Renter-heavy building. Of 50 deals here in the last 24 months, 37 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Berczy?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Berczy

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Berczy is the building I point to when someone wants to live in the oldest part of Toronto without buying a 150-year-old loft. It is a terraced, LEED Gold mid-rise from 2013 on Front Street East, across from Berczy Park and the Flatiron Building, built by the same developer as 88 Scott a block away. Supply is thin and the price per square foot is high, and both of those facts tell you something. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Berczy is a terraced mid-rise condominium at 55 Front Street East in the St. Lawrence neighbourhood of downtown Toronto. Condos.ca lists 12 floors and 166 suites; the builder lists 13 storeys and 166 suites. It was developed by Concert Properties and designed by Young + Wright / IBI Group Architects, with ERA Architects on the heritage work, and completed in 2013. The condominium corporation is TSCC-2332, registered on 17 September 2013, and it is managed by Royale Grande Property Management. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and parking.

A new building that borrowed old brick

The Berczy replaced a row of older buildings on the south side of Front Street. Rather than ignore the street it was joining, the builder salvaged heritage brick from the old facade during demolition and reused it on the new building, with ERA Architects advising on the heritage side. The result reads as part of the Front Street row rather than a glass interruption.

Above the base, the building steps back in terraces. That terraced form is why many upper suites have generous outdoor space, and why the building looks lower and calmer from Berczy Park than its storey count suggests.

The building is named for the park across the street, which in turn honours William Berczy, one of the early figures in the town of York. It is a fitting name for a building whose whole appeal is its place in the old city.

There is a historical footnote here too: this address was once on the shoreline. Infill pushed the lake south from the 1840s onward, and a sign near the site marks the old waterfront.

Suites, terraces and the inner courtyard

Condos.ca puts the suite range at about 565 to 2,020 sq ft. That leans larger than most downtown towers, with real two-bedroom plans and some large upper-floor suites on the terraced levels. The building was planned around a landscaped inner courtyard, so some suites face inward to a quieter garden rather than the street.

Which side you are on matters a lot here. North-facing suites look across Front Street at Berczy Park and the Flatiron. Courtyard-facing suites trade that view for quiet. Upper terrace suites are the most sought after, and they rarely come up.

The source counts differ slightly. Condos.ca and the builder both say 166 suites, while an UrbanToronto article during construction said 161 and 13 floors, against condos.ca’s 12. I would go by the registered corporation documents if the exact count matters to you.

Heat and parking in the fee

Condos.ca lists common elements, heat, air conditioning, building insurance and parking as included. That is a better inclusion list than most newer buildings, where heat and cooling run through your own meter and parking is a separate charge. When you compare fees with a tower nearby, add those costs back onto the other building first.

The builder reports three levels of underground parking with 167 spaces, roughly one per suite, which is generous for downtown. Confirm that the suite you want actually comes with a space; parking being in the fee only helps you if you own one.

The building was certified LEED Gold, with green roofs and efficient mechanical systems. That will not change your fee overnight, but efficient systems tend to age better and cost less to run over the life of the building.

Living on Front Street East

This is the heart of the old town. St. Lawrence Market is a short walk east, the Flatiron and Berczy Park are across the street, and the Financial District begins a block west. The ground floor has about eleven retail spaces, so everyday errands are on your own sidewalk.

The block is busy with restaurants and visitors, especially around the market on Saturdays and in the evenings. That is the appeal for most owners, but if you want silence, ask for a courtyard suite and visit at the times you would be home.

What is changing is mostly at the edges. Front Street and the Esplanade keep adding restaurants, and new towers continue to rise east and south of the old town. The low-rise character of this particular block is protected by its heritage buildings, which is part of what you are paying for.

What The Berczy costs

Condos.ca puts the building average at about $1,147 per square foot. That is higher than 88 Scott next door and well above the older condos further east in St. Lawrence, which tells you how scarce and well-regarded this building is.

Only one suite was for sale and none were for lease when I checked, so there is no active range worth quoting. Thin supply is normal here: with 166 suites and owners who tend to stay, a buyer may wait months for the right plan.

For context, the price gap between The Berczy and the bigger towers nearby is mostly about size and form. A larger suite in a terraced mid-rise, with outdoor space and a park view, is a different product from a one-bedroom on the 30th floor, and it sells to a different, usually older, buyer who is less sensitive to small swings in the market.

Because heat and parking are listed in the fee, the monthly figure covers more than in most buildings. Ask for the budget and the reserve fund study, and compare the total monthly cost rather than the fee alone. If you want a value check on a suite, I can pull comparables through my building sold report.

The package is built for living rather than showing off: a gym, a sauna, roof decks with barbecues, guest suites and a landscaped courtyard. There is no pool, which helps keep the long-term costs down in a 166-suite building. For most owners here, the market and the park across the street do the rest.

Jatin’s honest take on The Berczy

Who this building suits

Owner-occupiers who want St. Lawrence character in a newer building, downsizers who want a large suite with heat and parking bundled into the fee, and anyone who will actually use the market and the park. It suits people who value a mid-rise over a tower.

What I’d want you to check

The building is now 13 years old, so read the reserve fund study for the roof decks, green roofs, garage and mechanical systems. Confirm parking and a locker for the specific suite, and whether it faces the park, the courtyard or a neighbouring wall. Check the status certificate and board minutes for any planned work.

The value question

At about $1,147 per square foot, The Berczy is not a value buy on paper. What you are paying for is a well-built mid-rise in one of the most walkable blocks in the city, with heat and parking in the fee and very little turnover. For a long-term owner, I think that premium is justified. For a short-term investor, I would look at 88 Scott, which has more supply and a deeper rental pool.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
