Living here
Renters, Airbnb and elevators at King West Village Towns
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at King West Village Towns?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about King West Village Towns
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

King West Village Towns is the townhome community I point to when a buyer asks for the lowest-surprise monthly budget in King West. It is a full block of three-storey condo townhomes south of King at Strachan, finished in 2001, and the fee covers heat, cooling, hydro and parking. It is older than almost everything around it, and that is both its strength and its homework. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
King West Village Towns is a low-rise condominium townhome community at 12 Douro Street, 92 to 98 Strachan Avenue and 27 to 33 Canniff Street, Toronto, just south of King Street West, at the southern edge of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It has three storeys and condos.ca lists 168 homes, though its own summary says about 160. It was completed in 2001, and condos.ca lists the builder as King West Village Strachan. The condominium corporation is MTCC-1400, registered on 22 October 2001, and condos.ca lists 360 Community Management as manager. Homes run from about 354 to 1,458 sq ft. The fee covers common elements, heat, air conditioning, hydro, building insurance, parking and water.
King West Village Towns at a glance
One of the first new communities in King West Village
King West Village Towns was registered in 2001, which makes it one of the earlier new residential communities in this part of King West. Its contemporaries are the soft loft buildings nearby: King West Village Lofts at 954 King, completed around 2000, and Electra Lofts, registered in 2002, which also has Douro Street addresses. This community is the low-rise member of that group and covers a whole block south of King with addresses on three streets.
Condos.ca lists the builder as King West Village Strachan, which reads like a project company rather than a brand name. I could not confirm the parent developer or the architect from a published source, so I have left both out rather than guess.
Sources also differ on size. Condos.ca lists 168 homes, while its own building summary refers to about 160. The difference may come from how stacked units are counted. The condominium declaration will give you the exact figure.
Three storeys, and a very wide range of plans
Condos.ca records homes from about 354 to 1,458 square feet. That is an unusually wide range for a townhome community. The small end is a compact studio-sized unit, likely part of a stacked arrangement, while the top end is a multi-level home with room for a family.
The one current listing is a two-bedroom in the 600 to 699 square foot band, which gives you a sense of the middle of the range. Two bedrooms in under 700 square feet means compact rooms, so measure before you assume your furniture fits.
Ask how many levels the home has and where the entrance is. In a three-storey community, some homes are on one floor and some span two or three, and the experience of living in them is very different. Multi-level homes lose some floor area to stairs.
Private outdoor space varies too. Condos.ca lists a rooftop deck and barbecues are permitted, but whether a particular home has its own terrace or patio is something to confirm on the plan and in the declaration.

The most complete fee in the neighbourhood
Condos.ca lists the fee as covering common elements, heat, air conditioning, hydro, building insurance, parking and water. Hydro is rarely included in Toronto condos, and even more rarely in townhomes. Here, your monthly fee is close to your total housing cost before property tax and internet.
That makes the fee look high in a search sorted by monthly cost, and buyers who filter by fee may never see these homes. The fair comparison is total monthly cost against a newer building, after adding its hydro, heating, cooling and parking.
Bundled utilities also mean owners share the cost of the heaviest users. Ask the manager whether the board has looked at sub-metering, because if it ever does, your monthly costs would change. Confirm too that the home you want has a parking unit and locker; inclusion in the fee does not guarantee a space.
South of King at Strachan, and what is changing
You are a short walk from King West’s restaurants and bars, with Liberty Village to the south and Trinity Bellwoods Park and Queen West north of King. The King streetcar runs along the top of the block. The transit and walkability details are in the data panel.
The corner is about to change. In 2022, UrbanToronto reported an application for a 16-storey rental building at 952 King West, the northwest corner of King and Strachan, replacing an Esso station. The proposal by Sweeny&Co Architects has 213 rental suites, retail on King and townhouse units facing Strachan.
For homes on the Strachan side near King, that means construction noise for a period and a taller neighbour to the north. Check where the application stands before you buy, and think about light and views if the home you want faces that corner.
The rest of the neighbourhood is largely built out around you. That is a quiet advantage of an older community: the big changes, the lofts on King and Liberty Village to the south, have already happened, and you can see what you are buying into rather than betting on what a construction site will become.
What King West Village Towns costs
Condos.ca puts the community average at about $763 per square foot. That is below most condos in King West, and well below new construction. With hydro, heat and parking included, the total cost of ownership is lower again than the price suggests.
Only one home was listed for sale at the time of writing, so I am not quoting an asking range; a single listing is not a market. The sold aggregates in the data panel are the better benchmark. With a community this size, a quiet month is normal, so watch the market for a few months before you decide what a fair price looks like.
When you compare, use total monthly cost. A newer King West condo at a lower fee will usually add a separate hydro bill, heating and cooling costs and a parking charge, and that is where the gap closes.

Amenities at King West Village Towns
There is no gym, pool or concierge; the amenity package is a rooftop deck, barbecues, an underground garage and visitor parking. That keeps the shared costs down, and with King West and Liberty Village next door, the neighbourhood supplies the gyms and the social life.
Jatin’s honest take on King West Village Towns
Who this building suits
Buyers who want a townhome feel and a predictable monthly budget in King West: couples, first-time buyers in the smaller homes, and families in the larger multi-level plans. It also suits anyone who wants to stay low-rise in a neighbourhood that keeps getting taller.
What I’d want you to check
At more than 20 years old, the reserve fund study is critical. Look for roofs, the rooftop deck membrane, the garage, windows and the heating and cooling systems, which in a bundled-utility community belong to everyone. Confirm parking, locker and any private outdoor space in the status certificate. Condos.ca lists pets as allowed; check the rules. And check the status of the 952 King West application if the home faces Strachan.
The value question
At about $763 per square foot with hydro, heat, cooling and parking in the fee, King West Village Towns is one of the better-value ways to own in King West. You give up new finishes and amenities and take on an older community’s repair cycle. If the reserve fund is in good shape, I think the numbers favour this over a new condo with a lower fee and separate bills. For an owner who plans to stay five years or more, that predictability is worth a lot.
