Living here
Renters, Airbnb and elevators at West Humber Mews
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at West Humber Mews?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about West Humber Mews
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

West Humber Mews is a 1975 townhouse complex of 92 homes on Tandridge Crescent, in the older, original part of Rexdale. Its fees are noticeably higher than some neighbouring townhouse corporations, and the first job for any buyer is to find out exactly what that money pays for. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
West Humber Mews is a 92-home townhouse condominium at 20–38 Tandridge Crescent in the Elms-Old Rexdale neighbourhood of Etobicoke, Toronto. The corporation, York Condominium Corporation 191 (YCC-191), was registered on 27 January 1975. Condos.ca lists Orion Management as the property manager. Two homes were listed for sale when I checked, both with three or more bedrooms.
West Humber Mews at a glance
A 1975 corporation on one crescent
West Humber Mews was registered in January 1975 as YCC-191, with 92 homes. The addresses run from 20 to 38 Tandridge Crescent, which tells you the homes are grouped into a small number of numbered blocks, with individual units inside each address. When you look at a listing, confirm both the street number and the unit, and check that the status certificate says YCC-191.
The name points to the West Humber River and the Humber valley that shape this part of north Etobicoke. A mews layout usually means homes set around internal lanes and courtyards rather than facing straight onto a through road, which keeps traffic down and gives the complex a more enclosed, neighbourly feel.
At 92 homes, the corporation is mid-sized for a townhouse complex: large enough that the cost of a roof or paving project is shared among a fair number of owners, and small enough that a few volunteer directors carry the board.
That makes the minutes worth reading closely. Look at whether annual meetings reach quorum, whether the same directors have served for many years, how disputes and repair requests are handled, and whether the board explains fee increases to owners in plain terms. A board that communicates well usually runs the finances well too.
Why the fee matters here
Across the two homes listed for sale when I checked, monthly fees were about $839 to $868. That is a meaningful monthly cost for a townhouse, and it is far higher than at some other townhouse corporations of the same vintage in northwest Toronto. The 27 Gosford Boulevard Townhouses, for example, had fees of roughly $276 to $315 on their current listings.
A higher fee is not automatically bad. It can mean the fee covers more, such as water, cable, exterior maintenance or even some utilities, and it can mean the corporation is funding its reserve properly. It can also mean costs are rising because major work is due. Condos.ca does not list what the fee includes here, and I could not verify it elsewhere.
So start with the budget and the status certificate. Find out what is included, how the fee has changed over the last five years, and what the reserve fund study expects over the next ten. A fee that has risen steadily to fund a well-planned reserve is a far better sign than one that has jumped suddenly.

What 50 years means for these homes
A complex registered in 1975 has been through at least one full cycle of roofs, windows, doors and exterior work, and possibly two. Ask what has been replaced, when, and how it was paid for. A corporation that funded those projects through the reserve, without a special assessment, has usually been well planned.
Both homes listed when I checked had three or more bedrooms, which fits the family-sized layouts these complexes were built for. Inside, expect condition to vary widely. I would look at the electrical panel, the plumbing, the furnace and air conditioner, the windows and the basement, and then ask which of those the corporation maintains.
Condos.ca does not list parking or any amenities for this complex, and I could not verify them from another source. Ask the listing agent what parking comes with the home, whether it is owned, exclusive-use or simply assigned, and whether there is visitor parking.
Old Rexdale and the Humber
The Elms is one of the neighbourhoods that make up Rexdale, the post-war suburb that developer Rex Heslop began building on farmland in 1955. Within a year there was a shopping plaza, dozens of industries and thousands of homes, and the area has since become one of the more multicultural parts of Toronto, with strong Caribbean and South Asian communities.
The Humber River and its West Branch run close by, and the parks along the valley are a real asset for families who want green space without driving. Thistletown’s shops at Albion and Islington are a short trip away for daily errands.
To the north, Line 6 Finch West opened on 7 December 2025, with stops along Finch Avenue including Rowntree Mills, where the line crosses the Humber. It links west to Humber College and east to Line 1 at Finch West station. The panel on this page shows the walking times from Tandridge Crescent.
Pricing and fees
Two homes were listed for sale when I prepared this review, with asking prices from $539,000 to $599,000 and monthly fees of about $839 to $868. Nothing was listed for lease.
Those are asking prices, not sold prices. Use the panel on this page and my building sold report for what homes have actually traded for, and compare per-square-foot figures and condition rather than the headline price.
With fees near $850, the true monthly cost matters more than usual. Add the fee, property tax and any utilities the fee does not cover, and compare that total with other townhouses nearby. A lower purchase price here can be offset by the higher fee, or justified by it, depending on what the fee actually includes. Ask your lender, too, because a high fee counts against you when the bank works out how much you can borrow.

Jatin’s honest take on West Humber Mews
Who this building suits
Families who need three bedrooms in north Etobicoke at a price well below a detached house, first-time buyers who want a townhouse rather than an apartment, and people who value being close to the Humber valley parks and, further north, Line 6.
What I’d want you to check
Get the status certificate, the reserve fund study and two years of minutes. The fee is the first question: what it includes, how it has changed and why. Then the age of the roofs and windows, the parking arrangement, any planned major projects and whether a special assessment has been discussed. Confirm Orion Management is still the manager.
The value question
Asking prices here are among the more affordable for a three-bedroom townhouse in Toronto, but the fee changes the maths. If it covers a lot and funds a healthy reserve, the total cost can still compare well with nearby options. If it is high because the corporation is catching up on deferred work, I would want a clear plan before buying, and a price that reflects it.
