Living here
Renters, Airbnb and elevators at The Radley
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Radley?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Radley
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Radley at 141 Roehampton Avenue is one of the last places near Yonge and Eglinton where you can buy a condo of 1,500 square feet or more in a building of only 36 suites. It is also a site a developer has applied to replace with a tower, and you cannot sensibly price a suite here without knowing where that stands. I’ll walk you through both sides. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Radley is a 10-storey condominium with 36 suites at 141 Roehampton Avenue in midtown Toronto, on the south side of Roehampton between Yonge Street and Redpath Avenue in the Yonge-Eglinton area. Condos.ca lists Radley Place as the developer and the building was completed in 1984; the corporation, MTCC-631, was registered on 7 February 1984. Canlight Management is listed as the manager. Suites run from about 1,487 to 1,946 square feet, with four per floor. Maintenance fees include cable TV, common elements, heat, building insurance, parking and water. In 2022 Lifetime Developments filed a rezoning application with the City to replace the building with a high-rise tower.
The Radley at a glance
Four suites a floor, in a neighbourhood of 500-square-foot units
The Radley is a 1980s building planned for owner-occupiers, and it shows in the floor plates. With only four suites on each of its ten floors, every unit is large: condos.ca records sizes from about 1,487 to 1,946 square feet. That is the size of a small house, and it is two or three times the size of a typical new one-bedroom on Roehampton or Redpath today.
Four suites a floor also usually means every unit has at least two exposures and a short, quiet corridor. You share an elevator landing with three neighbours, not thirty. For downsizers coming out of a house in Lawrence Park or Leaside, that is often the thing they miss most in the towers going up around them.
These are original 1984 floor plans, so expect a separate dining room, a proper kitchen and more closets than open-concept living. Whether the suite has been renovated matters a lot here; some will have updated kitchens and baths, and others will be close to how they were built.
The redevelopment application you need to understand first
In June 2022 Lifetime Developments applied to the City to rezone this site and replace The Radley with a much taller building. UrbanToronto reported the first version as a 48-storey tower of 618 suites designed by Wallman Architects. A City planning report dated October 2023 describes a revised version at 58 storeys and about 809 units.
That same City report notes that the Yonge-Eglinton Secondary Plan expects buildings of roughly 35 to 50 storeys in this part of Roehampton, and that City staff had concerns about the revised height, setbacks and tower size. As of that report the application had not been approved, and I could not confirm its current status. Check the City’s Application Information Centre under file 22 168974 STE 12 OZ for the latest.
For a buyer, the planning file is only half the story. Selling an entire condominium building to a developer requires the owners to approve it under Ontario’s Condominium Act, so the questions to ask are practical. Has the corporation received or accepted an offer? Has there been an owners’ vote or meeting about a sale? The status certificate, the board minutes and the seller’s disclosure should answer this before you firm up.

Why this changes how you think about a suite here
If a sale of the whole building goes ahead, owners are normally paid out according to the terms the corporation negotiates. That could be good or bad for someone who just bought, depending on the price and timing. If it does not go ahead, you own a large suite in a small, older building surrounded by towers.
Either way, a buyer here should not be paying for a long, quiet future without knowing which of those paths the building is on. I would also expect the planning uncertainty to affect lending and resale interest, so talk to your lender early and ask whether they have any concerns about the property.
None of this is a reason to avoid the building outright. It is a reason to do more homework than usual, and to make the offer conditional on reviewing the status certificate and minutes properly.
Daily life on Roehampton
Roehampton Avenue sits a short walk north of Eglinton, between Yonge Street and Redpath Avenue. That puts the Yonge strip, the shops around Yonge and Eglinton and the Eglinton Crosstown corridor close by, and it also puts you in one of the most heavily built-up parts of midtown.
The City report lists other development applications along Roehampton and notes local concerns about construction, traffic, deliveries, and shadow and wind. If you buy here, assume several years of construction on the street, whatever happens to this site. The data panel on this page covers transit, schools and walkability.
What The Radley costs, and what the fee buys
Condos.ca puts the building average at about $605 per square foot. That is well below newer towers around Yonge and Eglinton, and the gap is not just age. Older boutique buildings with large suites usually trade at a lower price per square foot because buyers are paying for space rather than new finishes, and here the redevelopment question adds uncertainty on top.
At that average, a suite in the 1,500 to 1,950 square foot range works out to roughly $900,000 to $1.18 million, but treat that as a rough guide, not a valuation. Renovation level, floor and outlook will move the number a lot, and with only 36 suites there are few comparable sales.
The fee covers heat, water, cable TV, parking, building insurance and common elements, so you are mostly left with hydro and internet. Compare the total monthly cost, not the fee alone, with any newer building where heat and parking are extra. There were no suites listed when I checked. For recent closed results, use the sold data on this page or ask me for a building sold report.

Amenities at The Radley
There is no pool or large gym here; the amenities are a party room, a meeting room, parking and a security system. With 36 suites, that keeps fees down, and the real amenity is the size of your own suite.
Jatin’s honest take on The Radley
Who this building suits
Downsizers and families who want 1,500 square feet or more near Yonge and Eglinton without moving into a tower, and who are comfortable with an older building. It can also suit a buyer who understands redevelopment and is willing to take a view on how the site will play out.
What I’d want you to check
Start with the redevelopment: ask for the status certificate, two years of board minutes and any notices to owners about an offer, vote or sale. Then do the usual checks for a 1984 building: the reserve fund study, the age of the elevators, windows, roof, heating plant and garage membrane, and any recent or planned increases to the fee. Confirm which parking space and locker come with the suite, and read the pet and rental rules in the declaration.
The value question
On space alone, The Radley is good value: about $605 per square foot for suites this size in midtown is hard to find. The catch is that you are also buying into a building whose future is uncertain. If you can get clear answers about the sale question, and the price reflects the risk, it can be a sensible buy. If you can’t get those answers, I would walk away.
