By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 30 October 2026 · 9 min read — Five resale condo buildings in North York, why each made the list, what to check before you buy, and how they compare on transit, age and amenities.

Short answer

My top five condos to buy in North York are Hullmark Centre (2 Anndale Dr, above Sheppard-Yonge station), Gibson Square South (5162 Yonge St, 20,000 sq ft Gibson Club), Ultima at Broadway (4968 Yonge St, suites up to about 1,928 sq ft), Pearl Place (4955 Yonge St, completed around 2024) and Vida at Bayview Village (621 Sheppard Ave E, eight-storey boutique). The order is my judgement, not an official ranking.

How I chose these five

I started with completed buildings only, so you can read a real status certificate, walk the halls and see how the corporation has been run. Every pick has at least a few years of resale history or, in one case, is new enough that it carries a different set of trade-offs that I spell out.

Then I weighed four things buyers in North York ask me about most:

  • Subway access. Four of the five sit on Line 1 Yonge-University or at the Line 1 and Line 4 interchange at Sheppard-Yonge. The fifth is a short walk to Line 4 Sheppard.
  • Builder and age. Tridel, Menkes, The Conservatory Group and Castle Group, with completion dates from 2006 to around 2024.
  • Amenities that matter day to day. Concierge, a usable gym, and in three cases an indoor pool.
  • Suite mix. A spread from compact one-bedrooms to two-bedroom-plus-den and three-bedroom plans, so the list works for first-time buyers, downsizers and small families.

I left out prices and rents on purpose. They change month to month and differ by floor, view and parking, so I would rather run current numbers for a specific suite than print a figure that ages badly.

1. Hullmark Centre, 2 Anndale Drive

What it offers

Hullmark Centre is the most transit-connected address on this list. UrbanToronto reports that the complex sits above Sheppard-Yonge station, with indoor entrances that reach both the Yonge and Sheppard subway lines.

The residential tower at 2 Anndale Drive was built by Tridel and Hullmark, designed by Kirkor Architects, and completed in 2014. It has 35 storeys and 347 suites, and its corporation is TSCC-2364, registered 21 March 2014. A Whole Foods Market occupies the podium.

What it means for buyers

Suites run from about 462 to 2,272 sq ft according to condos.ca, and recent listings have leaned toward two-bedrooms of 800 to 999 sq ft. Listed amenities include a concierge, rooftop deck with barbecues, party room, media room and meeting room.

Condos.ca lists heat, air conditioning, building insurance and water in the fees. Parking is not listed as included, so confirm the parking and locker situation suite by suite.

Practical notes

The taller north tower at 5 Sheppard Avenue East is a separate condominium corporation with office floors in it. Make sure the status certificate you review is for the right corporation. Walk Score rates the address 99 for walking and 90 for transit, and the 185 Sheppard Central bus stops steps away. My Hullmark Centre building page has more detail.

2. Gibson Square South Tower, 5162 Yonge Street

What it offers

Gibson Square South is my pick for amenities in a subway-connected building. Skyrise’s project record notes underground access to North York Centre station and Empress Walk.

Menkes built the 42-storey, 459-suite tower, designed by Rafael + Bigauskas Architects. Completion is described as around 2014, and the corporation, TSCC-2435, was registered 20 March 2015. It shares a five-storey podium with the North Tower at 5168 Yonge, which is a separate corporation.

What it means for buyers

The Gibson Club covers about 20,000 sq ft on the second level, with an indoor pool and sun terrace, gym, two party rooms with kitchens, a theatre, games and card rooms, a boardroom, four guest suites and a 24-hour concierge.

Menkes offered one-bedroom, one-plus-den, two-bedroom and two-plus-den plans, with original plans of 514 to 1,288 sq ft per Skyrise. Condos.ca lists heat, air conditioning, building insurance, parking and water in the fees.

Practical notes

The tower sits at Yonge and Park Home beside Gibson House Museum and its park, and a T&T Supermarket is about 0.2 km away. The North York Rose Garden and Willowdale Park are also nearby. Most resales fall between roughly 500 and 900 sq ft, so this is a strong one-bedroom and two-bedroom building rather than a family-sized one. See my Gibson Square South building page.

3. Ultima at Broadway, 4968 Yonge Street

What it offers

Ultima at Broadway is the pick for buyers who want more space in a proven building. It is a Menkes tower completed in 2006, with 36 storeys and 384 suites, and suite sizes from about 505 to 1,928 sq ft.

Recent listings have included one-plus-den, two-bedroom and three-bedroom plans, which is a wider mix than most North York Centre towers offer. The corporation is TSCC-1741, registered 12 January 2006.

What it means for buyers

Amenities include a 24-hour concierge, indoor pool, sauna, exercise room, party room, meeting room and guest suites. Condos.ca lists common elements, building insurance, parking and water in the fees; heat and hydro are not listed, so ask how they are billed.

At 20 years old, this is a building where the reserve fund study matters more than the lobby. Read it closely for elevator, window and garage work.

Practical notes

North York Centre station is about 0.2 km away in a straight line. Marketing material describes an underground walkway to the subway concourse; verify it in person. The north tower at 4978 Yonge is a separate corporation, TSCC-1722. Mel Lastman Square, North York Central Library and Galleria Supermarket are all within a short walk. More on my Ultima at Broadway page.

