Living here
Renters, Airbnb and elevators at Gotham Lofts
Do mostly owners or renters live here?
Mix of owners and renters. Of 18 deals here in the last 24 months, 10 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Gotham Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.
Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.
Before you buy here
Five things the listing will not tell you about Gotham Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Gotham Lofts is one of the few genuine hard lofts left on a stretch of King West that is now mostly glass towers. It is a six-storey brick factory from 1917 with original beams overhead, and its fee covers heat and air conditioning, which is rarer than it should be. The catch is in the layouts, and I will tell you which ones I would skip. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Gotham Lofts is a six-storey hard loft conversion at 781 King Street West, Toronto M5V 3L5, on the south side of King near Niagara Street in the King West and West Queen West area (Queen West, Trinity-Bellwoods, Kensington and Little Italy). The original building dates to 1917. The conversion was developed by Canadian Equity and Development, and the condominium, MTCC-1144, was registered on 21 March 1997. Condos.ca lists 54 suites, though other sources give 47 or 52. Icon Property Management is listed as manager. Fees include common elements, heat, air conditioning, water and building insurance.
Gotham Lofts at a glance
From horse harnesses to hard lofts
The building went up in 1917 as a harness factory, back when horses still pulled delivery wagons through the city. It later became a sewing plant during the years when garment work filled the brick buildings along King and Spadina.
The conversion came in the mid-1990s, and the condominium was registered in March 1997. The Globe and Mail credits developer Paul Anisman with turning the empty factory into a boutique loft building, and reports that he brought in architects from Chicago to keep the mill character. Condos.ca lists the developer as Canadian Equity and Development.
Sources do not agree on the suite count. Condos.ca says 54, one realtor’s building profile says 47 in its description and 54 in its data table, and the Globe said 52. The difference likely comes from combined or reconfigured suites over the years, and it is one more thing to settle with the status certificate rather than a listing sheet.
Beams, brick and the two-storey question
What you are paying for is the shell. Ceilings are slat-and-beam, roughly 9 to 12 feet, with exposed original yellow brick and heavy timber posts. That combination is what separates a hard loft from a new building with concrete ceilings and a loft name.
Suites run from about 600 sq ft to around 1,500 sq ft, and one source puts the largest closer to 1,850. Plans include open one-storey lofts and two-storey suites, many of them with wrought iron spiral staircases. The two-storey format looks great in photos, but in the smaller suites it splits limited square footage across two floors and can feel tight. If you are looking at a two-level suite under about 700 sq ft, measure the furniture first.
Orientation matters too. East-facing suites look across to the courtyard of the neighbouring building rather than open sky, so check the light and the outlook in person before you commit.
Living under timber has its own habits. Wood ceilings carry more sound between floors than a concrete slab, older windows behave differently from new double glazing, and ductwork is often exposed. Many owners love exactly that. Others find it louder than they expected, so visit on a weekday evening when neighbours are home.

Why the hard loft label matters at resale
Toronto has many buildings called lofts, and most of them are new concrete towers with tall ceilings. A true conversion like Gotham is different: the structure, the brick and the beams are a century old, and nothing comparable is being built on King West today.
That scarcity is the main reason I like these buildings for owner-occupiers. When a new tower nearby delivers hundreds of similar suites at once, it can soften prices in that tower for a year or two. A 54-suite hard loft with its own character tends to be less exposed to that kind of supply wave, though it is never immune to the wider market.
Shared amenities with the building next door
For a 1990s loft conversion, Gotham has more amenities than most. Profiles list an exercise room, a party room, bike storage and a shared rooftop garden with a hot tub. Concierge service is described as shared with 801 King, the building next door, and condos.ca lists a security guard, a meeting room, a parking garage and visitor parking.
Shared services are useful but worth understanding. Ask the property manager how the concierge cost is split between the two buildings and what agreement governs it, because a shared-facilities agreement can affect your fees down the road.
Daily life here is King West. You have the restaurant and bar strip to the east, the residential streets of Niagara around you, and the long-running construction cycle that has filled this corridor with new towers. That growth brings shops and services, but it also means crane season and new neighbours blocking old views, so ask what is planned around the building.
Pricing and fees at 781 King West
Condos.ca puts the building average around $973 per square foot. That is in the same range as many newer King West condos, which tells you buyers are paying for authenticity rather than a discount for age. Real hard lofts with timber and brick are a shrinking supply, and that has held their value.
There were no active listings when I wrote this, so I cannot give you an asking range. Suites in buildings like this come up irregularly, and the price spread between a well-laid-out single-level loft and a cramped two-storey unit of similar size can be wide. I price by layout first, then floor and exposure.
On fees, the inclusions are better than most: common elements, heat, air conditioning, water and building insurance. With heat and cooling in the fee, a higher per-square-foot figure can still work out cheaper than a newer building where you pay those yourself. Compare total monthly cost, not the fee line alone, and see my building sold report for recent aggregate trades.

Amenities at Gotham Lofts
The rooftop garden and hot tub are the standout. Most loft conversions this age have no shared outdoor space at all, so a usable roof deck in a 1917 factory is a real point in Gotham’s favour.
Jatin’s honest take on Gotham Lofts
Who this building suits
Buyers who want a real hard loft, timber and brick included, without leaving King West. It suits professionals who work downtown and want walkable restaurants, and owners who like predictable bills, since heat and air conditioning are in the fee. Single-level suites suit almost anyone; two-storey suites suit people comfortable with open sleeping areas and stairs.
What I’d want you to check
This is a building with a 1917 shell and 1990s systems, now close to 30 years past conversion. Read the reserve fund study for the roof, the masonry, windows, the heating and cooling equipment and the garage. Ask how the shared concierge and any shared facilities with 801 King are costed. Confirm the exact suite count and your unit’s square footage in the status certificate, and check pet rules, since condos.ca lists pet restrictions.
The value question
At around $973 per square foot, you are not getting a bargain on price, but you are getting a building type that cannot be built again, with a fee that covers your climate control. Against a new King West condo at a similar figure with a concrete ceiling and utilities on top, I think a well-laid-out Gotham loft holds its value better. Avoid the smallest two-level suites unless the price reflects them.
