Get My Free Estimate →Water Tower at Eau Du Soleil, 20 Shore Breeze Drive, is the shorter of the two Eau Du Soleil towers in Humber Bay Shores — 49 storeys, by Empire Communities, with exteriors by Zeidler Partnership Architects working with E.I. Richmond Architects.
Its sibling, Sky Tower at 30 Shore Breeze Drive, is 66 storeys and one of the tallest buildings in Etobicoke. They share a podium and amenity spaces. The unit count for Water Tower is genuinely disputed — 330 in some sources, 535 in others — and I explain below why that gap probably exists and why it matters to you.
How the two towers relate
Eau Du Soleil is a two-tower Empire Communities development sharing a podium and amenity spaces.
| Water Tower | 20 Shore Breeze Drive — 49 storeys |
| Sky Tower | 30 Shore Breeze Drive / 2183 Lake Shore Blvd W — 66 storeys, about 750 units |
Water Tower launched for sale first: UrbanToronto ran a “Water Tower Launching at Empire Communities’ Eau du Soleil” story in September 2013, and the project cleared a City approval step that November.
Zeidler describes the pair as “65- and 45-storey towers.” Every real estate source says 66 and 49. Architect project pages often describe an earlier design iteration rather than the built form.
I would go with 66 and 49, and tell you plainly that the architect’s own page differs. Neither tower appears in the CTBUH tall buildings database that I checked, so I have no independent height verification for either.
The unit count problem
One database gives Water Tower 535 units. Two other sources — including UrbanToronto’s project text — give 330 suites, which matches the original sales figure.
My best reading is that 330 is the number of residential suites originally sold in this tower, and 535 may reflect a registered corporation total that includes podium or shared components. I cannot prove that, and I am not going to pretend I can.
Why it matters: unit count is the denominator for every shared cost in the building. A reserve fund obligation divided by 330 owners is a very different number from the same obligation divided by 535. If you are trying to assess whether the fee and reserve are sensible, get the actual unit count from the status certificate rather than from any website, this one included.
Amenities
Published lists include a gym, indoor pool, hot tub, sauna, yoga studio, concierge, security guard, media room, party room, guest suites, rooftop deck, pet wash and visitor parking. Marketing text mentions a water lounge on the 49th floor and a saltwater pool.
Treat the 49th-floor water lounge and the saltwater specification as marketing until you have seen them — they come from promotional copy, not from a document.
The design, and the site history
This is the part worth knowing, and it comes straight from the architect. Zeidler describes sloped and terraced tower faces unified by a continuous sweeping gesture, white metal banding, and night lighting intended to create a landmark silhouette on the waterfront. That is not marketing puff from a listing site; it is the design intent from the firm that drew it.
Zeidler also describes the development as transforming Toronto’s historic “Motel Strip” into an urbanised waterfront community. That is the real history of Humber Bay Shores — a strip of postwar motels along Lake Shore Boulevard West, redeveloped from the 1990s onward into the tower cluster that stands there now. If you want to understand why Humber Bay looks the way it does, that is the whole story in one sentence.
Transit, plainly
Sources name a bus stop at Marine Parade Drive at Silver Moon Drive and note nearby GO service; Mimico GO appears in marketing copy. No source I read names a nearby subway station, and I am not going to invent one.
Humber Bay Shores is a bus-and-GO neighbourhood with fast Gardiner access and, in the warm months, a genuinely lovely waterfront trail commute by bike. It is not a subway neighbourhood. Anyone who tells you otherwise has not made the trip in a snowstorm.
What I could not verify
- The unit count, as above — 330 versus 535 is unresolved.
- The suite size range: 483–1,748 square feet from one source, 534–1,451 from another.
- Completion year: 2019 for the buildings per real estate sources; Zeidler’s own page gives 2022, which likely refers to the whole complex.
- The corporation number beyond a reported TSCC 2745 (two sources, likely one data origin).
- The current property manager.
- Independent height verification for either tower.
The takeaway
Water Tower is a genuine architectural landmark on the Humber Bay waterfront, from a serious firm, with the amenity package the location demands. Two things to be clear-eyed about: it is a bus-and-GO neighbourhood, not a subway one, and nobody can tell you with confidence how many units are in your building — get that from the status certificate, because every shared cost you will ever pay is divided by it.

Frequently asked questions
How tall is Water Tower at Eau Du Soleil?
49 storeys according to real estate sources; its sibling Sky Tower at 30 Shore Breeze Drive is 66. The architect’s own project page describes the pair as 45 and 65 storeys, likely from an earlier design iteration. Neither appears in the CTBUH tall buildings database, so there is no independent height verification.
How many units are in 20 Shore Breeze Drive?
Sources disagree: 330 suites in some, 535 in others. The 330 figure matches the original sales count. The larger figure may reflect a registered total including shared components. Get the real number from the status certificate — it is the denominator for every shared cost you will pay.
What is the difference between Water Tower and Sky Tower?
They are the two towers of Empire Communities’ Eau Du Soleil, sharing a podium and amenity spaces. Water Tower is 20 Shore Breeze Drive at 49 storeys; Sky Tower is 30 Shore Breeze Drive at 66 storeys with about 750 units and is one of the tallest buildings in Etobicoke.
Is Humber Bay Shores near a subway station?
No source names one, and I will not invent one. Humber Bay is served by TTC buses and nearby GO rail, with fast Gardiner Expressway access and a waterfront trail that makes an excellent warm-weather bike commute. It is not a subway neighbourhood.
What was on the Eau Du Soleil site before?
Zeidler describes the development as transforming Toronto’s historic “Motel Strip” — the run of postwar motels along Lake Shore Boulevard West that was redeveloped from the 1990s onward into the Humber Bay Shores tower cluster.
Who designed Eau Du Soleil?
Zeidler Partnership Architects designed the exteriors in collaboration with E.I. Richmond Architects Ltd., confirmed on Zeidler’s own project page. The developer is Empire Communities.
