Living here
Renters, Airbnb and elevators at The Kings
Do mostly owners or renters live here?
Mix of owners and renters. Of 23 deals here in the last 24 months, 13 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Kings?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Kings
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Kings is the townhouse complex I suggest when a buyer wants King West and Niagara but needs more room than a loft. Triloft Developments built 126 townhouse suites here in 2000, and condos.ca lists amenities you rarely see in a townhouse complex, including a sauna and party room. It trades rarely and has no listings right now, so patience is part of buying here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Kings is a three-storey townhouse condominium of 126 suites at 208 Niagara Street, Toronto, just north of King Street West, in the Niagara pocket of the Queen West, Trinity-Bellwoods, Kensington and Little Italy area. It was developed by Triloft Developments and completed in 2000. The condominium corporation is MTCC-1302, registered on 14 March 2000, and PropertyWright Management Inc. is listed as manager. Suites run from about 655 to 1,312 sq ft. The maintenance fee covers common elements, building insurance, parking and water.
The Kings at a glance
A Triloft townhouse community in the Niagara neighbourhood
Triloft Developments built The Kings at the turn of the millennium, when the Niagara area between Bathurst and Strachan was shifting from industrial land to housing. The corporation, MTCC-1302, was registered on 14 March 2000.
It is a community of 126 townhouse suites in several brick blocks, three storeys high. A separate building at 800 King Street West carries the name The Kings Lofts. Before you buy, find out exactly what belongs to MTCC-1302 and whether anything, such as the amenity rooms or the garage, is shared with the neighbouring building under an agreement. I have seen the amenities described as shared but could not confirm that in corporation documents.
I could not find an architect credited for the project. At this age, the more useful history is the corporation’s own: how often the fee has risen, what major work has been done, and what is planned in the reserve fund study.
Townhouse layouts from 655 to 1,300 square feet
Condos.ca records suites from about 655 to 1,312 square feet. That is a wide range for a townhouse complex, which tells you the blocks mix smaller suites with larger multi-level ones. Count the levels and stairs in any suite you look at, and ask where its outdoor space is.
Older coverage of the complex described some lower suites with unusually tall lower levels and direct access to the underground garage. I could not verify which suites have that feature, so ask the listing agent and check the floor plan. If it is there, it is a real convenience in winter.
Because the suites differ so much, do not compare two listings here on price alone. Compare floor plans, the number of levels, outdoor space and whether the suite has its own parking.

Parking is in the fee, utilities are not
According to condos.ca, the maintenance fee covers common elements, building insurance, parking and water. Heat and hydro are not listed, so expect to pay your own heating and electricity. That is typical for townhouse complexes of this period, and it makes the fee look lower than buildings where heat is included.
Parking in the fee is the valuable part. There is an underground garage and visitor parking, which matters on a street where on-street parking is limited. As always, confirm in the status certificate that the suite you are buying has a space and whether it is owned or exclusive use.
There were no active listings when the data was gathered, so I cannot give you a current fee range. Ask for the current budget and the fee for the specific suite.
Paying your own heat has an upside. You control the thermostat and the bill, and the corporation’s budget is less exposed to energy prices than a building with central heating in the fee. Ask the seller for a year of utility bills so you can compare the true monthly cost with condos nearby.
Niagara Street and what is changing nearby
Niagara Street runs just north of King West, between Bathurst and Strachan. You are a short walk from the restaurants and offices of King West, and from Liberty Village to the west, while living on a side street rather than on King itself.
The biggest change coming to this part of the city is transit. Metrolinx is planning a King-Bathurst station on the Ontario Line, east of here, which will add a subway connection to an area that currently depends on the King streetcar. Construction near King and Bathurst may be disruptive for a while, but the long-term effect on this neighbourhood should be positive.
Closer to Strachan, a 16-storey rental building has been proposed for the gas station site at 952 King Street West. The area keeps filling in, which supports values but also means more people and traffic on the side streets.
What The Kings costs per square foot
Condos.ca puts the average here at about $932 per square foot. That is high for a townhouse complex of this age and reflects the Niagara and King West location and the parking included in the fee.
There were no suites listed for sale when the data was gathered. In a complex of 126 suites with this much variety in layout, the right one may not be available when you are ready, so you may need to wait.
When comparing, remember that townhouse square footage includes stairwells and more than one level. A suite here may live differently from a flat of the same size in a King West tower, so compare on bedrooms, outdoor space and parking as well as price per foot.
To see what suites here have actually sold for over the past year, request my building sold report, which uses aggregate figures only. I can also set up an alert so you hear about new listings the day they come out.

Amenities at The Kings
A sauna, party room and meeting room are unusual in a townhouse complex, where you normally get nothing beyond the garage. Confirm whether these rooms belong to MTCC-1302 or are shared with a neighbouring building, since that affects both access and who pays for upkeep. A sauna in particular is costly to run and eventually replace, so look for it in the reserve fund study.
Jatin’s honest take on The Kings
Who this building suits
Buyers who want a townhouse in the Niagara neighbourhood with parking and a few shared amenities, and who prefer a side street to King itself. The range of suite sizes means it can work for a single professional in a smaller suite or a couple who need a larger multi-level home. It is less suited to anyone who wants a concierge or a large gym.
What I’d want you to check
At 25 years old, the big items are roofs and terrace membranes, the underground garage waterproofing, windows and doors, and the heating and cooling equipment in each suite, which may be the owner’s responsibility depending on the declaration. Read the reserve fund study and recent board minutes. Ask about any agreement with the neighbouring building that covers amenities or the garage, and how costs are split. Confirm the parking space and whether lower suites have garage access.
The value question
At about $932 per square foot, The Kings is not cheap for a townhouse complex. You are paying for the location, parking and a sauna and party room you would not normally get. If the reserve fund is in good shape, I think it is fair value for an owner-occupier, but it is not a bargain, and the lack of listings means you should be ready to act when the right suite appears.
