Living here
Renters, Airbnb and elevators at The Bartholomew
Do mostly owners or renters live here?
Renter-heavy building. Of 39 deals here in the last 24 months, 34 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Bartholomew?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Bartholomew
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Bartholomew is the quiet one among the Regent Park condos. It is a 13-storey Daniels building by Quadrangle, finished in 2017, with brick townhomes at its base and a park across the road. What makes me look twice is the fee: heat, air conditioning and parking are all included, which is rare enough downtown that it changes the comparison with every tower around it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Bartholomew is a 13-storey condominium with townhomes at 200 Sackville Street, south of Dundas Street East in Regent Park, downtown east Toronto. It was developed by The Daniels Corporation, designed by Quadrangle Architects, and completed in 2017. The condominium corporation is TSCC-2596, registered 5 June 2017, and the building is managed by Icon Property Management. Suites run from about 353 to 1,573 square feet. Maintenance fees include common elements, building insurance, heat, air conditioning, parking and water.
The Bartholomew at a glance
A mid-rise that fits the street
The Bartholomew shares its name with St. Bartholomew Street, and UrbanToronto placed it at the corner of Sackville and St. Bartholomew, while Storeys described the corner as Sackville and St. David. Either way, it is just south of Dundas. Daniels developed it with Quadrangle Architects as a 13-storey glass building with a base of two-tone brick townhomes, stone planters and paved frontages along the street.
It is a mid-rise in a neighbourhood that is getting taller, and that is its appeal. When the critic Christopher Hume reviewed it for Storeys in 2019, he gave it a B+, writing that it sits close to the street without looming over it and fits in with what is around it. I agree with that read: it is a building that does its job well rather than one that tries to be a landmark.
Daniels has been the development partner on the Regent Park revitalization for years, and its condo buildings here, from One Park Place to The Wyatt, sit alongside Toronto Community Housing buildings on the same blocks. That is worth understanding before you buy. You are buying into a planned mixed-income neighbourhood, and the developer behind this building also built much of what is around it, which tends to make the streetscape more consistent than in areas assembled site by site.
Suite counts and the townhome base
UrbanToronto described the tower as 159 suites when it was completing in 2017, with townhomes forming the base along the street. The condominium listing data shows 188 units in total, which most likely counts the tower suites and the townhomes together. Confirm the official count and how the townhomes are treated in the declaration before you buy.
Sizes run from about 353 square feet up to roughly 1,573. The small end is investor territory; the large end includes the townhome-style units, which give you a front door on the street and more space than most downtown condos at this price. What is listed right now is two-bedrooms in the 600 to 800 square foot range, which tells you the building has a good share of practical two-bedroom plans.
If you are looking at a townhome unit, ask specifically about its share of common expenses, who maintains the street-facing terrace or planter areas, and whether it has its own entrance and parking access.

Heat, cooling and parking in the fee
Many downtown condos registered after 2015 include little more than common elements, insurance and water in the fee, with heat and cooling metered per suite and parking billed separately. The Bartholomew’s fee list includes heat, air conditioning and parking as well. That makes the monthly cost much more predictable through a Toronto winter and summer.
It also means you cannot compare fees here with a newer building on a straight per-foot basis. If another building quotes a lower fee, add your own heating and cooling bills and a parking space back onto it, then compare. Ask the status certificate whether parking is included for every suite or only for suites with an assigned space, because that detail changes the math.
Regent Park, day to day
Storeys described the setting well: a park across the road, a school just to the south and the Dundas streetcar a short walk north. This part of Regent Park mixes rowhouses, mid-rise buildings and green space, with the aquatic centre, athletic grounds and the central park all within the revitalized blocks. Transit, school and Walk Score details are in the data panel beside this review.
Cabbagetown’s older streets are to the north, and Corktown and the Distillery District are a walk south. The revitalization is still under way in other parts of Regent Park, so expect construction somewhere in the neighbourhood for some time, though this corner is largely built out.
How the price per foot stacks up
The building average works out to about $905 per square foot, higher than many of its neighbours. The Wyatt, a newer Daniels tower a few blocks east, averages around $848, and the One Park Place towers and Paintbox are in the $800 to $820 range. Part of that premium is the low supply: there are rarely more than a couple of suites on the market at once, and small samples can swing an average.
Fees on active listings average about $0.98 per square foot. That may look high next to a building at $0.70, but this fee includes heat, cooling and parking. Once those costs are added back to the comparison building, The Bartholomew can come out even or ahead.
The two active listings are both two-bedrooms, asking from about $580,000 to $598,000. With so few listings, I would rely on recent aggregate sales rather than asking prices; my building sold report shows those numbers.

Amenities at The Bartholomew
The amenity package is modest, built around a rooftop deck and a few rooms for gatherings and meetings. With the aquatic centre, athletic grounds and parks nearby, most residents find their recreation in the neighbourhood rather than in the building.
Jatin’s honest take on The Bartholomew
Who this building suits
Owner-occupiers who value a predictable monthly cost, couples and small families who want a practical two-bedroom in a mid-rise, and buyers who want a townhome-style unit with a front door in a newer building. It also suits people who prefer a quieter building to a big amenity tower.
What I’d want you to check
The building is approaching ten years old, which is when warranty coverage has largely run out and the reserve fund study starts to show the bigger future items. Look at how the bundled heat and cooling costs have trended, check the reserve fund against the age of the mechanical systems, and confirm parking is on title. For townhome units, check what part of the exterior and terrace maintenance falls to the owner. Read the last two years of board minutes too, since a small building with a utility-inclusive fee feels any rise in energy or insurance costs quickly.
The value question
At about $905 per square foot, you pay more than at many Regent Park neighbours, but you also get heat, cooling and parking in the fee and a well-reviewed mid-rise. For an owner who plans to stay and will use the parking, I think it is fair value. For an investor who does not need parking, the newer and cheaper-per-foot towers nearby may work out better. Because listings are scarce, be ready to act when the right plan comes up.
