Living here
Renters, Airbnb and elevators at Keele Ravine Condominiums
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Keele Ravine Condominiums?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Keele Ravine Condominiums
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Keele Ravine Condominiums is not one building but a complex, spread across several addresses on Grandravine Drive, Derrydown Road and Keele Street. Its 242 suites date from 1978, the fee covers heat and parking, and the setting backs onto the Black Creek ravine a short trip from Finch West Station. It offers a lot of space for the money, provided you know exactly which kind of unit you are buying. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Keele Ravine Condominiums is a 242-suite condominium complex at 10 to 80 Grandravine Drive, 15 to 25 Derrydown Road and 3690 Keele Street in the York University Heights neighbourhood of the former City of North York, Toronto. Its tallest building, at 80 Grandravine Drive, is nine storeys. It was built in 1978 by Greenwin. The condominium corporation is YCC-375, registered on 7 February 1978, and it is managed by Comfort Property Management. Maintenance fees include common elements, heat, building insurance, parking and water.
Keele Ravine Condominiums at a glance
One corporation, several kinds of home
The corporation’s addresses tell you this is not a single tower. There is a nine-storey mid-rise at 80 Grandravine Drive, plus a run of other numbers on Grandravine Drive and Derrydown Road and an address on Keele Street. Several of those addresses carry their own unit numbers, which points to low-rise or townhouse-style homes sharing one corporation with the mid-rise.
That matters more than it sounds. Different unit types in the same corporation can have different fee shares, different exclusive-use areas and different repair responsibilities for things like roofs, front doors and patios. Read the declaration to see who pays for what, and make sure you know which type of home a listing actually is.
Greenwin built the complex in 1978. It is one of the long-established names in Toronto apartment building, and complexes from that period were planned around families, with generous suites and outdoor space.
Suite sizes and the case for space
The reported suite range is about 692 to 1,252 square feet, and most units on the market right now are two- and three-bedroom plans in the 900 to 999 square foot band. That is a family-sized home at a price that would buy a small one-bedroom in a new downtown tower.
The largest homes in the complex sit at the top of that range or beyond it, and their fees are noticeably higher. If you are comparing a mid-rise suite with one of the larger ground-oriented units, compare them on total monthly cost, not on asking price alone.
As with any 1978 building, layouts are traditional: separate rooms rather than open-plan spaces, and more storage than new construction gives you. Some buyers love that. Others will want to budget for opening up a kitchen, which needs corporation approval.

The ravine, the pool and the setting
The name is earned. The complex sits by the Black Creek valley, and the parkland around Derrydown Road is part of the Toronto ravine system. For a buyer who wants trees outside the window and a walk in the valley before work, that is a real advantage over a tower on an arterial road.
The amenity list is short but useful: an outdoor pool, BBQs permitted, a parking garage, visitor parking and a security system. An outdoor pool in a complex with this many families is a genuine summer asset, and it is also a reserve fund item you should look at.
The listing data also shows a pet restriction. It does not say what the restriction is, so read the rules before you assume a large dog will be welcome.
Living beside a ravine comes with its own homework. Land near the valley edge can be subject to conservation authority rules, and slopes, drainage and mature trees all need maintenance. Ask the corporation what it is responsible for on the ravine side and whether the reserve fund study allows for it.
Finch West Station and the York University side of the city
The complex sits in York University Heights, the part of North York between Sheppard and Steeles that takes its name from the university campus. Finch West Station, at Keele and Finch, is the nearest rapid-transit hub: it is on Line 1, and since 7 December 2025 it is also the eastern end of Line 6 Finch West.
That combination gives owners here a subway ride south toward downtown, a short trip north to York University, and an LRT along Finch to the west. The automatic panel on this page shows the actual walking distances, so check those rather than assume.
Keele Street itself is a working street, with industrial and commercial land mixed in, so the quieter streets inside the complex are part of the appeal. The panel below will show what groceries and parks are close by.
York University’s main campus, which also hosts a Seneca College campus, is to the north. That gives this part of the city a steady population of students, faculty and staff, and it is one reason buyers who plan to rent out a unit look here. If you are buying to live in, ask the corporation how many units are currently leased, because a high rental share changes how a building feels and how its board operates.
Pricing: plenty of choice, wide range
The reported average is about $431 per square foot, which is low for Toronto and in line with other late-1970s family buildings in this part of North York. Fees average about $0.94 per square foot on current listings, with monthly fees running from about $740 to $1,225.
There are eight units for sale at the time of writing, asking from about $385,000 to $775,000. That is a lot of inventory, and a wide range, because the complex mixes suite types and sizes. With that much choice, there is room to negotiate on suites that need updating.
Because the complex mixes unit types, a single building average can mislead. I price these by comparing like with like: mid-rise suites against mid-rise suites, and larger units against larger units. My building sold report breaks that out properly.

The amenities here are about outdoor living rather than indoor facilities: a seasonal pool, barbecues and the ravine beside you. Do not expect a concierge or a modern gym.
Jatin’s honest take on Keele Ravine Condominiums
Who this building suits
Families who need two or three bedrooms and want green space and a pool without paying house prices, and York University staff or graduate students who want to own close to campus. It also suits transit commuters who will use Finch West Station for both Line 1 and Line 6.
What I’d want you to check
First, confirm what type of unit you are buying and what the declaration makes you responsible for. Then read the reserve fund study for the outdoor pool, the garage, roofs, windows and any brickwork, since this is a 1978 complex with several structures to maintain. Check whether hydro is metered to each unit, what the pet restriction says, and whether any work near the ravine edge is planned. If the reserve fund looks thin against that list, factor it into your offer.
The value question
At around $431 per square foot with heat and parking included, this is a lot of home for the money in a location with two rapid-transit lines nearby. The trade-off is age and complexity: an older multi-building corporation needs a well-run board and a healthy reserve fund. If those check out, I think this is one of the better family-size options in this part of North York.