4. Pearl Place, 4955 Yonge Street

What it offers

Pearl Place is the newest building here and the one with the fullest amenity list for a compact suite. The Conservatory Group developed it and acted as general contractor, with Richmond Architects and Zeidler Architecture credited on design.

It has 34 storeys and 478 suites, construction began in late 2019 and completion came around 2024. There are five levels of underground parking.

What it means for buyers

Suites run from about 482 to 1,049 sq ft, and most listings have been one-bedrooms and one-plus-dens of roughly 500 to 700 sq ft. Amenities include a concierge, gym, indoor pool, sauna, spa, party and dining rooms, media room, billiards and table tennis, guest suites and an outdoor terrace with barbecues.

Condos.ca lists common elements, building insurance and water in the fees; heat, hydro and parking appear to be owner costs. Most transactions here in the last two years have been leases, so expect investor-owned neighbours. That is not a problem in itself, but it is worth asking the property manager how move-ins and short-term rental rules are enforced.

Practical notes

North York Centre station is about 0.3 km away and Galleria Supermarket is steps away. I could not confirm the corporation number, so get it from the status certificate. See my Pearl Place page.

5. Vida Condos at Bayview Village, 621 Sheppard Avenue East

What it offers

Vida is the boutique choice. Castle Group Developments built it, HCA Architecture designed it, and it was completed in 2020 as an eight-storey building stepped down to three and six storeys, with 210 suites.

Launch materials quoted nine-foot ceilings, and the plan list ran from studios through two-bedroom-plus-dens to three-bedrooms. Condos.ca lists sizes of about 431 to 1,151 sq ft. The corporation is TSCC-2757, registered 4 February 2020.

What it means for buyers

Amenities include a concierge, gym, party room with catering kitchen, dining room, outdoor patio with barbecues, billiards and table tennis room and a guest suite. There is no pool.

A mid-rise suits buyers who dislike long elevator waits and want a quieter building. Bayview Village Shopping Centre is close by, and the Ethennonnhawahstihnen’ Community Recreation Centre and Library opened in March 2024 with an aquatic centre and child care.

Practical notes

Bessarion station on Line 4 is about 0.4 km away and Oriole GO on the Richmond Hill line about 1.4 km. The Sheppard Central bus stops steps away, and Rean Park and Bayview Village Park are close for daily walks. More on my Vida building page.

What this means if you’re buying or selling in North York

The Yonge corridor from Sheppard to Finch is where North York’s resale condo supply is deepest, and that cuts both ways. Buyers get choice, but sellers compete with similar suites in the same tower and the one across the street, so condition, floor and exposure decide who sells first.

Building age changes what you should check. In a 2006 tower like Ultima, focus on the reserve fund study and any planned major work. In newer buildings like Pearl Place and Vida, look at whether the early budget was realistic and whether fees have jumped since the first years.

Rent control also differs by age. The Government of Ontario exempts units first occupied after 15 November 2018 from the rent increase guideline, which would include Vida and Pearl Place but not the three older towers. If you are buying to rent, factor that into your plan.

Whatever you buy, ask for the status certificate early. The corporation must deliver it within 10 days of a request and can charge up to $100, according to the Condominium Authority of Ontario. Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

Which North York condo has the best subway connection?

Hullmark Centre at 2 Anndale Drive. UrbanToronto reports the complex sits above Sheppard-Yonge station with indoor entrances to both Line 1 Yonge-University and Line 4 Sheppard. Gibson Square South also has underground access to North York Centre station, according to Skyrise’s project record.

Which North York condos on this list have an indoor pool?

Gibson Square South, Ultima at Broadway and Pearl Place all list an indoor pool. Hullmark Centre’s listed amenities do not include one, and Vida at Bayview Village has no pool, though the nearby Ethennonnhawahstihnen’ Community Recreation Centre, opened in March 2024, has an aquatic centre.

Are newer North York condos exempt from rent control?

Units first occupied after 15 November 2018 are exempt from Ontario’s rent increase guideline, according to the Government of Ontario. On this list that would cover Vida (completed 2020) and Pearl Place (completed around 2024). Confirm each unit’s first occupancy date before relying on it.

Which North York condo is best for larger suites?

Ultima at Broadway at 4968 Yonge Street has suites from about 505 to 1,928 sq ft, and recent listings have included three-bedroom plans. Hullmark Centre also lists suites up to about 2,272 sq ft on condos.ca, though most recent listings have been two-bedrooms under 1,000 sq ft.

What should I check in a North York condo status certificate?

Look at the reserve fund balance and study, any special assessments, legal actions, the fee and any announced increase, rules on rentals and pets, and the exact parking and locker units. The corporation must deliver the certificate within 10 days of a request, for a fee capped at $100.

Is a mid-rise like Vida a good alternative to a Yonge Street tower?

It can be if you value a quieter building and shorter elevator waits. Vida is eight storeys with 210 suites, a concierge and a gym, about 0.4 km from Bessarion station on Line 4. The trade-off is no pool and a longer trip to Line 1 than the Yonge towers.
