Short answer

Kleinburg luxury homes fall into four groups: character homes in the historic village on Islington Avenue, older country estates on the Humber valley edges, newer estate enclaves such as McMichael Estates and Kleinburg Crown Estates, and new detached homes in New Kleinburg. Before you buy, check three things for the exact address: whether it is inside the Kleinburg-Nashville Heritage Conservation District (Vaughan By-law 019-2023), whether TRCA regulates the land, and whether it has municipal services or private well and septic. Highway 427, extended to Major Mackenzie Drive in September 2021, made the west side far easier to commute from.

Looking at Kleinburg? Tell me what you want and I will send you the luxury homes that fit, with heritage, TRCA and servicing checked.

What is Kleinburg, and where are its luxury homes?

Kleinburg is a village in the northwest corner of the City of Vaughan, in York Region. It grew up around a flour mill John Nicholas Klein built on the west branch of the Humber River around 1847, and the historic village still sits on a ridge between two branches of the Humber valley. The old railway hamlet of Nashville, just to the west, has been absorbed into Kleinburg and shares its postal code and services.

When buyers ask me about “Kleinburg luxury homes”, they usually mean one of four things:

  • a character home in or near the historic village on Islington Avenue,
  • a large executive home in one of the newer estate subdivisions west and north of the village,
  • an older country estate on an acre or more, often on a cul-de-sac or backing onto the valley, or
  • a brand-new home from a builder in New Kleinburg or one of the estate enclaves still being built out.

Each one comes with different rules, different risks and a different set of questions. That is what this guide is for.

Kleinburg pockets at a glance

These are the pockets buyers ask me about most. Boundaries are approximate, and subdivision marketing names do not always match what MLS calls an area, so confirm the exact location of any address before you fall in love with it.

Pocket Where it is Character Best for
Historic Kleinburg village Islington Avenue, between Highway 27 (west) and Stegman’s Mill Road (east) Inside the Kleinburg-Nashville Heritage Conservation District; older homes, shops and restaurants on the main street, valley edges on both sides Buyers who want walkability and a real village, and are comfortable with heritage permits
Nashville Road corridor Nashville Road from Highway 27 west toward the CPR line Original hamlet; heritage homes, custom bungalows on bigger lots, newer infill; part of the same heritage district Buyers who want a large lot and a quieter street close to the village
Kleinburg Crown Estates Off Nashville Road; builder listings show streets including Torrey Pines Road and Tiburon Newer executive and estate homes, many with ravine settings Move-up buyers who want new construction with a Kleinburg address
McMichael Estates Off Highway 27 between Teston Road and Kirby Road, near the McMichael gallery Treasure Hill estate community of 75 homes on 60-, 70- and 90-foot lots, up to 300 feet deep, with private cul-de-sacs Families who want a big, deep lot and a newer build
New Kleinburg (formerly Nashville Heights) Bounded by Nashville Road, Major Mackenzie Drive, Huntington Road and the CPR line Planned community on former farmland; detached homes and towns from several builders Buyers who want new, lower-maintenance homes near Highway 427
Kleinburg Hills West Kleinburg, Vaughan Master-planned community of detached homes by CountryWide Homes and Aspen Ridge Homes (one phase sold out, as at 2026) Buyers comparing new detached product at the lower end of the luxury range
Country estates on the edges Cul-de-sacs and rural roads around the village and the Humber valley Acre-plus lots, older custom homes; servicing varies by property Buyers who want privacy and space and will do serious due diligence

The same area also has smaller new-home projects marketed under names such as Klein Estates and The Enclave on Nashville, plus a large future community planned on Huntington Road. I have kept them out of the table because their scope and timing change often; ask me for the current status of any project before you register.

What does the heritage conservation district mean for a buyer?

The historic village and the old Nashville hamlet sit inside the Kleinburg-Nashville Heritage Conservation District, designated under Part V of the Ontario Heritage Act. The district was set up by City of Vaughan By-law 183-2003, and on February 22, 2023 Vaughan Council passed By-law 019-2023, which replaced the original 2003 study and plan with an updated district plan. The City’s Kleinburg-Nashville Heritage Conservation District page is the starting point for the plan and its guidelines.

In practice, buying inside a heritage district means:

  • Exterior work is reviewed. Additions, new houses, demolitions and many exterior changes generally need a heritage permit from the City, on top of a building permit. Read the plan’s guidelines for the specific property type before you assume anything is “minor”.
  • Teardowns are hard. If your plan is to buy an older house in the village and replace it with something much larger, assume that is a long process with an uncertain result, not a given.
  • Timelines and costs are higher. Heritage review, specialist consultants and approved materials (windows, roofing, cladding) add time and money.
  • Value is protected too. The same rules that limit you also stop your neighbour from building something out of scale next door, which is part of why the village keeps its character.

A heritage district is not the same as an individual designation under Part IV of the Act. A property can be in the district, individually designated, or both. My guide to buying a luxury house covers the general due diligence; for a Kleinburg village property, add a heritage search to the list.

Is the Humber River valley a problem for building or renovating?

