Living here
Renters, Airbnb and elevators at Luxe II Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 61 deals here in the last 24 months, 54 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Luxe II Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Luxe II Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Luxe II is the building I point to when a buyer asks where Yonge Street gets cheaper per square foot without leaving the subway corridor. It is the second of the two Luxe towers at Yonge and Cummer, 22 storeys and 190 suites, finished in 2010. The price per foot is low for a reason, and the fees are the reason. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Luxe II is a 22-storey, 190-suite condominium at 5793 Yonge Street in the Newtonbrook East area of North York, near Yonge Street and Cummer Avenue. It was completed in 2010 and is the twin of Luxe at 5791 Yonge Street. The condominium corporation is TSCC-2064, registered on 26 April 2010, and condos.ca lists Del Property Management as the manager. Fees cover common elements, building insurance, parking and water. I could not confirm the developer: one listing site names Menkes, and condos.ca names no developer.
Luxe II Condos at a glance
Two towers, two corporations
Luxe was built as a pair of towers at 5791 and 5793 Yonge Street, just north of Finch near Cummer. The first tower, at 5791, is the taller of the two, at about 24 or 25 storeys depending on the source, and has its own corporation, TSCC-2048. Luxe II, at 5793, is 22 storeys and 190 suites, registered as TSCC-2064.
Two corporations on one site usually means a shared facilities agreement covering the garage, amenities and some staff. That agreement decides who pays for what when a shared item fails. Ask for it with the status certificate, and read how costs are split between the towers.
Listing sources describe the complex as having a pool, sauna and gym. The condos.ca amenity list for Luxe II itself shows concierge, guest suites, media, meeting and party rooms, so confirm which tower houses each facility and whether Luxe II owners have full access.
Compact suites, mostly one and two bedrooms
Suites here run from about 545 to 1,129 sq ft. Current listings are two-bedroom suites of 700 to 799 sq ft, which is tight for a true two-bedroom. In practice the second bedroom is often a study, a nursery or a room for a roommate, and you should test it with real furniture dimensions.
The upper end of the range, around 1,100 sq ft, is where families and downsizers will find enough space. Those suites come up less often, so register for alerts if that is what you want.
I could not find published ceiling heights or a confirmed architect for this tower. Ask for the floor plan and the builder’s specifications when you view a suite, and measure if ceiling height matters to you.
Ask about parking and lockers for the specific suite as well. Parking is listed in the fee, but that helps only if a space is actually deeded or assigned to the suite you buy, and some smaller suites on this corridor were sold without one.

Why the fees run high
Condos.ca lists common elements, building insurance, parking and water as fee inclusions. Heat and air conditioning are not listed, so expect your own utility costs on top. Even so, the fee across current listings works out to about $1.07 per square foot, which is high for a 2010 building on this corridor.
Part of the explanation is likely the shared amenity package, because a pool and sauna are expensive to run and maintain. Part may be the building’s age. Whatever the cause, the reserve fund study and the last two budgets will show whether the fee is funding planned work or covering rising costs.
Condos.ca also flags pet restrictions here, and FibreStream internet is listed as available in the building. I have not seen the pet rules, so read them in the status certificate before you buy if you have an animal.
A practical test: take the fee, add your own heat and hydro estimate, and compare the total with a newer tower nearby that charges separately for parking. If the gap is small, the shared amenities may be worth it to you. If it is large, you are paying for facilities you might not use.
Living at Yonge and Cummer
This is the quieter, more residential end of the Yonge corridor in North York, north of the busy Finch intersection. You get the shops and restaurants along Yonge within walking distance, and transit details are in the panel on this page.
Yonge north of Finch is in line for major change, with Metrolinx’s Yonge North Subway Extension planned to run north from Finch, and tower applications appearing along the street. That could lift values over time, and it could also mean years of construction nearby. Check the City of Toronto development applications map for the blocks around 5793 Yonge before you buy.
Being just north of Finch also means the building sits on a busy stretch of Yonge with steady bus and car traffic. Visit at rush hour and listen from the suite with the balcony door open, especially on the Yonge side, before you settle on an exposure.
What Luxe II costs
Condos.ca puts the building average at about $627 per square foot. That is one of the lower figures for a 2010 tower on this stretch of Yonge, and well below many towers to the south. The low price per foot and the high fee are connected: buyers price in a fee above $1 per square foot.
When I checked, two suites were for sale and one for lease. Both listings were two-bedrooms of 700 to 799 sq ft asking $488,800 to $519,000, which works out to roughly $650 to $690 per square foot at the middle of the size band.
Before you treat that as a bargain, add the fee to the mortgage and compare the total monthly cost with a building charging $0.70 per square foot. Parking is already in this fee, which narrows the gap. For recorded sales, use the market data on this page or ask me for the building sold report.

Amenities at Luxe II Condos
Within Luxe II, the package is practical: concierge, guest suites and media, meeting and party rooms. Listing sources describe a pool, sauna and gym across the two-tower complex; if those matter to you, confirm where they are and what the shared facilities agreement says about access and cost.
Jatin’s honest take on Luxe II Condos
Who this building suits
First-time buyers and investors who want a subway-corridor address on Yonge at a lower price per square foot, and buyers who will use a pool and gym if the shared amenities are confirmed. Drivers benefit from parking already being in the fee.
What I’d want you to check
Get the shared facilities agreement with Luxe at 5791 and read how costs are split. Read the reserve fund study and recent budgets to understand a fee above $1 per square foot, confirm the pet rules if you have an animal, and test the second bedroom in a 750 sq ft two-bedroom with your own furniture. Ask, too, whether any major projects such as amenity or garage repairs have been approved but not yet billed.
The value question
The entry price is attractive, but the fee takes back part of the saving every month. For an owner-occupier planning to stay and benefit from the Yonge North changes, I think it can be good value. For a pure investor, run the rent against the full monthly cost carefully, because the fee is the line that decides it.
