Living here
Renters, Airbnb and elevators at Roncesvalles Lofts
Do mostly owners or renters live here?
Mix of owners and renters. Of 11 deals here in the last 24 months, 5 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Roncesvalles Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Roncesvalles Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Roncesvalles Lofts is one of the few small condo buildings in the west end designed around the idea that neighbours should actually meet. Every suite looks into a shared courtyard, the building has only 56 homes, and it offers large family-sized plans that most towers never build. It also has a lean fee that leaves more of the monthly bill on you. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Roncesvalles Lofts is a six-storey, 56-suite soft loft condominium at 25 Ritchie Avenue in Toronto’s Roncesvalles neighbourhood, just south of Roncesvalles Avenue and Dundas Street West. It was developed by Triumph Developments, designed by architect David Anand Peterson, and completed in 2010–2011. The condominium corporation is TSCC-2132, registered on 14 January 2011. Suites run roughly 450 to 2,095 sq ft. Maintenance fees cover common elements, water and building insurance; heat, hydro and air conditioning are paid by the owner.
Roncesvalles Lofts at a glance
Triumph’s first building, and it faces inward on purpose
The design is the whole point. Architect David Anand Peterson planned a square, flat-roofed modernist block in a C or U shape, wrapped around a landscaped central courtyard with seating, a barbecue area and a rock garden with a small pond. Open-air walkways and most of the balconies face into it. One profile calls the style Bauhaus modernist; others describe it as Dutch-influenced and industrial. The site was formerly industrial land, and turning the suites toward the courtyard gives most owners a green outlook rather than a view of the neighbouring gas station.
The Globe and Mail described the courtyard as a deliberate social experiment by the architect, a protected shared space where families with young children end up gathering. You cannot verify that on a single tour, but it is the clearest description of what the building is trying to be, and it is genuinely different from a tower lobby.
This was the first building by Triumph Developments, the firm led by Mario Ribeiro. In a later UrbanToronto interview he described a preference for mid-rise buildings in established neighbourhoods with shared courtyards and family-oriented plans, and said the ideas behind Roncesvalles Lofts carried into Triumph’s later Howard Park Residences nearby. That consistency is a good sign of intent, though it is not a substitute for checking this corporation’s own records.
Family-sized plans in a small building
Suites run from about 450 square feet to roughly 2,100, in single-level and two-storey layouts with open plans and floor-to-ceiling windows. Original finishes were stainless appliances and granite counters. I could not find a reliable building-wide ceiling height, so measure the suite you are considering, especially in the two-level plans.
Strata.ca’s unit mix shows about half the building as one-bedrooms, but also a real share of two-bedroom, two-plus-den and three-bedroom plans, including a few three-bedroom-plus-dens. In a 56-suite building that is only a handful of homes, which is why the larger suites can go years between listings. If you want one, you set up an alert and wait.
Sources disagree on some basics. One older article describes a five-storey building of 39 lofts; most sources, and the condo registration data, give six storeys and 56 suites. One profile spells the architect’s name differently. I use the figures that the majority of sources support.
A rooftop terrace with west-facing views adds shared outdoor space, and some suites have garden patios. Confirm in the status certificate what outdoor space, parking and locker belong to the specific suite.

The daily reality of Ritchie Avenue
Ritchie is a short side street just south of the busy junction where Roncesvalles, Dundas West and Howard Park meet. That puts the Roncesvalles strip, a large grocery store and the LCBO, and the Sorauren Park farmers’ market within an easy walk, with High Park a little further south and west.
The trade-off is that the junction itself is loud and heavy with traffic, and the immediate block is a mix of low-rise homes, commercial uses and the gas station. The courtyard layout softens that for most suites, but street-facing units will hear more. The area has also seen steady mid-rise infill along Dundas and Howard Park, including Triumph’s own later project, so expect continued construction nearby over the years.
What the fee does and does not cover
Condos.ca lists common elements, water and building insurance in the fee. Strata.ca confirms that hydro, heat and air conditioning are excluded. That makes the fee line look modest, but it means your winter heating and summer cooling are on your own bills, so compare total monthly cost with buildings that include them, such as High Park Lofts across the corner on Roncesvalles.
The amenity list is short, which helps keep the shared costs down: no gym, no pool and no concierge. You get a glass-walled lounge with a kitchen, a party and meeting room, a security system, bike storage and visitor parking. Condos.ca lists Maple Ridge Community Management as the manager.
Pricing: lower per foot than its neighbours
Condos.ca puts the building average at about $828 per square foot, and Strata.ca ranks it tenth of 18 Roncesvalles condos on price per foot. That is a noticeable discount to the loft buildings on Sorauren and to High Park Lofts, partly because the larger family-sized suites pull the per-foot average down and partly because the fee covers less.
Volume is very thin, often one to five sales a year. One building profile shows annual average sale prices between roughly $733,000 and $891,000 from 2020 to 2023, and about $962,000 across five sales in 2025, which mostly reflects the mix of suite sizes that happened to trade. Strata.ca rates demand as high and availability as low.
With only one suite for sale when I checked, I cannot give a current asking range. For the building’s recorded trades, see my building sold report.

Amenities at Roncesvalles Lofts
The courtyard is the amenity that matters; the rest is a lounge, party and meeting rooms, a roof terrace and bike storage. If you want a gym or concierge, this is the wrong building. A short list also means fewer shared systems to maintain and replace, which matters when only 56 owners split the bill.
Jatin’s honest take on Roncesvalles Lofts
Who this building suits
Families and couples planning for one, who want a two- or three-bedroom in Roncesvalles without buying a house, and anyone who likes a small building where you know your neighbours. It also suits buyers who want a cleaner modern loft over a century-old conversion. If you want a lobby desk and a fitness centre, look elsewhere.
What I’d want you to check
Read the reserve fund study and recent minutes; at about 15 years old, the building is approaching its first big cycle for roofing, the courtyard and garage waterproofing, and balcony and walkway repairs, and only 56 owners share the bill. Ask about heating and cooling equipment in the suite, since that is your cost, and check its age. Confirm parking, locker and pet rules in the status certificate and declaration, and look at how the gas station and Ritchie Avenue side affect any suite you like.
The value question
At around $830 per square foot, this is one of the better-value ways into Roncesvalles, especially for larger suites. Add back heat and cooling when comparing with buildings that include them, but even then the per-foot gap with nearby lofts is real. For an owner-occupier family staying five years or more, I think the right suite here is strong value. To see the recent trades before an offer, book a call.

Roncesvalles Lofts — frequently asked questions
Is Roncesvalles Lofts a hard loft or a soft loft?
It is a soft loft: a new modernist building completed around 2010–2011, not a conversion of an older industrial building.
Who designed Roncesvalles Lofts?