Kleinburg is defined by the Humber valley, and a lot of the most beautiful lots back onto it. That land is often regulated by the Toronto and Region Conservation Authority (TRCA). Under the Conservation Authorities Act and Ontario Regulation 41/24, TRCA can require a permit for work in a regulated area, which includes land in or near river and stream valleys and wetlands. According to TRCA, that can include building or replacing a home, additions, garages, sheds, decks, pools, landscaping and moving fill.

What that means for you:

  • Check the address in TRCA’s Regulated Area Search tool before you make an offer, not after.
  • A pool, a walk-out patio or a new garage that looks simple on a ravine lot can need TRCA approval and setbacks from the top of bank.
  • Flood plains are not always obvious from the street. Ask about past flooding, sump pumps and grading.
  • Work done without a permit can be a problem you inherit. Ask the seller for permits and approvals for any pool, deck or addition near the valley.

I go deeper into this in my post on riverfront and ravine lots in the GTA.

How did the Highway 427 extension change the commute?

The biggest change to Kleinburg in the last decade is Highway 427. The province opened the $616-million extension on September 18, 2021, adding about 10 kilometres from Finch Avenue north to Major Mackenzie Drive, according to CTV News.

Before 2021, getting from Kleinburg to Pearson, Etobicoke or downtown usually meant Highway 27 or Islington Avenue south through Woodbridge, or heading east to Highway 400. Now the west side of Kleinburg, and especially New Kleinburg and the Nashville Road and Huntington Road pockets, has a much more direct run south to the 401, Pearson and the Gardiner.

A few honest points:

  • The benefit is biggest on the west side. The east side of the village is still closer to Highway 400.
  • Rush-hour times vary a lot. Drive the route at the time you will actually commute before you commit.
  • There is no rapid transit in Kleinburg. Most households here need a car per adult.

The McMichael and other things to do

The McMichael Canadian Art Collection at 10365 Islington Avenue is Kleinburg’s best-known landmark. It opened to the public in 1966 on about 40 hectares (100 acres) of Humber valley land donated by Robert and Signe McMichael, and it is known for the Group of Seven; six members of the Group are buried on the grounds.

One thing buyers should know for 2026: the gallery closed to the public on July 26, 2026 for a major redevelopment, with construction expected to finish in 2029, according to the McMichael’s announcement. If you are buying near Islington Avenue at the north end of the village, expect construction activity for a few years, and a much larger cultural facility after.

Other features locals use:

  • The Islington Avenue main street, with shops and restaurants (tenants change, so walk it before you buy).
  • Bindertwine Park, the largest park in Kleinburg, and the annual Binder Twine Festival.
  • Humber River trails, the Kortright Centre for Conservation and the Nashville Conservation Reserve.
  • Copper Creek Golf Club, a public 18-hole course designed by Pete Dye and opened in 1986.

Which schools serve Kleinburg?

School boundaries change as new subdivisions fill in, so always confirm an address with the board’s school locator. As at 2026, the schools buyers ask me about are:

  • Kleinburg Public School (York Region District School Board), 10391 Islington Avenue, JK to Grade 8, in the historic village.
  • Pope Francis Catholic Elementary School (York Catholic District School Board), 15 Secord Avenue, opened in September 2016.
  • Tanya Khan Public School (YRDSB), near Huntington Road and Nashville Road, serving the growing west Kleinburg community.

Secondary school assignments depend on the exact address, and many Kleinburg families also look at private schools in Vaughan and King. My top schools in Vaughan post is a good next read.

New-build luxury vs older estates: which is better?

Neither is better. They are different purchases with different risks.

Factor New build (New Kleinburg, estate enclaves) Older estate or village home
Lot Usually 40 to 90 feet wide; some enclaves offer deep lots Often an acre or more, mature trees, valley views
Warranty Tarion statutory warranty applies No builder warranty; you rely on inspection
Servicing Municipal water and sewer Varies; some older country lots may be on private well and septic
Maintenance Lower at first; watch for builder deficiencies and grading Higher; roof, windows, mechanicals, long driveways, landscaping
Permits and approvals Builder handles them; closing dates can slide You handle them for any renovation; heritage and TRCA may apply
Street feel Newer streets, young trees, ongoing construction nearby Established, private, quieter

If you are buying new, read my post on the Tarion warranty on a luxury new home before you sign. If you are buying an older estate, budget for a much deeper inspection.

How do development charges and property tax work in Vaughan?

Development charges. These are fees charged when new homes are built. For a single or semi-detached dwelling in Vaughan, the City’s 2026 development charge schedule lists a City-wide charge of $49,028 (effective June 17, 2026), a York Region charge of $84,718 and an education charge of $8,550, for a combined $142,296, and area-specific charges can be added on top. On a builder home this is usually built into the price, but check the agreement of purchase and sale for clauses that let the builder pass on increases. If you buy a lot to build a custom home, you will typically pay these charges yourself when you pull the building permit.

