Living here
Renters, Airbnb and elevators at Blackthorn Manor
Do mostly owners or renters live here?
Mix of owners and renters. Of 21 deals here in the last 24 months, 12 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Blackthorn Manor?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Blackthorn Manor
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Blackthorn Manor is a 1982 building that most buyers drove past for years without a second look. Two things have changed that: Line 5 Eglinton opened in February 2026 with a station nearby, and the fee here already covers heat, hydro, water and cable. For a first-time buyer who wants a predictable monthly cost near new rapid transit, it deserves a proper look. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Blackthorn Manor is a 183-suite condominium at 541 Blackthorn Avenue in Keelesdale-Eglinton West, in the former City of York, Toronto. It was built in 1982 by Hasam Investments. The condominium corporation is MTCC-572, registered on 26 February 1982, and condos.ca lists CPO (Canadian Properties Operator Management Inc.) as the manager. Fees include heat, hydro, water, cable TV, common elements, building insurance and parking. Condos.ca lists six floors, but suites are numbered into the 1400s, so confirm the height.
Blackthorn Manor at a glance
A fee that covers almost everything
The fee inclusion list is what sets Blackthorn Manor apart. According to condos.ca, it covers heat, hydro, water, cable TV, common elements, building insurance and parking. In most newer buildings, hydro is metered to each suite and parking is extra, so the fee you see is only part of what you pay.
That matters most to first-time buyers. With utilities bundled, your monthly cost is set by the budget, not by a cold January or a hot August. It also means heavy users in other suites are, in effect, sharing their bills with you, so a careful owner pays a little more than they would on a meter.
When you compare this fee with a newer building, add that building’s hydro, parking and cable back in first. The comparison usually looks very different afterwards, and often in this building’s favour.
Suite sizes, and the air conditioning question
Condos.ca lists suite sizes from about 580 to 949 square feet, so the building is mostly one-bedroom and two-bedroom plans. Those are generous sizes for the price, and larger than many of the one-bedrooms being built in Toronto today.
One detail to check: a recent listing described hot-water heating with window air conditioning units rather than central air. That is typical of buildings from this era. If you need central cooling, ask what a suite has, whether through-wall or portable units are permitted, and whether the electrical capacity supports them.
Listings describe open balconies, and upper suites with long views. The height of the building is worth confirming: condos.ca lists six floors, but suites here are numbered into the 1400s, which points to a much taller building. The status certificate and the declaration will settle it.

Pool, tennis court and a 1982 building
For its price point, the amenity list is unusual: an outdoor pool, a tennis court, a sauna and a BBQ area, according to condos.ca and listings. Many newer buildings have dropped pools entirely because of what they cost to run.
Those amenities are also part of the maintenance burden. A 1982 building with 183 suites, an outdoor pool and a tennis court has a long list of shared things to repair and replace: the pool shell and equipment, the tennis surface, the garage, windows and balcony doors, the roof and the heating plant that supplies every suite.
Read the reserve fund study and its funding plan, and the last two years of board minutes. With heat and hydro in the fee, ask too how energy costs have moved in recent budgets, because the corporation buys those utilities for everyone.
What I would look at in a showing
Start with the heating. Hot-water systems in buildings of this age usually run through radiators or fan coil units in each suite, and owners rarely think about them until one leaks. Ask who is responsible for the unit inside your suite, the corporation or you, and when the building’s boilers were last replaced.
Then look at the windows and the balcony door. Original 1980s windows lose heat, and since heat is in the fee, drafty windows across 183 suites are everyone’s cost. If the corporation has a window replacement planned, find out when and how it is funded.
Check laundry too. Some older buildings have ensuite laundry in every suite, some only in some, and some rely on a shared laundry room. Confirm what the suite you are viewing has, and whether any machines were added with the corporation’s approval.
Finally, ask to see the pool and the garage. You will learn more about how a building is run from its garage and its pool deck than from its lobby.
Eglinton West, with a train at last
Blackthorn Manor sits just north of Eglinton Avenue West, a short way east of Caledonia Road. For decades the Crosstown construction was the main fact of life on this stretch of Eglinton. Line 5 opened to riders on 8 February 2026, and listings here point to Caledonia station as the nearest stop.
Day to day, a listing describes a shopping plaza across the street and the Kay Gardner Beltline Trail and parks nearby. The Caledonia Road design district is close, and major highways are a short drive. The panel on this page shows the exact transit distances, schools and parks.
Price per square foot, and the fee in context
Condos.ca puts the building average around $544 per square foot. That is well below newer buildings along the Eglinton corridor, where developer inventory near the new stations often asks far more and charges separately for parking.
Only one suite was listed for sale when I checked, so I am not quoting an asking range. Use the recorded sales on this page, and ask me for a building sold report that compares Blackthorn Manor with other older buildings near the Line 5 stations.
The fee will look higher per square foot than a new building’s. That is expected when heat, hydro, water, cable and parking are inside it. The fair comparison is your total monthly cost in each building.

Amenities at Blackthorn Manor
An outdoor pool and a tennis court are rare in this price range and make summer in the building genuinely better. They also cost money every year, and that cost is already in the fee you are paying. If you will never swim or play tennis, weigh that honestly, because you are funding both either way.
Jatin’s honest take on Blackthorn Manor
Who this building suits
First-time buyers who want a one- or two-bedroom with a predictable monthly cost, and anyone who will use Line 5 every day. It also suits buyers who want more square footage than a new-build one-bedroom offers for the same money.
What I’d want you to check
The reserve fund study, with attention to the pool, the garage, windows and balconies, and the central heating plant. Check how utility costs have moved in the budget, how the suite is cooled, and the pet rules in the declaration. Settle the storey count and confirm which parking space comes with the suite.
The value question
At around $544 per square foot with almost every utility in the fee, Blackthorn Manor is reasonable value on a corridor that just got rapid transit. You give up new finishes and central air in at least some suites. If the reserve fund is healthy, I think owner-occupiers buying here now are buying before the area has fully repriced around the stations. Investors should look hard at the fee against achievable rent, since a tenant gets the utilities you are paying for.
