Living here
Renters, Airbnb and elevators at The Roxborough
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Roxborough?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Roxborough
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Roxborough is about as small as a Toronto condominium gets: ten suites in a four-storey building on a residential Rosedale street, a short walk east of Yonge. Buyers come here for the street and the quiet, and they pay Rosedale prices per square foot to get them. In a building this size, the people and the paperwork matter more than the amenities. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Roxborough is a four-storey condominium of 10 suites at 66 Roxborough Street East, Toronto, east of Yonge Street in the Rosedale-Moore Park area. The condominium corporation, MTCC-617, was registered on 15 September 1983. No developer is recorded on the building profile. Suites range from about 623 to 1,228 square feet. Property management is listed as Pro-House Management Ltd. Maintenance fees include common elements, heat, building insurance, parking and water.
The Roxborough at a glance
A ten-suite building on a Rosedale street
Roxborough Street East runs east from Yonge into the residential streets of Rosedale. The Roxborough sits among houses rather than towers, and at four storeys it reads as part of the street. That is the whole appeal: you live on a Rosedale block, with Yonge Street’s shops and restaurants a short walk west, without the upkeep of a house.
The building was registered as a condominium in September 1983, and the building profile does not record a developer or architect. I could not find published design or construction history for it, so treat anything you hear about its origins as something to confirm.
The corner of Yonge and Roxborough has changed recently. Hill and Dale, a six-storey mixed-use building designed by JCI Studio for Old Stonehenge, now sits at 1027 Yonge with its residential entrance at 1 Roxborough Street East, and Two Roxborough East sits closer to the Yonge corner on the same street. Those are newer, larger buildings; The Roxborough is the quiet, older one further along.
Suite sizes and what ten owners means
Recorded suite sizes run from about 623 to 1,228 square feet, so you are looking at one-bedrooms and two-bedrooms rather than studios or very large suites. With only ten suites, layouts vary and there is no typical floor plan to rely on, so judge each suite on its own.
Ten owners is a very small corporation. The board is your neighbours, decisions can be quick, and costs are shared among very few people. That cuts both ways. A large repair, such as a roof, windows or the garage, is split ten ways rather than two hundred, so a modest project can mean a noticeable special assessment or fee increase if the reserve fund has not kept up.
Small buildings also have little turnover. Suites here come up rarely, which helps values hold but means you may wait a long time for the right suite, and you will have few direct comparables when you set a price.

Parking and heat are in the fee
The fee includes common elements, heat, building insurance, parking and water. Having parking and heat inside the fee makes monthly costs predictable, which matters in an older building where heating can be costly to run. Hydro is your main separate bill.
The building lists a parking garage and a security system, with no concierge, gym or party room. In a ten-suite building that is normal, and it keeps operating costs simple. It also means there is no staff on site, so ask who handles deliveries, building access and day-to-day issues, and how quickly Pro-House, the listed manager, responds.
The building lists a pet restriction. If you have a dog or cat, read the declaration and rules before you make an offer, because in a small building the rules tend to be applied closely.
How I approach a purchase in a building this small
In a large tower, one owner’s choices barely register. Here, every owner is a tenth of the corporation, so who your neighbours are, and how the board works, is part of what you are buying. Read the last two or three years of board minutes, not only the latest set. You are looking for how decisions get made, whether repairs are planned ahead or handled as emergencies, and whether the same issues keep coming back.
Ask for the most recent reserve fund study and the plan that goes with it. Compare the contributions it recommends with what the corporation actually collects. In a ten-suite building, a gap between the two is the clearest early sign of a future fee jump or special assessment, and it is far easier to deal with before you buy than after.
Finally, think about how you will sell. Buyers for a building like this are few and specific, usually locals who already know the street. That is good for price when the market is calm, and it can mean a longer wait when it is not.
Rosedale prices for a Rosedale street
The building averages about $1,330 per square foot. That is well above the median building average of roughly $908 across the 29 Rosedale-Moore Park condominiums I track, and above nearby Two Roxborough East at about $1,222. You are paying for the street, the size of the building and scarcity, not for amenities.
With only ten suites, that average rests on very few sales, and a single renovated suite can move it a lot. I would not use it as a firm benchmark. Instead, look at recent sales here alongside comparable low-rise buildings in Rosedale and Summerhill, adjusted for renovation and outdoor space.
There were no active listings when I wrote this. When a suite does come up, the fee includes heat and parking, so compare its total monthly cost rather than the fee alone against newer buildings nearby. My building sold report shows what has actually closed here.

Amenities at The Roxborough
There is no amenity floor here, and in a ten-suite building there should not be. The real amenities are the street, the parking in the fee and a short walk to Yonge. If you want a gym, a pool or a concierge, look at the larger buildings near Yonge and Bloor or Yonge and St. Clair instead.
Jatin’s honest take on The Roxborough
Who this building suits
Downsizers who want to stay in Rosedale without a house, and professionals who want a quiet, low-rise building close to Yonge Street. It suits people who like knowing their neighbours and are comfortable with a small, self-run community. It is a poor fit for anyone who wants staff in the lobby or plans to rent the suite out.
What I’d want you to check
In a building of ten suites and more than 40 years old, the reserve fund study and the board minutes matter more than anything else. Look for the roof, windows, balconies, garage membrane and the heating system, and ask whether any major work is planned and how it will be funded. Confirm the pet restriction, what parking and locker come with the suite, how management handles access and repairs, and whether the corporation has insurance and reserve levels that suit its size.
The value question
At around $1,330 per square foot, this is not a bargain on paper. What you are buying is a rare format on a very good street. For an owner-occupier who plans to stay for years and has read the reserve fund study carefully, I think that can be worth paying for. For an investor, the numbers are hard to justify, and the small sample of sales makes pricing risky in both directions.
