. I treat those descriptions as marketing until I have read the board minutes, but they are consistent with what buyers report about the building’s reputation.

At 36 years old, the building is well into its major-repair life. Windows, balcony doors, elevators, the roof and the garage membrane are the items I ask about, along with when each was last replaced.

Don Mills Road, close to the Shops

The building sits on Don Mills Road in Banbury-Don Mills, a neighbourhood that grew out of one of Canada’s first planned suburbs. Listings describe the Shops at Don Mills, restaurants, banks, a library, parks and trails as within walking distance.

Don Mills Road is a busy arterial, so suites facing the road get more traffic noise than those facing the grounds. The data panel beside this review shows the nearest transit, schools, parks and food in detail.

What is changing nearby is mostly to the south. Line 5 Eglinton opened along Eglinton Avenue in early 2026, and the corridor has drawn new tower proposals around Don Mills and Eglinton. For an owner here, that means more choice and more transit over time, and more new supply competing with resale suites.

The streets immediately around Windfield Terrace II remain a settled mix of houses, low-rise condominiums and green space. That stability is part of what you are paying for, and it is one reason long-term owners tend to stay.

Pricing: low per foot, high per month

Windfield Terrace II averages about $610 per square foot, almost identical to its sister building at 1210 Don Mills Road at about $599. Both sit well below Liv Lofts at the Shops at Don Mills, at about $763, and The Rosewood on Wynford Drive, at about $723, and far below what a detached house in Don Mills costs per foot of living space.

The monthly fee is where buyers pause. Because the suites are large and the fee bundles hydro, heat, cooling, cable and parking, monthly fees here are well above what most buyers are used to. Compare the fee against your current utility, cable and maintenance bills, not against a small new suite’s fee, and the picture is fairer.

Only one suite was listed for sale when I checked, so there is no meaningful asking range to quote. With low turnover, recent sales in aggregate, shown in the panel beside this review, are a better guide. If you want me to pull the detail, my building sold report is the place to start.

This is a full amenity package from the era when buildings were designed for long-term owners: an outdoor pool for summer, a squash court, a sauna and a fitness centre, plus a party room for family gatherings. A pool and squash court cost money to run, and they are part of why the fee is what it is.

Jatin’s honest take on Windfield Terrace II

Who this building suits

Downsizers from Don Mills, York Mills, Banbury and Lawrence Park who want house-sized space, a staffed front desk and one predictable monthly bill. It also suits two-car households, if the suite has two spaces, and anyone who wants a pool without a club membership.

What I’d want you to check

Read the reserve fund study and ask when windows, elevators, the roof, the pool and the garage were last done, because a 1990 building is in its heaviest repair years. Ask how the fee has changed over five years and what the bulk utility and cable contracts cost. Confirm whether internet is included, and confirm the parking spaces and locker attached to the suite. Check the pet and renovation rules in the declaration before you plan any work.

The value question

At about $610 per square foot, the purchase price is good value for this much space in Don Mills. The real question is whether the fee is sustainable and the reserve fund is strong. If both check out, I think this is one of the better options for buyers who want to trade a house for a suite without giving up room.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
