Elms-Old Rexdale Condos: West Humber Mews and 83 Irwin Road

Elms–Old Rexdale is a small neighbourhood, and its condominium inventory is smaller than the search results suggest. Beyond the three Albion Road towers already covered on this site, there are exactly two condominium corporations here, both townhouse complexes. Almost everything else that surfaces in a condo search on these streets is rental, social housing or a house.

Walking distances are measured on the pedestrian network using the OSRM foot profile, not straight lines. Where a source publishes a figure I could not stand behind, I have said what it was and why I did not use it.

West Humber Mews — 20 to 38 Tandridge Crescent

  • York Condominium Corporation 191, registered 27 January 1975. Single-sourced; I found no independent confirmation of the number.
  • 92 units, completed 1975, across 20, 22, 28, 30, 36 and 38 Tandridge Crescent.
  • Managed by Orion Management. Developer not published.
  • One active listing — a 1,200 to 1,399 square foot unit at 36 Tandridge — carried a fee of $868 a month, asking $599,000 after 119 days on market. What the fee includes is not published.

A naming quirk worth knowing: the same portal also serves this corporation under a misspelled slug, “20 Tanridge Crescent Townhouses.” If you are searching and find nothing, check the spelling.

The trap on this street

75 Tandridge Crescent is Toronto Community Housing — a 1967 building of 221 units across 10 storeys. It is on the same short crescent as the condominium. One end of Tandridge is owner-occupied condominium townhouses; the other is public housing that is not for sale at any price. Same street, opposite tenure.

83 Irwin Road Townhouses — 81 to 87 Irwin Road

  • York Condominium Corporation 292, registered 10 December 1976. Also single-sourced.
  • 42 units, two storeys, completed 1976. This is one of the few townhouse corporations in north Etobicoke where a real storey figure is published rather than the usual placeholder.
  • Managed by Medallion Capital Group. Developer not published.
  • Two active listings: a 1,000–1,199 sq ft unit at $579 a month (asking $609,900) and a 1,200–1,399 sq ft unit at $658 a month (asking $649,000). Inclusions not published.
  • Amenities: barbecues permitted, parking garage, visitor parking. Nothing costly.

The trap on this street

75 Irwin Road is a separate purpose-built rental — six storeys, 53 units, built 1955. Two addresses, eight numbers apart, one condominium and one rental.

The Albion Road confusion

The three condominium towers at 234, 236 and 238 Albion Road are covered separately on this site. Directly beside them stands 2 Armel Court, “The Humberwood” — a 17-storey purpose-built rental operated by The Myriad Group. It carries no condominium corporation number.

Of everything in this neighbourhood, that is the building most likely to be mistaken for one of the Albion Road condominiums: same block, same era of construction, similar height. It is not one of them.

One honest note: 2 Armel Court does not appear in the City of Toronto’s apartment building registration dataset despite being actively marketed as a rental. I am flagging that gap rather than explaining it, because I do not know why it is there.

No twelve-month value figures

None are available for either corporation. The source that publishes that field was unreachable throughout the research, and no other source carries an equivalent. That field is blank here rather than filled with something weaker.

Transit

Both corporations are far from any subway. Finch West station on Line 1 is the nearest subway station — not Kipling, which most people assume — at 8.4 km (about 112 minutes) from Tandridge Crescent and 9.3 km (about 123 minutes) from Irwin Road.

The usable options:

  • Etobicoke North GO — 2.80 km, about 37 minutes from Irwin Road; 3.99 km, about 53 minutes from Tandridge Crescent.
  • Line 6 Finch West, open since December 2025 — Rowntree Mills station is 2.66 km (about 36 minutes) from Irwin Road, and Pearldale is 3.66 km (about 49 minutes) from Tandridge Crescent.

These are the two buildings in the area least served by the new LRT, which runs closer to the Albion and Martin Grove corridors. There is a separate page on this site measuring the Line 6 walk from every north Etobicoke condominium.
