Do mostly owners or renters live here?

Leases 25%Sales 75%

Mostly owner-occupied. Of 8 deals here in the last 24 months, 2 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at York Square?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about York Square

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

For most of its life York Square was a solid, affordable building on a street that was torn up for construction. That changed when the Eglinton Crosstown opened in February 2026. This 1989 building has entry prices well below the Toronto average and a fee that includes hydro, and now it has a working rapid transit line on its street. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

York Square is a 16-storey, 126-suite high-rise condominium at 2470 Eglinton Ave W in the Beechborough-Greenbrook neighbourhood of the former City of York, Toronto. It was developed by York Square Developments and built in 1989. The condominium corporation is MTCC-858, registered on 21 December 1989, and it is managed by L & H Property Management. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, parking and water.

A mid-sized tower with a short, practical amenity list

At 16 storeys and 126 suites, York Square sits in the middle ground. It is large enough to have a security guard and a gym, and small enough that the elevators are not overwhelmed in the morning and owners can realistically follow what the board is doing.

The amenity list is practical rather than flashy: a gym, a sauna, a meeting room, bike storage, an underground parking garage, a security guard and a security system. There is no pool, which in a building of this age is often a blessing, because pools are among the most expensive common elements to maintain and eventually rebuild.

Suites are reported from about 566 to 973 square feet, with one-bedroom, two-bedroom and two-bedroom-plus-den plans coming to market. Like most late-1980s buildings, the layouts tend to be more generous than new construction at the same suite count, with proper dining space and real closets.

Ask for the floor plan of the specific unit you are considering. In buildings from this period, balcony size, exposure and whether a two-bedroom has a second full bathroom can vary considerably from one stack to the next, and those details drive both daily comfort and resale value.

The fee: high on paper, complete in practice

Across current listings, fees work out to roughly $1.05 per square foot. On its own that number looks expensive, and buyers comparing it to a new building at $0.60 often walk away too early.

The inclusion list explains most of the gap. York Square’s fee covers air conditioning, heat, hydro, water, building insurance, parking and common elements. In a typical newer building, hydro and heating or cooling are metered separately, and parking is often a monthly charge on top. Add those back and the two numbers move much closer together.

What bulk utilities also mean is that the corporation absorbs energy price increases for the whole building, and those flow into fees. Ask for the last five years of budgets, and check whether the board has studied sub-metering or energy retrofits, both common topics in buildings of this vintage.

Eglinton West, before and after the Crosstown

Eglinton Avenue was the commercial centre of the old City of York, and the stretch around Keele Street has always been a working main street rather than a polished one. For years, Crosstown construction made it hard to live with: lane closures, noise and shopfronts struggling behind hoarding.

The Eglinton Crosstown LRT opened on 8 February 2026, running 19 kilometres between Mount Dennis and Kennedy with 25 stations and stops. For an owner at York Square, that is the most significant change to this location in a generation. The automatic panel on this page shows the nearest stop and the walking time.

Rapid transit usually brings new development along with it, and Eglinton West will see more of that over the coming years. That can mean more shops and services, but also more construction and more new condo supply competing with older buildings like this one for buyers and tenants.

For renters, the line changes the picture too. A unit with rapid transit on the street is easier to lease and appeals to a wider pool of tenants, including students and people working downtown or along Eglinton. Investors should still check the corporation’s rules on leasing and any minimum lease terms in the declaration before buying with a tenant in mind.

What a 1989 building needs

York Square is 37 years old. That is the window where original elevators, boilers, cooling equipment, windows, roof and the garage membrane all come up for replacement, often in close succession. In a 126-suite building, each of those projects is split among a moderate number of owners, so the strength of the reserve fund matters a great deal.

I would read the reserve fund study for the expected timing of the big items and compare it with what the board minutes say has already been completed. If the study shows major work in the next few years with a thin balance, budget for higher fees or a levy, and ask the corporation directly about plans.

Price per square foot and what is listed

The building average sits around $486 per square foot. That is low for Toronto and in line with other late-1980s and early-1990s high-rises in northwest Toronto, which typically report averages in the $450 to $500 range. Newer condos near the Crosstown trade well above that.

At the time of writing, three suites were listed for sale, asking from $299,999 to $445,000, with fees from about $589 to $1,180 a month. That works out to an average of about $1.05 per square foot, with hydro, heat and parking included.

The gap between this building and new construction along the line is real, and I expect the Crosstown to narrow it gradually rather than overnight. Buyers are still pricing in the age of the building and the all-in fee. For a precise read on recent sales, see my building sold report.

This is a practical package: a gym and sauna for daily use, staffed security, and bike storage that has become more useful now that Eglinton is less of a construction zone. There is no pool, which keeps one large future expense off the reserve fund.

Jatin’s honest take on York Square

Who this building suits

First-time buyers who want to own on the Crosstown line at an entry price well below newer buildings, and commuters who will actually use the LRT. It also suits budget-conscious buyers who want one predictable monthly payment with hydro, heat, cooling and parking included.

What I’d want you to check

Start with the reserve fund study and board minutes, focusing on elevators, mechanical systems, windows and the garage, which are all due for attention in a building of this age. Ask for the five-year fee history, because bulk utilities make fees sensitive to energy costs. Confirm the pet rules, which are listed as restricted, and confirm the parking space and any locker attached to the suite. If you can, tour the gym, sauna and garage yourself to judge how well the common areas have been kept.

The value question

York Square offers some of the lowest entry prices I see on the Crosstown corridor, and the all-in fee is better than it looks once utilities are counted. You give up new-build finishes and take on an older building’s repair cycle. For an owner-occupier who will use the line and stay five years or more, it can be a sensible purchase, provided the reserve fund holds up.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
