Can you Airbnb a unit at Swiss Court?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Swiss Court

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Swiss Court is one of the least expensive places in Toronto to buy a large condo suite by the square foot, and unlike many buildings at this price, it still has an indoor pool and includes parking in the fee. It is small, quiet and rarely has more than a listing or two on the market. That scarcity is the main thing buyers here have to plan around. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Swiss Court is a nine-storey, 152-suite mid-rise condominium at 2825 Islington Avenue in Humber Summit, in the former City of North York, near Islington Avenue and Finch Avenue West. It was built in 1975 by Dalecore Construction and registered on 26 September 1975 as York Condominium Corporation No. 223 (YCC-223). Property management is listed as Castle Condo Management. Suites run roughly 884 to 1,200 sq ft. Maintenance fees include parking, water, cable TV, building insurance and common elements.

A small building that keeps its pool

Swiss Court has 152 suites over nine storeys. That is a small community by Toronto standards, and it is unusual for a building this size to carry an indoor pool. Most small mid-rises from the 1970s offer a party room and little else; most new ones skip the pool entirely because of what it costs to run.

The full listed amenity package is an indoor pool, a sauna, a security system and an underground parking garage. It is a short list, but the pool is the piece that buyers who swim will notice, and it is something you cannot add later.

The flip side of a pool in a small building is that only 152 owners share its upkeep. When the pool needs major work, such as new tile, a liner, filtration or the mechanical room, the cost per suite is higher than it would be in a 400-suite tower. That is a reserve fund question, and it is the first one I would ask here.

What the fee covers

Swiss Court’s listed fee inclusions are parking, water, cable TV, building insurance and common elements. Including parking is a genuine advantage; at many buildings, a space is a separate monthly charge or is not available at all.

Heat and hydro are not on the list. That makes the fee easier to compare with newer buildings, where you pay your own utilities, but it means you need to know how your suite is heated and what it costs through a Toronto winter. Ask the seller for a year of utility bills.

With only one suite listed when I reviewed the building, I cannot give a fair fee range here, and I will not quote a single listing. The status certificate for any suite you look at will show its exact fee, and the corporation’s budget will show where the money goes.

Layouts and what to expect inside

Condos.ca lists suites from roughly 884 to 1,200 sq ft, which is generous for a condo at this price. Plans of this era usually put the kitchen as a separate room rather than open to the living area, with a defined dining space and decent closets.

Because the building is 50 years old, suite condition varies. Some owners will have redone floors, kitchens and bathrooms; others will be close to original. Plan your budget around the suite you actually buy, not the building average, and get quotes before you firm up if a renovation is part of the plan.

One more practical point on layout: at nine storeys, the difference between a low floor and a top floor is smaller here than in a 25-storey tower, so floor height should not carry a big premium. Buyers here are paying for space and value, and the suite’s size, condition and parking matter far more to price than which floor it is on.

Islington and Finch, with Line 6 now running

Swiss Court sits near Islington Avenue and Finch Avenue West in Humber Summit, the neighbourhood on the north side of Finch between the Humber River and Highway 400. The Humber valley trails are close on the west side of the neighbourhood.

On 7 December 2025, the TTC opened Line 6 Finch West, which runs along Finch from Humber College to Finch West station on Line 1. Its Rowntree Mills stop sits at Islington and Finch on the bridge over the Humber. For this corner of the city, a direct rail link to the subway makes owning here without relying on a car far more realistic than it was.

Swiss Court’s next-door neighbour is The North Court at 2835 Islington, another nine-storey, 152-suite building from 1975, also listed as managed by Castle Condo Management. The North Court has a gym and rec room but no pool listed, and its listed fee inclusions do not show parking. If you are shopping this corner, view both.

Pricing context

The building average on condos.ca is about $379 per square foot. That is lower than The North Court next door at about $429, and well below anything newer in North York.

Supply is the challenge. With just one suite for sale at the time of my review, there is no meaningful asking-price range to report, and I do not publish single listings. Buyers who want Swiss Court specifically should set up an alert and be ready to move when the right suite appears; you may be waiting for months.

Thin supply also makes pricing harder. With few active comparables, I price a Swiss Court suite against the building’s own recent sales, then against The North Court next door and other 1970s mid-rises along Finch, adjusting for size, condition and whether parking is included. If you want that analysis for a specific suite, my building sold report is the place to start.

When comparing Swiss Court with The North Court, remember that Swiss Court includes parking in its fee. If you need a car space, that alone can tilt the monthly math in Swiss Court’s favour even if the asking price is similar.

Amenities at Swiss Court

An indoor pool and sauna in a 152-suite building is a real perk for anyone who swims, especially through winter. Beyond that, this is a no-frills building, which is part of why prices per square foot stay low.

Jatin’s honest take on Swiss Court

Who this building suits

Buyers who want a large suite and an indoor pool on a tight budget, and who need parking included. Retirees and downsizers who like a small, quiet building. Commuters who can use Line 6 to reach Line 1 and Humber Polytechnic.

What I’d want you to check

Read the reserve fund study with a sharp eye on the pool and its mechanical systems, the garage, the roof, windows and elevators, because in a 152-suite building every big repair is shared among fewer owners. Review the status certificate and board minutes for any planned fee increases or levies. Confirm how heat and hydro are billed for your suite, and confirm the parking space is assigned or deeded to it. Condos.ca lists a pet restriction, so read the declaration and rules if you have an animal.

The value question

At about $379 per square foot with parking in the fee and a pool in the building, Swiss Court is among the best value on paper in the City of Toronto. The real cost is time, because listings are rare, and risk, because a small corporation carries the repair bill for an older building. If the reserve fund is solid, I think this is a strong buy for an owner who plans to stay.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
