Living here

Renters, Airbnb and elevators at Huntingdale Boulevard Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Huntingdale Boulevard Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Huntingdale Boulevard Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Huntingdale Boulevard Townhouses is one of the older condominium townhouse complexes in Scarborough, and that is exactly why some buyers should look at it and others should not. It was registered in 1972, it has 105 homes, and it sits a short walk from Bridlewood Mall in a pocket that the City has already studied for change. If you want stairs, a front door and a price below freehold, it deserves a careful look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Huntingdale Boulevard Townhouses is a low-rise condominium townhouse complex at 75 to 283 Huntingdale Boulevard in the L’Amoreaux area of Scarborough, north of Finch Avenue East between Pharmacy and Warden avenues. Condos.ca lists 105 units, a 1972 build year, and corporation YCC-83, registered on 19 June 1972. Shiu Pong Management is listed as the property manager. Condos.ca lists BBQs permitted, a parking garage and visitor parking; it does not list what the monthly fee includes, so confirm that from the status certificate.

YCC-83

A first-generation condo townhouse complex

The YCC prefix tells you a lot. York Condominium Corporations were registered in the early years of condominium law in Ontario, and YCC-83 is one of the lower numbers in that series. In practical terms, this complex was among the first wave of condominium townhouses built for families in Scarborough.

That age cuts both ways. On the plus side, the corporation has more than fifty years of history, so there is a long paper trail of budgets, reserve fund studies and board minutes for you to read. On the other side, almost every original exterior component has either been replaced already or is coming due. Your job as a buyer is to find out which.

The address range, 75 to 283 Huntingdale Boulevard, also tells you this is a spread-out site with homes along a private road network rather than a single building. Roads, walkways, grass and snow clearing are typically common costs in a complex like this, and so are the big-ticket repairs that come with them.

The parking garage question

Condos.ca lists a parking garage for this complex, along with visitor parking. In a 1970s townhouse community, that can mean two very different things: a garage attached to each home, or a shared underground garage that serves several rows of units. The difference matters a great deal for your fee.

If parking here is a shared underground structure, the waterproofing membrane, the concrete slab and the drainage are some of the most expensive items any condominium corporation ever pays for. Ask the manager directly how parking is laid out, how many spaces come with each unit, and when the garage was last repaired or rewaterproofed. The reserve fund study should show the planned cost and the year.

If each home has its own garage, ask who is responsible for the garage door, the floor and the driveway. Every declaration draws that line differently, and I would not assume anything until you have read it.

What is changing around Finch and Warden

The complex is close to Bridlewood Mall at 2900 Warden Avenue, which opened in 1975 and still carries a grocery store, a pharmacy and a public library. According to Wikipedia, the library moved into a larger space in the mall in 2024, growing to roughly 20,000 square feet. For a family in a townhouse, an everyday mall within walking distance is a real convenience.

The City of Toronto has also looked hard at this intersection. Its Finch Warden Revitalization Study set a 10-to-20-year vision for the area, with taller buildings at key sites along Finch and Warden, mid-rise elsewhere, and low-rise townhouses as a transition next to existing homes. It also called for wider sidewalks, more street trees and better crossings.

New townhouses are already arriving on the same street. UrbanToronto reported in 2022 that Profile Developments broke ground on 81 townhouses at 3079 Pharmacy Avenue, on the north side of Finch, replacing a one-storey plaza and placing an outdoor amenity space facing Huntingdale Boulevard. When you are comparing prices, that new product is your real competition, and the gap in price between new and 1972 stock is the whole value argument here.

Who manages it, and what to ask them

Condos.ca lists Shiu Pong Management as the property manager. Before you firm up an offer, ask the manager for the current budget, the most recent reserve fund study and its date, and the last two years of board minutes. In an older complex, the minutes are where you will see the projects being discussed before they show up as fee increases.

I could not find a published list of what the monthly fee covers, and I could not find any pet or rental rules. Do not rely on a listing description for either. Read the declaration, by-laws and rules in the status certificate, and have your lawyer review them before your conditions come off.

What Huntingdale Boulevard Townhouses costs

There were no units listed for sale or for lease when I checked, so I cannot give you a current asking range. Condos.ca also does not publish square footage or an average price per square foot for this complex, which means a clean per-square-foot comparison with nearby apartments is not possible from public data.

What I can tell you is how to think about it. A 1972 condo townhouse should trade at a clear discount to new townhouses nearby, such as the Profile Developments project on Pharmacy, and to freehold homes on the surrounding streets. If the discount is small, you are paying close to new-build money for fifty-year-old building envelopes.

Monthly fees in older Scarborough townhouse complexes vary widely depending on what they include and how well the reserve fund has been kept up. A low fee in an underfunded complex is not a bargain. If you want the actual recorded sales here rather than asking prices, I can pull them through my building sold report.

There is no pool, gym or party room listed here, and in a 1972 complex that is a good thing. More of the fee can go to roofs, roads, windows and parking, which are what actually hold the value of an older townhouse.

Jatin’s honest take on Huntingdale Boulevard Townhouses

Who this building suits

Families and first-time buyers who want a townhouse with stairs and a front door at a price below freehold, and who value a walkable mall, grocery store and library over building amenities. It also suits patient buyers who are willing to do real homework on an older corporation in exchange for a lower entry price.

What I’d want you to check

Read the reserve fund study first, with roofs, windows, doors, private roads and the parking garage in mind. Ask how parking is laid out and when it was last repaired. In homes of this era, also ask about the electrical system, including whether any original aluminum branch wiring remains, because insurers will ask you. Confirm exactly which components the corporation maintains and which are yours under the declaration.

The value question

The value case here depends entirely on the discount to new townhouses and freehold homes nearby. If the corporation’s finances are healthy and the major components have been replaced recently, a complex like this can be one of the more affordable ways to own a family-sized home in L’Amoreaux. If big projects are still ahead and the reserve is thin, I would wait for the right price or walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