Property tax. Vaughan’s 2026 residential tax rate under By-law 103-2026 is 0.749217% of assessed value (City 0.203805%, York Region 0.392412%, education 0.153%). Your bill is that rate times your MPAC assessed value, not your purchase price. As a simple illustration, a home assessed at $2,000,000 would pay about $14,984 a year at that rate. Ask for the seller’s actual tax bill, and for a new build, budget for supplementary or omitted assessments that can arrive after you move in.

What should you inspect on a Kleinburg estate home?

A City of Vaughan servicing study described the Kleinburg-Nashville community as served by municipal wells, an elevated water tank and the Kleinburg Water Pollution Control Plant, with upgrades planned for growth. Newer subdivisions connect to that municipal system. Some older country properties on the edges may not, so the very first question on any estate listing is: municipal water and sewer, or private well and septic?

Here is the checklist I give clients.

Item What to ask or test Why it matters
Servicing Confirm municipal water and sewer, or private well and septic, in writing Changes insurance, lending, maintenance and resale
Well (if any) Bacteria and chemistry test, flow rate, well record, age of pump Lenders often require a potable water test
Septic (if any) Pump-out and inspection by a septic contractor, age and type of system, permit history Replacement is expensive, and the bed limits where you can build a pool or addition
Heritage status Is the property in the heritage district or individually designated? Controls exterior changes and demolition
TRCA regulation Run the address through TRCA’s Regulated Area Search Limits pools, additions and grading near the valley
Permits Permits and final inspections for additions, pools, finished basements Unpermitted work becomes your problem
Roof, windows, mechanicals Age of roof, HVAC, boilers, generators, pool equipment Big homes mean big replacement costs
Grading and drainage Slope away from the house, sump pumps, past water issues Valley and new-build lots both have drainage risks
Trees Arborist review of large trees near the house Mature trees add value and risk
Survey Up-to-date survey showing lot lines, easements, top of bank Big lots often have unclear fences and encroachments
New-build items Tarion enrolment, PDI list, closing-date clauses, DC pass-through clauses Protects you before and after closing

For the full well and septic process, see my post on rural lots, septic and wells.

Watch out

Do not treat “Kleinburg” on a listing as a guarantee of anything. Builders and agents use the name broadly, and an address marketed as Kleinburg can be in a newer subdivision near Major Mackenzie, on a valley lot regulated by TRCA, or inside the heritage district, each with very different rules. Confirm heritage status, TRCA regulation and servicing for the exact address before your offer, and make your offer conditional if you cannot.

Who is Kleinburg right for?

  • Families moving up from Woodbridge, Etobicoke or Brampton who want more house and lot, with Highway 427 for the commute.
  • Buyers who want a village feel rather than a suburban grid, and will accept heritage rules in exchange.
  • Buyers who want space and privacy on an estate lot and are prepared to manage a bigger property.

It is less suited to anyone who needs transit, wants a short walk to a subway, or wants to buy an older village house to knock down quickly.

My take

Kleinburg works best when you are honest about which Kleinburg you are buying. The village and the estate edges are about character and land, and the real work is due diligence: heritage, TRCA and servicing. The newer enclaves are about house and convenience, and the real work is reading the builder agreement. I help buyers and sellers across Toronto and the GTA, including Vaughan, and on a Kleinburg file the first thing I do is pull those three checks for the address before we talk price.

Frequently asked questions

Is Kleinburg part of Vaughan?

Yes. Kleinburg is a village in the City of Vaughan, in York Region. The old hamlet of Nashville to the west has been absorbed into Kleinburg and shares its postal and other services.

Do I need a permit to renovate a house in Kleinburg village?

If the house is inside the Kleinburg-Nashville Heritage Conservation District, additions, new construction, demolition and many exterior changes generally need a heritage permit from the City of Vaughan as well as a building permit. The district plan was updated by By-law 019-2023. Check the plan’s guidelines for your property type before you budget.

When did Highway 427 reach Kleinburg?

The Highway 427 extension from Finch Avenue to Major Mackenzie Drive opened on September 18, 2021. It gives the west side of Kleinburg a direct highway route south toward the 401 and Pearson.

Are Kleinburg homes on well and septic?

Newer subdivisions and the village are connected to municipal water and sewer. Some older country properties on the edges may be on private well and septic, so confirm servicing in writing for the exact address and make your offer conditional on well and septic inspections if they apply.

Is the McMichael gallery open in 2026?

No. The McMichael Canadian Art Collection closed to the public on July 26, 2026 for a major redevelopment, with construction expected to finish in 2029. Much of the collection is touring during the closure.

What is the property tax rate in Vaughan in 2026?

Vaughan’s 2026 total residential rate is 0.749217% of your MPAC assessed value, under By-law 103-2026. A home assessed at $2,000,000 would pay roughly $14,984 a year at that rate, before any special charges.

What elementary schools serve Kleinburg?

As at 2026, Kleinburg Public School on Islington Avenue, Pope Francis Catholic Elementary School on Secord Avenue and Tanya Khan Public School near Huntington and Nashville Road serve the area. Boundaries change as new homes are built, so confirm with the board’s school locator for the exact address.
