They are also the clearest illustration I have found this year of why a percentage without a sample size is worthless. Over the same twelve months, one posted −7% and the other +10%. The first is based on one sale. The second on two.
Two neighbouring complexes, opposite results, no information
Here is the whole thing in one table.

These are adjacent complexes, in the same neighbourhood, over the same period, in the same market. A 17-point spread between them is not a signal about either one. It is what happens when you divide by a number that small — one unusually nice unit, or one motivated seller, and the percentage swings wildly.
So I am not publishing either as a value change, and neither should anyone else. I am publishing them side by side precisely because seeing the two together makes the problem obvious in a way that either one alone would hide. On its own, “down 7% over the past year” reads like market intelligence. Beside its neighbour’s +10%, it reads like noise, which is what it is.
The same page reports Humber Mews units selling 20% above list price. That is the same single sale, expressed as a sale-to-list ratio rather than a value change — a different statistic, equally unusable at n=1. And 630 Evans is reported as selling about 4% below list, which is again a ratio and not a change.
This is the standard I hold everything on this site to: if I cannot tell you what a number is built on, you should not be making a decision with it.
What the databases get wrong about townhomes
Both complexes are recorded as “1 floor”. Neither is a single-storey building.
It is a field designed for towers being applied to townhomes. The give-away is in the same records: Humber Mews units are listed between roughly 1,223 and 1,899 square feet across 66 homes, and unit numbers run to the sixties. Nothing about that describes a one-storey structure. One source even titles the property “Humber Mews Townhomes” while recording it as one floor.
I mention it because it is the kind of artifact that quietly corrupts a comparison. If you are filtering listings by storeys, or comparing a “1 floor” entry against a mid-rise, the field is telling you nothing at all.

The days-on-market gap is the most striking difference in the record, and unlike the value percentages it is an average over a longer window rather than a single transaction. Eleven days against ninety-two is a large gap between neighbours. I would want to understand it before buying at either — it could reflect pricing, unit mix, condition, or simply which units happened to list. It is a question to ask, not an answer.
On the $0.28 per square foot fee at Humber Mews: low fees in a townhome corporation are normal and not automatically good news. The corporation maintains less — no elevators, no pool, no mechanical plant — so more of the building’s upkeep lands on you directly. What the corporation does still own are roofs, envelopes, paving and drainage, and those arrive as large lumpy costs rather than steady ones. A 2017 corporation is now around the age where its first real reserve fund study starts to bite.
Property management: unknown for both. Blank on one source, not specified on the other. I have no name to give you for either complex.
Fee inclusions: unreliable at both. strata.ca shows only its unpopulated default template on both, which is not data. At 630 Evans, condos.ca contradicts itself — its structured list includes parking, its own narrative text omits it. At Humber Mews its two fields agree on common element, building insurance, parking and water, which is somewhat better.
Unit size ranges are disputed at both, and not trivially: 1,266–1,676 against 1,223–1,899 square feet at Humber Mews, and 1,404–1,676 against 1,199–1,899 at 630 Evans. If size matters to your decision, measure the actual unit.
All of which points the same way: on these two, the status certificate is not optional diligence, it is the only reliable source of information about what you are buying. The corporation must provide it within 10 days of a written request, for a fee capped at $100 including HST under Ontario’s Condominium Act.

An hour to the nearest GO station and an hour and a half to the subway. These are car addresses, and both sources give them a Walk Score of 81, which reflects shops and services within reach rather than trains. If you are buying here, buy for the space and the neighbourhood, and assume you are driving.

Are Humber Mews and 630 Evans Avenue in Stonegate–Queensway?
No. Both are in Alderwood, roughly five kilometres southwest of Stonegate–Queensway. condos.ca, strata.ca and OpenStreetMap all agree on this. They are sometimes grouped with Queensway listings because of the Evans Avenue address, but they are a different neighbourhood with a different market.
Why do the databases say these buildings are one storey?
Because they are townhome complexes, and the storey field in a condominium database is designed for towers. A “1 floor” entry for a townhome corporation is a data artifact, not a description of the buildings — units at Humber Mews are listed between roughly 1,223 and 1,899 square feet, which no single-storey unit in a 66-home complex would be. Do not read anything into that figure.
Has property value at Humber Mews gone up or down?
I will not give you a percentage, because the only one published rests on a single sale. strata.ca reports a 7% decrease over twelve months based on 1 unit sold. A single transaction cannot measure a market — it measures that transaction. The same page reports units selling 20% above list price, also from that one sale, which is why it should not be repeated either.
What is the maintenance fee at Humber Mews?
strata.ca publishes $0.28 per square foot, which is far below a typical city apartment rate. That is normal for a townhome corporation, because the corporation maintains far less — no elevators, no pool, no mechanical plant. It is a genuine difference in what you are buying, not a bargain, since more of the upkeep sits with you personally. For 630 Evans Avenue no fee rate is published anywhere I could find.
How far are these from transit?
Not close to rail. Humber Mews measured 4,983 metres and 66.4 minutes to Mimico GO, and 6,980 metres and 93.1 minutes to Royal York subway. 630 Evans measured 4,924 metres and 65.7 minutes, and 6,921 metres and 92.3 minutes. The realistic transit walk is the Queensway at North Queen Street stop, at 14.6 and 15.4 minutes. Both addresses assume a car.
Which is the older corporation?
630 Evans Avenue, registered as MTCC 1215 on 5 October 1998 with 42 units, developed by Liberty Village Development Inc. Humber Mews is TSCC 2572, registered 6 February 2017 with 66 units, developed by Menkes. Nineteen years apart, which shows in the reserve fund position more than in anything you can see.
